GEOGRAPHYMunicipal ity of Ub is located in West Serbia. It is administrative part of Kolubara Distr ict , but is inf luenced by macroregional center of Belgrade.

Bordering municipalities are Obrenovac, Lajkovac, Valjevo, Koceljeva, Vladimirci i Lazarevac.

Internat ional airport “Nikola Tesla” Belgrade is just 55km away from the center of Ub City. Modern and recently reconstructed road leads to it.

Port “Šabac” on Sava river and free trade and custom zone is located 50 km or 1 hour drive from Ub.

Railroad Belgrade – Bar is 6 km away from the center of Ub. Industrial railway is passing through the municipality and leads form coal mine to the power plant in Obrenovac.

Belgrade – South Adria Highway is passing through the municipality. 25 km is its lenght.

NATURAL RESOURCESMunicipality has significant reserves of non-metallic minerals (quartz sand in the estimated amount of 16.5 million tons; the estimated amount of clay of 3.8 million tons; limestone), to a lesser extent metallic minerals as raw materials and energy, and bearing lignite Kolubara basin. A number of sites are exploited, a lot of them are in the process of exploring the exploitation possibilities.

Mining Company “Kolubara” plans to open new mining field “Radljevo” in 2014. Coal reserves at the field are estimated at 330 million tons.

Exploitation of the field “Radljevo” will be performed in accordance with the supplying needs of power plant “Nikola Tesla A and B”, “Kolubara A” and TPP “Kolubara B”, whose construction is widely expected.

A significant resource of the municipality is the lignite field “Zvizdar”. Research work in this field is ongoing, and estimates of coal reserves are 280 million tons.

BUSINESS ZONE

Zone "Ub" (in formation) covers an area of about 100 ha, together with the planned road corridors, enabling the availability and quality of transport connectivity of the area.

Development of business zone is aimed at construction of industrial parks, storage facilities, environmentally "clean" plants of small and medium enerprises, commercial and transportation services and logistics centers.

Zone is defined by the Land use plan of special purpose for infrastructure corridor Belgrade-South Adriatic.

COMPARATIVE ADVANTAGESNearby areas are already established industrial facilities: The Regional Centre for solid waste management (EU project worth about 20 million euros), as well as power plant Kolubara A (Vreoci) and B (Kalenić, under construction).

Zone, among other infrastructure facilities have the ability to connect to the district heating system and the regional water supply system.

Existing and planned infrastructure: proximity to roads - highways, Ibar highway, a little distance from the city, rebuilt power grid, telecommunications developed ...

There are great opportunities for the development of agricultural and food production systems due to the quality and available raw materials.

Existing lakes and reclaimed surface mines in the area near the zone provide opportunities for active rest for employees in zone and further development of the tourism potential of the municipality.

The municipality of Ub achieved excellent cooperation with the Agency for Promotion of Foreign Investment (SIEPA), National Association for Local Economic Development (NALED) and has extensive experience working on projects of the European Union.

The project is in line with national and regional development plans (Spatial Plan of the Republic of Serbia, the Regional Spatial Plan of the City of Belgrade ...).

BENEFITS FOR INVESTORSMunicipality of Ub constantly undertakes intensive activities in order to attract FDI. For this purpose, a decision was made on granting special benefits to investors.

Municipal Assembly of Ub in December 2008 adopted the decision on benefits for investors of direct investment in the Municipality of Ub, in the form of deduction or the exemption of certain liabilities.

Benefits are provided based on the number of newly employed workers, who must have permanent residence in the Municipality of Ub for the entire duration of benefits.

This decision establishes the benefits which Municipality of Ub gives to investors for direct investments in form of:

1) deduction or exemptions to their obligations determined by the decisions of the Municipal Assembly of Ub:

(1) property tax;(2) the local utility fees;(3) fees for the use of construction land;(4) fees for land development;(5) fee for the protection and improvement of the environment;(6) municipal administrative fees;(7) lease of construction land.

2) co-financing the part of:(1) compensation for land use change,(2) urban development plans.
