S pring has arrived and with interest rates hover-ing around historical lows, now may be a good

time for borrowers to give their mortgage a much needed spring clean and make sure their current home loan is still the most suitable product for their needs.

Mortgage Choice spokesperson Jessica Darnbrough said giving the mortgage a spring clean each year can be a positive thing.

“A good de-clutter never goes astray and often borrowers uncover fi nancial aspects of their life that need some reassessment or to be changed altogether,” she said.

“And with interest rates sitting at historical lows and Australia’s lenders actively competing for business through sharp pricing, signifi cant discounts and other incentives, borrowers may fi nd a simple spring clean of their mort-gage can save them thousands of dollars.”

Spring clean your home

loan!According to Ms Darnbrough,

borrowers who give their home loan a spring clean may realise that they are in the perfect posi-tion to refi nance their mortgage.

“Refi nancing may allow borrow-ers to repay their home loan sooner and ultimately achieve their next fi nancial goal sooner,” she said.

Mortgage Choice off ers the following tips as a starting point for those borrowers wishing to give their mortgage a spring clean:

1. Look at your past year’s budget: Investigate what aspects of your spending you can move around so you can add extra dollars to your mortgage. Every little bit goes a long way to reducing your debt, saving on interest payments as well as time off the loan term

2. Get to know your mortgage: Recent research showed more than half of Australia’s mortgage holders do not know

their mortgage interest rate. It is one of the biggest fi nancial commitments a person can make, so it is good to know all about it

3. Consider the mortgage features: Does your loan have a range of features you don’t use? You might be able to switch to a ‘cheaper’ loan with fewer options. Or, you may benefi t from a loan with more features

4. Look into debt consolidation: If you are struggling with a range of debt repayments, rolling your other debts into your mortgage can help you to pay less each repayment period and gain some peace of mind. However, remember that those debts will be stretched over a longer period

5. Get a free home loan health check: This can help you understand what home loan features are available to you from various lenders.

and Wealth Manager Matt Dwyer says that every Penrith resident that dreams of owning their own home should take advantage and make that dream a reality.

Mr Dwyer says he has several tips for potential property owners looking to take advantage of low interest rates.

“Before taking on any more loans, pay down your most expensive debt, which will prob-

ably be credit card, store fi nance or a personal loan,” he says.

“In a very low interest rate envi-ronment, don’t be caught paying 15 to 20 per cent.”

He says you should also be able to get a loan rate under fi ve per cent.

“With the low rates you should think very seriously about getting a home loan and using the low cost debt to own an appreciating asset and replace your rent. Keep in mind that property is a long term investment and rates can and will go up, so make sure you

are prepared,” Mr Dwyer said. “A period of low interest rates

is a good time to reduce your mortgage because small amounts of cash go a long way.

“If you had a $300,000 variable rate loan at 5.15 per cent, over 25 years, you would pay $1,781 per month. If you added $125 per month to the repayment, you’d save more than $32,000, and you’d pay-out the loan over three years faster.”

M aster Electricians Australia (MEA) has pleaded with home owners to check

whether dangerous wiring had been installed in their homes, following the national recall announced by the ACCC.

And even home owners who had performed electrical work themselves are being urged to take urgent action to fi x a life-threatening problem.

The ACCC has announced a recall of Infi nity and Olsent brand electrical cables, warning of a risk of electrocution or fi res due to the insulation becoming prematurely brittle. The recall follows a year-long battle by Master Electricians to have the products recognised as dangerous.

Recall must be taken seriously

MEA Chief Executive Offi cer Malcolm Richards said the safety recall was merely the fi rst step, and would off er no protection to home owners unless they actively checked their homes for the dangerous products.

“The recall provides fi nancial cover for the costs of removing and replacing cable that has been laid close to heat sources such as hot water systems or in accessible parts of any building, such as roof cavities, where people could come in contact with it,” he said.

