The housing industryis gearing up for thesurge of boomers whoturn 55 every year. Inthe coming years, mil-lions of Americans willcross this dubiousthreshold and officiallybecome classified asseniors, at least fromthe perspective of mostdemographers. Tohome builders, theseboomers are known bythe friendlier term, ac-tive adults, and repre-sent the fastest growingsegment of the housingmarket.It is not only homebuilders who are anx-iously anticipating theaging of the babyboomer generation,however; so are manyremodelers. These re-modelers are puttingout the welcome matfor all the new businessthat will soon be com-ing their way in droves.Why? Because, justlike their parents,

growing older will notmake most boomersbudge from theirhomes. Research shows astrong preference byAmericans to remain intheir current residencefor as long as possibleas they grow older.This translates into aneed to remodel oradapt their homes tomeet their changingabilities and circum-stances. Today, thisphenomenon is popu-larly referred to asaging-in-place. In gen-eral, it is defined as liv-ing in one’s homesafely, comfortably andindependently, regard-less of age, income orlevel of mobility.Older Americanshave always been theleast inclined to move,compared to homeowners of any otherage group. What has

changed is the magni-tude of those who arenow, or soon will be,facing the agonizingdecision to move orstay put. The National Associ-ation of Home Builders(NAHB) found in a re-cent survey that morethan 50 percent ofthose age 55 or olderhave lived in theirhomes longer than 10years. Many of thesehome owners are reluc-tant to pack up andleave family andfriends behind. Theyresist severing emo-tional attachments totheir home and neigh-borhood or adjusting tonew surroundings. Al-though, by and large,boomers are better offfinancially than theirparents were at thesame age, others planto stick-it-out wherethey presently live be-cause of financial con-cerns and limitationsimposed by living onfixed incomes. It isthese boomers who aredriving the aging-in-place market and who

regard remodeling asthe answer to how theycan live convenientlyand safely in the homeand community wherethey feel most comfort-able.Very simply, “gettingaround” is the key tomaking a house com-patible to the needs ofthe aging-in-place oc-cupant. Most fre-quently, older homeowners report problemsclimbing up and downstairs or difficultywalking or standing.Also common areproblems due to im-paired mobility whenreaching for lightswitches, faucets, door-knobs or cabinets. Andfor those who are stillrelatively mobile andagile, the necessarymodifications might re-quire reducing the pos-sibility of accidents byproviding more light inhigh-accident areassuch as kitchens, bath-rooms and stairways;adding railings or grabbars to prevent falls; orchanging floor cover-ings to add traction and

eliminate slippery sur-faces.Remodelers reportthat the most commonprojects for their 65-plus clients are makingmore accessible ac-commodations, in-stalling brighterlighting, wideningdoors and hallways,and installing ease-of-reach and bend sys-tems. As can beexpected, much of thiswork focuses on bath-rooms, kitchens andentryways, althoughmany are smaller proj-ects or what the indus-try refers to ashandyman jobs.To address the uniquedemands of the bur-geoning aging-in-placemarket, NAHB Re-modelers developed theCertified Aging-in-Place Specialists(CAPS) program. Thisdesignation programequips remodelers withthe marketing, techni-cal and customer serv-ice skills required tohelp home owners, re-gardless of age, main-tain their independence

and increase security inthe homes theypresently occupy.NAHB Remodelers, incollaboration with theNAHB Research Cen-ter, NAHB SeniorsHousing Council andAARP, developed theCAPS program.The baby boom gen-eration has earned itsreputation for makingwaves, as it has passedthrough each stage oflife, based on shearnumbers and their per-sistent demands forhaving it their way.Now that boomers areentering the stage oflife when age imposesits own demands, theirclout will still prevailin the housing marketas remodelers andbuilders race to keepup with the boomers’expectations of whereand how they want tolive.
