L oss of rent remains the number one headache for landlords and accounts for more than 50 per cent

of insurance claims, according to leading landlord insurance specialist, Terri Scheer Insurance.

Figures from Terri Scheer Insur-ance for the 2014-2015 fi nancial year to date shows more than half of claims (53 per cent) made by policy holders during this time were for loss of rental income.

Terri Scheer Insurance, Execu-tive Manager, Carolyn Parrella, said absconding and defaulting tenants can leave landlords thou-sands of dollars out of pocket, if they’re not adequately insured.

“Loss of rent continues to be the number one insurance claim made by landlords,” she said.

“More than half of claims made by landlords were caused by absconding or defaulting tenants.

“A tenant who falls behind in their rent poses one of the great-est fi nancial risks to landlords.

Landlords could face big

billsArrears can be a very long and costly process to resolve.

“Many landlords are still unaware and unprepared for these risks.

“Uninsured landlords really need to think about how they would manage fi nancially if their rental income halted for several weeks.”

Ms Parrella said malicious damage caused by tenants was the second largest issue for land-lords.

“Malicious damage covers everything from holes punched in walls and doors that have been kicked in, through to intentional damage to carpets and fl oors,” she said.

“Tenants who damage a rental property can leave landlords with large clean up bills and signifi cant replacement costs.”

Water and storm damage, legal liability claims, as well as theft were other notable claims for 2014-15.

“A specifi cally designed land-lord insurance policy will help to ensure you are not left out of pocket should these unforeseen events occur,” Ms Parrella said.

“This includes covering for risks like malicious and accidental damage, loss of rental income and potential legal liability.

L ighting consumes around 13 per cent of household electrical energy, 30 per cent of the electrical

energy used in commercial build-ings, and up to 80 per cent in some retail premises.

With so much electricity being used for lighting, it’s little wonder that many people are looking at the latest lighting technology to help reduce their electricity costs.

The still popular halogen down-lights waste up to 98 per cent of the electrical energy as heat. Apart from the ineffi cient use of electrical energy, halogen down-lights can reach temperatures over 300°C and have been shown to signifi cantly increase the risk of house fi res unless they are installed correctly.

LED lights are the solution

Furthermore, the heat generated by halogen lights often has to be removed from living and working spaces by expending more costly energy on air conditioning.

Adding to the confusion over the most economical form of lighting has been the habit of marketers to describe halogen lights as being “low-voltage” devices which many buyers confuse with low energy use.

The immediate solution for signifi cant cost reduction of lighting is to replace old, inef-fi cient light sources with LED (light emitting diode) lighting technology. LEDs are an ideal low energy lighting solution that have demonstrated superior economic return for nearly every lighting need. In fact, the rapidly growing popularity of LED lighting has prompted some industry observ-ers to comment that they will replace all other existing lighting forms within the next 10 years.

“Lighting is one of the key initia-tives that can be taken to progres-sively fi t or retrofi t buildings that will bring energy use down signifi cantly,” said Dr Stephen Bygrave, CEO of Beyond Zero Emissions, initiator of the Energy Freedom Initiative.

The guide, which has been developed in consultation with REINSW, NSW Fair Trading and other industry stakeholders outlines the steps real estate agents and property managers can take to ensure their safety when selling or managing properties that contain loose fill asbestos insulation.

Taskforce Chair Dave Owens said the guide has been developed for real estate agency principals, their agents, property managers, strata managers and auctioneers to enable them to work safely with loose-fill asbestos affected properties.

Activity data shows that 2014 was a bumper year for new residential construction in New South Wales with the value of work and number of building starts both recording double digit increases in the year to December, seasonally adjusted.

New South Wales saw new residential dwelling commence-ments jump by 10.6 per cent year on year hitting 49,167 in season-ally adjusted terms for 2014, despite a 13.7 per cent decline for the December quarter.

The value of new residential building work increased by 3.7 per cent for the December quarter and 16.9 per cent for the year, in seasonally adjusted terms.

This was broadly in line with the national trend which saw the value of new residential construction and number of building starts record increases of 11.6 per cent and 17.9 per cent respectively in the year to December, seasonally adjusted.
