A local designer/builder has been awarded the top honour at the Australian National
Building Designers Awards for 2015.
Daniel Briff a, who co-owns local business Adan Creative Designs with his wife Alex, has now won the award three times at a national level and twice at the greater western Sydney level.
“It was a wonderful feeling to win and to be recognised in this way is always uplifting and confi -dence boosting,” he said.
“I feel very encouraged to keep going with my work.”
Mr Briff a won for the best home over 450sqm, a home he designed in Blaxland called ‘The Run Way’.
In the design and building industry since he left school, Mr Briff a said he started his own business to give himself a go.

“Seeing the ideas I have down on paper come to life is defi nitely the best bit about my job,” he said.
“I started my own business because I had a desire to give it a go myself and have the freedom to express myself how I wanted to.”
Mrs Briff a, who runs the admin-istration of the business, said she’s proud of her husband’s achieve-ment.
“The house he designed is abso-lutely gorgeous,” she said.
“I’m really proud of him and I’m glad a Penrith local took it out after going into competition with the big boys in the city area.”
Mr Briff a said the project wasn’t without its complications with the sloping topography and the bush-fi re restrictions imposed upon the site at Blaxland.
He said the design and styling of the home is based on the owners’ love for Contemporary Architec-
ture, which Mr Briff a also has a passion for.
“It’s a style I’m very fond of,” he said.
“One of the main features of the home is the expansive highlight windows over the centre of the home, a result of the desire to fi lter more natural light into the centre of the home.”

How much do I need to retire?H ow much do I need to
retire? I’m asked this on a daily basis, and the answer is the proverbial
‘how long is a piece of string?’ Everyone has diff erent needs
and lifestyles that they have become accustomed to and this greatly aff ects the income you need in retirement that determines the funds required to produce that income.
Over time a number of rule of thumb ball park fi gures have been used as a guideline, and they are a starting point.
A common guideline thrown around is approximately 10 times your pre-retirement salary, which is a starting point but ignores many variables, for starters some in pre-retirement are saving half their pay while others are living week to week, the needs in retirement as a multiple of income are very diff er-ent for each of their situations.
APRA have guidelines for
income in retirement for singles and couples for what they consider a modest and comfort-able retirement, however what people consider a comfortable retirement is wide ranging.
The extremes of diff ering requirements were made obvious to me early in my career when in the same week one client told me that they thought if they received $400 a week they would be waste-ful with so much money, and a second client couldn’t fi nd a way to live on $200,000 a year (after tax). Most people fi t somewhere in the middle.
The key to answering the ques-tion is determining what the retirement looks like for the client, a good fi nancial adviser will guide you through this process.
How will you spend your time, are you going to be playing golf or take up acting? Maybe you plan on spending time with the grandkids? Do you eat at restau-
rants regularly? What holidays are you planning on taking and how often do you plan to take these holidays? Once we have deter-mined what you would like to do in retirement, we can then work out how much it is going to cost to maintain that lifestyle.
Once we have worked out how much income is required in retire-ment, it is necessary to estimate the amount of years income is required. We do this by using life expectancy tables and adding a buff er zone, the size of the buff er zone varies based on factors such as health, family longevity and smoking status.
For most of us, through most of our lives, what we would like and what we can aff ord is not always the same, retirement is no diff er-ent!
After calculating what we need to have the retirement we want, we might need to make some compromises.

Australians are concerned that Australia’s housing is vulnerable to a significant correction in values.
68 per cent of respond-ents to the CoreLogic RP Data – TEG Rewards survey conducted in September answered “yes” to the question, ‘In your opinion is Australia’s housing market vulnerable to a significant correction in values?’
In contrast, the findings are a reduction from the previous quarter results where 75 per cent of respondents indicated they were concerned about a significant downturn.
Additionally, 95 per cent of survey respondents believe that foreign demand is pushing dwelling values higher, with only five per cent disputing this.

apartments off the plan are set to have greater protections under changes announced by Minister for Innovation and Better Regulation Victor Dominello.
The NSW Government will introduce new laws this month to make developers justify any sunset clause termination of an off the plan sale.
If a purchaser does not give their consent, then a developer will be required to apply to the Supreme Court for leave before any termination can take effect.
“The NSW Government has listened to the concerns of its citizens and is taking action. We are committed to ensuring certainty in the property market and to protecting the rights of those who purchase off the plan properties,” Mr Dominello said.
Some NSW consumers have reportedly had their contracts rescinded by a developer using the sunset clause, only for the land or apartment to be re-sold the same day for a higher price.

spooked when it comes to buying a haunted house, according to research conducted by Slater and Gordon Conveyancing. While Australians have embraced Halloween in recent years; it seems ghosts, ghouls and things that go bump in the night would do little to deter them from buying a house. Keep your house cool
Ceiling fans: Ceiling fans are a great option and don’t consume very much power. You can leave these on during the day when you are at work or school, and it won’t be a problem and will help cool the house down.
Close your windows: As much as you think leaving your windows open will help fresh air get into your house, it’ll actually make the temperature inside hotter. Keep your windows and doors closed during the day and try to keep your house as sheltered as possible from sunlight by using blinds and curtains effectively.
Turn off the lights: Yes, lights can generate heat and make things more uncomfort-able around your place on a hot night. Turn the lights off and watch TV or spend time with the family without the lights shining brightly on you. Don’t leave lights on during the day as this can increase heat in your house.
Have a cold shower: If you get home from a hard day’s work, you may be tempted to just turn the air conditioner on and wait to cool down. But try having a cold shower. This will cool you down and most likely will mean you don’t need to sit there with the air conditioner on all night.

Finding the cause of stained bathrooms
T here are many types of staining and if there is a large problem or you are concerned, I would
suggest contacting an expert in the fi eld.
Below are some common loca-tions and possible solutions.
On the ceilingOne of the most common loca-
tions is the bathroom ceiling and around the cornice.
When looking at the location of the staining see if it is located just on one spot, if it is getting worse and spreading.
Causes could be as simple as the lack of ventilation, these moulds thrive on moisture.
Simply opening the window a little when showering or putting in an exhaust fan may help stop this problem. Then clean the area with a mould removal agent.
Other causes on the ceiling could be a roof leak or water pipe
leaking. Have a look in the ceil-ing space, this should confi rm or dismiss this issue.
If there is water on the ceiling in the roof space or even a stain look above and see if you can fi nd a trail from a cracked tile or unsealed screw.
Around the wallsIf at a lower area it may be from
a leaking water or waste connec-tion. Have a look to determine if there is a trail leading to the source of a leak.
A common one is in the adjacent room behind the shower, some-times in the linen press, hallway or a bedroom.
This generally would be the product of water seeping through into the cavity and wetting the inside of the dry wall. Possibly a water proofi ng issue at the shower.
Another concern is with moisture rising from under the
building, a visual check under the dwelling would determine if this is the case
I would suggest that if these problems persist to contact your local plumber to carry out a pres-sure test to determine if the leak is on the shower breach, also a Flood Dye test is most helpful to confi rm the water proofi ng has not failed and to determine any other possi-ble leak source.
