Really bad caseof water infiltration

What started as a routine exterior wood repair job…

…Quickly evolved into a major repair project

Rotten header and window jamb

Rotten window jamb

and studs hidden behind

intact brick molding

Rotten sill, crippler studs and jack stud

Damage through sub-floor into crawl space

Water was flowing down the walls here for years

Fixin’ To Repairto the rescue!

New header, jack stud and king stud

New sill, crippler studs and sill plate

Plastic and plywood while waiting for new window

Joe installing new wood window into rough opening

New window and brick molding

installed and painted

Finished drywall; painted

walls and trim; and

re-installed blind

Cause: overflowing gutter (water stains) and gap in mortar caused

water to infiltrate walls

Fixin’ To Repair sealed the mortar gap…

…but couldn’t fix the bad house design*

*Complex roof designs cause some gutters to overflow. Check annually for damage from water flowing down the walls.
