1. There has been an increase in the amount of complaints about dogs throughout thecommunity. The complaints always center around either a failure to pick up after thedog, or a willful neglect of the dog. If you work most of the day or do not have someoneavailable to watch the dog, you have no way of knowing how loud it is while you aregone, until a neighbor complains about it. Most of the complaints do not need to besubstantiated, since dogs left alone will bark by their very nature. In the more severescenarios, the dogs are left chained outside during the work day, either out in the cold,without food or water or left to roam in the patio for hours at a time. This is not onlyunfair to your neighbors, but also cruel treatment of an animal. If you are unable to carefor your pet during the day, whether due to your circumstances changing or just your
everyday routine, please consider getting rid of the dog, or if you are contemplatingpurchasing one and cannot care for it, do not buy one. Remember that the homes atHighland Lakes are connected and the patios share a common fence. Your neighbors canhear neglect as well as smell it during the warmer temperatures. One of the things that Ido at home is to let the dog out on a cable in the morning and stand by the door. Whenthe dog barks once to signal that it wants to come back in, I let it back in and immediatelyclean up after it. The entire process takes 10 minutes and you dont have to miss yourbreakfast or morning coffee. Do your part and show your neighbors that you care.
2. The bulk trash pick-up days at Highland Lakes are on Mondays and Thursdays. If you
would like to place large items such as furniture, appliances or other items in the trash,they must be placed outside of the dumpster enclosure and along side of it. You mayalso want to wait until the night before the pick-up so that the courtyard does not lookunsightly to your neighbors.
3. As I drive through the property, I am noticing a large number of homes that were welldecorated for the holidays. Nothing brightens up the community more than Christmaslights and festive lawn displays and it has produced some nice comments from thehomeowners and visitors here. Thanks for taking the extra time to make your home lookso nice.
4. January is when water pipes freeze! My wintertime reminders: change the batteries in\RXUWKHUPRVWDWDQGVPRNHGHWHFWRUFKDQJH\RXUIXUQDFHOWHUWXUQRII\RXURXWVLGH
ZDWHUSUHVVXUHFOHDQ\RXUGU\HUOLQWVFUHHQFKHFN\RXUUHSODFHYDFXXPOLQWDQGGXVWfrom around any pilot light including hot water tank and furnace, remove or coil anyoutdoor pet cables that can be snagged in the snow removal equipment, apply salt whenneeded to your porch and walkway (sparingly), keep the outside of your home well-lit,and if you are leaving town, turn off your water pressure, set the furnace to at least 55degrees and open your faucets.
5. Ive had a few people ask about the process to complete major repairs such as a new frontdoor(s), windows, doorwall, furnace, and a variety of other things. Especially important

for new residents to consider is that we are living in a condominium community andbound by a certain styling detail and color pallet throughout our community. Widevariations in external styling would make our community look very bad and therefore,
we are fortunate to have an Engineering Committee comprised of resident-volunteersthat review all requests. No matter what repair you are planning, if there is the slightestELWRIGRXEWDVWRZKHWKHU\RXQHHGDSSURYDOWRJRIRUZDUGFDOOWKHRIFH)URQWGRRUVGRRUZDOOV ZLQGRZV IXUQDFHVUHSODFHV HJUHVVZLQGRZV KDQGUDLOV GHFNV SDWLRVeverything you can think of on the outside of the condominium probably requires$VVRFLDWLRQDSSURYDO7KHUVWVWHSLQWKHSURFHVVLVWRJHWDPDMRUDOWHUDWLRQUHTXHVWpacket from the clubhouse front desk. It sounds more complicated than it actually is,EXWEULH\\RXZLOOFRPSOHWHWKHIRUPVRUKDYH\RXUFRQWUDFWRUFRPSOHWHWKHPEDVLFDOO\WHOOLQJWKHRIFHZKDW\RXDUHGRLQJDQGVXEPLWWKHIRUPEDFNWRWKHIURQWGHVNZLWKa refundable $50 check. The packet is then considered and voted on during the next
Engineering meeting (this committee meets on the Wednesday prior to the monthlyBoard meeting. The Board meetings are on the 3rd Monday of every month). Once the(QJLQHHULQJ&RPPLWWHHDSSURYHVWKHSDFNHWWKH%RDUGYRWHVWRDSSURYHDQGWKHRIFHcalls the resident the following day or mails a letter of approval. When the project iscomplete, the maintenance staff or Engineering Committee inspects the work and the$50 is refunded. The entire process can be completed within one month if your timingis right. I have had so many residents however, complete the project before approvalor without asking and they have then been required to undo the work if it was doneincorrectly. It may seem like a hassle, but remember that we are trying to prevent everycondominium from having a different style and color, or from having pipes and otherprotrusions sticking out of the front wall or in violation of local construction codes orsafety regulations.
6. This coming year, I will be placing a greater emphasis on porch brick repair and tuck-pointing. There are a few porches throughout the community that are in need of repairand the bricks are falling out or broken. Loose bricks are not only unpleasant to lookat, but they deprive the porch slab of an underlying structure and open the foundationto rodent infestation. Homeowners are responsible for maintaining their own porches,and the tuck-pointing process is inexpensive. A homeowner can purchase a bucket ofpre-mixed mortar and trowel it into the seams and re-set the brick if they are careful withWKHLUGHWDLODQGFOHDQXS0RVWRIRXUSRUFKEULFNVKHUHFDQEH[HGXSE\WKHUHVLGHQW
for under $20.

