1. IM2 Solar Energy

IM2 has been carrying out photovoltaic solar energy projects since 2003.

Since then, IM2 has quickly developed and become the go-to company in the sector, specializing in photovoltaic solar energy systems on roofs.

TURNKEY PROJECT:

A project like this consists of taking advantage of the roofs of an industrial, logistical or commercial building by attaching photovoltaic panels that are connected to an electric main to sell the energy generated.

Installing a photovoltaic solar energy facility generates extra profit for your business by allowing you to sell energy to the electric mains supplier and thus taking advantage of underutilized assets such as the roofs of a building.

RENT THE ROOF-TOP :

The roof of a building adds additional interest to its basic functionality. Renting it to IM2 will mean to transfer a rental right on the roofs in order to have a photovoltaic solar facility installed and working without altering at all the operations of your business. You have IM2’s full guarantee since we specialize in these types of installations.

IM2 will compensate the company renting the roofs in proportion to the final power of the photovoltaic solar system by paying a percentage of the estimated output of the photovoltaic solar plant as an annual rent for using the roofs.

Our work method is based in an integral management of the project from a financial and technical point of view, making the most of the work performed by every single person who takes part in the execution of the facility.

IM2 develops and takes total care of projects throughout the chain value, from the early stages to the functioning and maintenance of the solar plants, including engineering, construction and project management.

We perform energy surveys, plan and execute the project of the facility and take care of all documentation and legalization issues both with the government bodies and the suppliers.

IM2 visits the location to take on-site measurements and generate drawings of the plot. This allows us to obtain all necessary measurements, study the structure and exterior walls of the building and identify any elements that may reduce the yield of the facility.

The options to locate the wiring routes and power transmission point are also analyzed. Gathering all this information is key to develop an accurate study and analysis of the photovoltaic solar plant.

o Search of roofs fit to allocate solar energy facilities

o Negotiation of the turnkey contract and development and assembly of the facilities on the roof.

o Application to the corresponding local, regional and national authorities for licenses and permits. Ensuring conformity with the in force legislation in every stage of the project in order to reduce bureaucracy and waiting periods in line with our strong commitment to meet the execution deadlines.

o Integral management in the design and construction stages of the facilities/development.

o Application to the energy suppliers for a connection to the electric mains grid and a final authorization to use the facility.

The Ministry of Industry establishes that facilities must be registered in PREFO (Register of pre-pay for the production of electricity through solar photovoltaic technology).

The requirements to do so are the following:

Connection to the mains electric grid: The connection to the grid of the solar power plant must be applied to the energy supplier (approx. 2 months)

Installation project: It must be prepared and have it endorsed by the Board of Engineers subject to the payment of the fees (approx. 2 to 3 weeks)

Building license: Once the project is ready, a building license is applied for to the Town Hall subject to the payment of the fees (approx. 2 months)

Guarantees: Once the license is obtained, a guarantee must be placed in the General Deposits Savings Bank. The amount of the guarantee for facilities under or above 20Kwp is 50 or 500 euros per Kwp installed respectively.

On receiving the applications, the Directorate General for Energy Policy and Mining (DGEPM) will allocate the amount of power of the project within the quota of the corresponding invitation to tender of the Ministry, will make the pre-allocation of the power public and will notify the applicant.

The feed-in tarifs assigned to each invitation will depend on whether power quotas for each invitation are covered.

Main Guarantees

LEGAL GUARANTEE: The currently in force Royal Decree 1578/2008, of 26th September, regulates electrical energy production activity on special regime.

TECHNICAL GUARANTEE: photovoltaic modules, the most expensive part of the system, have a 25-year guarantee, and land-commutated inverters have a 10-year guarantee. The company’s experience is a key factor thanks to its technical reliability and market experience.

The INSURANCE OF THE FACILITY will cover weather damage, vandalism or theft, fires and other similar circumstances usually covered in property insurance. It will also offer compensation for any days without power output due to any of these causes.

Parts of the System: Modules

A photovoltaic module uses energy from the sun to directly transform it into electricity. Solar cells are crucial for the efficiency of a photovoltaic system and an important part of its cost. A combination of various cells forms a panel or photovoltaic module.

Solar cells might be made of monocrystalline, policrystalline or amorphous silicon depending on the arrangement of the silicon atoms. Each has different crystalline structures and therefore different characteristics and uses.

IM2 engineering department studies the future location of the photovoltaic system and chooses the photovoltaic module best suited to the specific conditions of the facilities according to the specific electric and constructive characteristics of the system.

Inverters change the direct current generated by the modules into alternating current apt to be fed into to the electric mains grid. This is the element most prone to failure and breakdown so its quality, capacity and mode of installation get the utmost importance.

IM2 pays attention to the detail in the study to choose the best suited line-commutated inverter.

The study entails the analysis of location, environment, temperature and cleanliness of the different areas, route of the wiring and the features of the chosen module in order to guarantee optimal intensity and voltage values.

That is how we choose the line-commutated inverter which best suits the system features and guarantees an outstanding yield of the solar power plant.

The monitoring system allows the clients to graphically visualize data of all the system elements in any of their computer screens, so the owner of the facility may check the performance and yield of their power plant in real time.

A data transmission system web-connected to IM2 is equally installed with three objectives:

Real time notification any failure event in the plant. This allows IM2 technical support service to respond quickly and with the upfront knowledge of where in plant the failure is.

Monitor if the output levels of the plant are adequate

Serve as a tool for remote maintenance.

Analysis of Financial Return

IM2 develops a simulation of the photovoltaic solar system prior to execution to check the values which will show how much electric power the energy is capable of producing according to building orientation, type of roof, level of solar radiation in the area, etc.

We subsequently calculate the cost of the photovoltaic system as well as other costs related to the plant, such as maintenance, insurance of the facility, rental, etc.

Finally, according to the clients’ suggested financing and specific tax issues, we develop a financial return chart which will allow us to observe the evolution of the investment during the life of equipments: cash flow, YTD, final returns, IRR, etc.