“However, it is impossible for the suppliers of the product to know where it has been used. That’s why, if you’ve had electrical work done in the aff ected time period, you need to have it checked.”

The recall applies to all sizes and confi gurations of TPS and Orange Round mains power cables sold under the Infi nity and Olsent brands. Both brands of cable were sold by Masters Home Improve-ment between March 2012 and September 2013, while Infi nity cable was also sold by a number of other suppliers in the latter part of 2013.

“Ignoring the problem is simply not an option,” Mr Richards said this week.

The HIA New Home Sales Report, a survey of Australia’s largest volume builders, shows a relatively weak start to the fresh fi scal year, but that follows a very strong 2013/14. “The 2013/14 fi scal year saw the recovery in new home sales gather strong momentum. The 2014/15 year, however, has started with confi rmation of a downward trend emerging,” said HIA Chief Economist, Dr Harley Dale. “Nevertheless, we still expect this year to record a reasonably healthy level of sales activity.”

Economists from the four lead-ing Australian banks recently told the Australian Financial Review that the housing ‘bubble’ in NSW is non-existent. Westpac Chief Economist Bill Evans said the growth in incomes over the past 15 years has kept pace with the growth in house prices. “I think you get bubbles when house prices run well ahead of income growth and we just haven’t seen that,” Mr Evans said.

Industry analysis group

BIS Shrapnel have released the Inner Sydney Apartment 2014-2021 report, which shows an exponential increase in apartment construction set for Sydney.

BIS Shrapnel has forecast that new apartment completions in Inner Sydney, which includes Sydney CBD and Inner West, are set to peak in 2017. The report shows around 5,800 apartments are currently under construction and 11,500 apartments will be finished over the next three years.

BIS Shrapnel report author Angie Zigomanis said this peak is expected to be on par with the previous 1999/2000 peak and as a result the value of both new and old apartments, close to the city, will fall five per cent in the two years leading up to 2018.

Mr Zigomanis said that the market might be playing “catch-up” after almost a decade of weak demand for new apart-ments and limited price growth.

The spring property market will be buoyed by the Reserve Bank of Australia’s decision to keep inter-est rates unchanged at the start of the busiest selling season of the year, according to the nation’s

biggest real estate network LJ Hooker.

Chief Executive Offi cer Grant Harrod said the already historic low cash rate should continue to fuel the market as it has done over winter.

“There has been no traditional lull because there is still a short-age of listings yet strong demand

both by owner-occupiers and investors,” he said.

“Consumer confi dence remains high which is a direct result of the continued low interest rates and the belief that there is still some life left in the current housing cycle.”

Mr Harrod believes interest rates are likely to remain on hold until

the middle of next year, which will be crucial to the economy over the Christmas/New Year period.

LJ Hooker National Research Manager, Mathew Tiller, agrees saying the domestic economy has thrown up little surprises that might prompt any change, which is good news for house-hunters and investors.

Tips for your lawn mower

Change the air filter: Change the air filter to allow the engine to ‘breathe’ properly. The air filter’s role is to suspend oil droplets within it to filter out dirt and particles. Air filters routinely get clogged with oil and debris, so replacing your filter before each mowing season will help protect the mower’s engine and ensure it runs optimally.

Children’s Cancer Institute is the only independent

medical research facility in Australia wholly dedicated

to childhood cancer.

This September, PRDnationwide is proud to join

McDonald Jones Homes, Wearn Brothers Group and

Austral Bricks to Build for a Cure.

In just 21 days, volunteer crews will work 24/7 to build a

brand new ‘Havana One’ 4 bedroom, 2 bathroom home in Glenmore Park (NSW). The home

will be auctioned by PRDnationwide Penrith on 26 October, fully furnished by Freedom,

with kitchen and laundry appliances by Electrolux and home entertainment by Panasonic.

Proceeds from the sale will go directly to research into finding a cure for childhood cancer.