SNOWREMOVAL PROCEDURES1. NORMAL SNOWEVENTS:
x 2-3 inches - Clearing will begin during the snowfall and maintenance will work normal hours
following the established Snow Policy.x 4 inches or more Maintenance will clear on weekends and at night following the Snow Policy.
2. LARGE SNOWEVENTS:LQFKHVRUPRUH0DLQWHQDQFHZLOOEHJLQFOHDULQJPDLQVLGHZDONVDQGWUDIFODQHVduring the snowevent. If necessary, they will continue the removal effort until 10:00 p.m. The next morning they willbegin a second clearing effort and work until all walks and courts are cleared, or until 8:00 p.m.
3. SNOWEMERGENCIES/BLIZZARDS:0RUHWKDQLQFKHV(IIRUWVZLOOEHIRFXVHGRQNHHSLQJPDLQURDGVWUDIFODQHVDQGPDLQVLGHZDONVRSHQWRHPHUJHQF\WUDIF only. Once those elements are clear, work will begin on approach sidewalksand courts. Maintenance will work up to 14 hours per day, until the roads, courts and walks areclear. Contractors may be called in if necessary. The priority treatment of the handicapped list will besuspended during these events. Exceptions for emergencies will be handled on a case basis.
4. PARKING SPACES:After the primary snow removal efforts are completed, maintenance will begin clearing parkingspaces if cars are out of the court. Management encourages Court Captains to facilitate the removal of cars and contactthe Clubhouse to advise when their court is clear and management will then contact maintenance to begin plowing theparking spaces within that court. If maintenance is ready to plow a court, the Association may also contact the courtcaptains to facilitate the movement of parked vehicles.
5. OVERALL GOAL:The Association shall have the sidewalks, courts (not parking spots), and roads, clear within 48 hoursof the cessation of a snow event.
6. HAZARDOUS CONDITIONS:During the winter, the weather conditions favor the potentialfor slippery sidewalks, porches and roads. Please use due care and caution duringthis time of the year and keep a supply of ice-melter, which is available at theClubhouse, at your home for your use.
During the weekend, how much snowfall is required before maintenance will be called in?ANSWER: 4 inches or more measured in more than three areas on the property.
Why does my court seem to be last during the recent snowfall?
ANSWER: To attempt to bring some semblance of fairness, the starting point of snow
removal efforts change each time.
Why does it seem to take so long to clean my parking spaces?

Richards Court is in the news again - with another gas problem.
You may remember last winter we had a problem in building eight.The gas meter had frozen.
In December, the gas problem in building 12 didnt affect the whole
building - just units 38 and 39. Katie Monk noticed a leaking gas smell
and called Consumers Energy. She sat in her car with their dog - to
wait. I joined Katie when the woman from Consumers arrived. Her
equipment showed the presence of gas, but no leak. I have a key to
our neighbors house - next door - so we went in to check. There wasa strong odor - as soon as we walked in. It was traced to the kitchen
stove. One knob was slightly turned - not enough to light the burner,
but enough so gas was leaking into the house. The knob could have
been accidently nudged.
The Kempfs - Jay and Cathy - arrived home shortly afterwards. The
doorwall and windows were now opened and the odor was gone... a
happy, uneventful ending.
The Consumers representative said the gas would have accumulated

CHRISTMASPARTYThe Annual Adult Christmasparty held on Saturday,December 1, 2012 was a fun
event! Everyone had a greattime, enjoyed the trivia game, and
almost everyone won a gift.
The food and deserts as usualwere simply scrumptious. Santa
Claus (aka Joe Sattler) did anotherfine job this year; everyonestill knew who he was, even
though he was wearingSantas wig & beard.
Again, we were pleased to greetnew guests this year and hope
they enjoyed themselves and willattend more functions offered by
Highland Lakes in the future.
