A new trend sees the new genera-tion of youngsters using the equity stashed in the family home to purchase a home in

inner-city areas, close to employment, amenities and entertainment.

Wealth coach and real estate expert, Zaki Ameer, said he and his team at Dream Design Property had recently observed this new trend among young adults in their 20s, who are leaving the nest and embarking on their life away from the family home.

“Upon fi nishing their studies, young adults fi nd that their place of employment is located in the CBD, as well as all the amenities they want to access, such as nightlife, entertainment, and retail off er-ings,” he said.

“In Sydney, these locations are typically the Eastern suburbs and the inner city, and in Brisbane it’s Newstead and Fortitude

Valley. Property is priced way outside of capabilities of the salary of a career starter, so purchasing a property in the desired location of these Gen Ys is impossible.”

One of the most popular options today for young adults keen to enter the property market is to draw down on the equity in the family home.

“In many cases, the family home is already paid for, which creates substantial security when applying for the loan. Provided the youngster is gainfully employed, purchasing in the area where ‘it’s all happening’ is right within his/her means,” he said.

According to Mr Ameer, while this option may not have been possible in earlier generations, the parents of today’s youth are likely to work longer and are not keen on downsizing or moving to a retirement complex in the foreseeable future.

“Their parents do not see themselves

as old, and therefore are in no hurry to sell the family home. They don’t want to live among retired people or senior citizens, and more than likely are perfectly happy in the family home surrounded by families and young people.”

Mr Ameer said they are likely to also see their son or daughter’s move to the CBD and inner city areas as an oppor-tunity to invest in property, with a tenant who they trust and is related to them.

However, if they do not have parents in the position to draw down on their equity, the young person can decide to rent in the loca-tions they want to live, which is also costly but manageable.

The Housing Indus-try Association is speaking up about issues surrounding building product compliance

HIA welcomes government’s move

T he Housing Industry Association (HIA), the voice of the residential building industry, has

welcomed the moves by the Federal Government to focus attention on the problem of poor building product compliance, which is being increasingly expe-rienced by builders and home owners.

Attending an Industry Round-table convened by Bob Baldwin, Parliamentary Secretary for Industry, HIA put forward the concerns of home builders, manu-

facturers and product suppliers at the lack of coordination and oversight in relation to building product compliance.

“The supply chain for building products and materials should provide certainty to home builders and contractors that the products on the shelf are fi t for purpose,” said HIA building spokesperson, Kristin Brookfi eld.

“By ensuring that the products available for sale meet the right standards, the risk to builders, contractors and home owners can be minimised.”

Ms Brookfi eld highlighted the problem with the current building product supply chain in Australia for both locally made and imported products, which leaves the decision about whether a product is good or bad in the hands of the last person standing – the consumer.

“This shouldn’t be the case,” said Ms Brookfi eld.

“The responsibility for making sure products comply should rest with the manufacturers, suppli-ers and importers. They should be responsible for proving to the

buyer that their products are fi t for purpose and be willing to back up their products with ongoing after sales support.

“This is an increasing problem for the whole building industry, and no one wants to see a signifi -cant or catastrophic failure occur.

“Mr Baldwin is to be congratu-lated on bringing this issue to the fore and we look forward to work-ing with the government on ways to ensure that everyone in the supply chain shares responsibility and that ultimately consumers can have confi dence.”

The company will be charged with construct-ing, managing and maintaining council’s footpaths and shared paths from January 1, 2015.

Keep your carpets clean

Stains will reappear: If you don’t treat a stain right, it will come back again before you know it. To avoid this, place a cloth over the stain and put something heavy over the top, and leave it overnight. This will allow the cloth to fully absorb the stain.

Careful when cleaning: Don’t just rub carelessly when trying to get rid of a stain. Be as careful as you can otherwise you may spread the stain.

Vacuum often: Make sure you don’t just vacuum when it’s obvious your carpet needs it. Set yourself a regular interval between vacuuming so your carpet cleaning is consistent. Once a week should do the job, but if you have pets, perhaps twice a week is the way to go.

Steam clean: No matter how well you take care of your carpet, make sure you get your carpets profession-ally cleaned at least once a year. You can also buy carpet shampoo machines and do the job yourself between professional cleans.

Be prepared: Get yourself a bunch of carpet cleaning fluids and the like, so you are ready when something goes unexpectedly wrong. Preparation is everything!
