The statistics at the bottom reports the ac-tual sales that are occurring in our system. Ifyou study the trends and the month to monthstats, real estate can have some defined re-sults for buyers and sellers. Keep in mind aclosing is final end result of a search that nor-mally started almost two years prior to thatevent.
Some begin earlier than that and of coursethere are others that end up here with a timeconstraint due to military or job transfer.They all share a common trend, looking it upon the ‘net’, is the usual beginning.
From there home values are searched,what is the difference between a $200,000
home in Peoria IL, vs. SouthernPines? ‘What kind of house do I getfor that kind of money?” What arethe taxes on that value and thequest for answers continues on,with buyers usually contacting alocal REALTOR® for more informa-tive answers. Commute times areas critical to the employed as thegolf courses are to the retirees.
From that point the REALTOR®begins the job of finding the rightarea for the client and the last itemis finding the right home in that
area(s). We have to listen carefully for the‘like’, ‘dislike’ words as the quest progresses.
REALTORS® don’t do a lot of selling, thebusiness is more listen and educate. Goodagents will inform you of all the criteria andshow you the choices and the choice will be-come obvious to you.
After 40 years in the business I find the endresult of the quest results in 2-5 homes be-coming the ‘cream of the crop’ and from thisshort list one home always stands out and itis the one that gets the first offer. Once ac-cepted the next stage begins, THE CLOS-ING! And that would require more spacethan I have allotted.

If you want to build anew deck, or just im-prove the one youhave, HGTV/DIY Net-work star Jeff Wilsonshares his experiencegleaned from 25 yearsof professional experi-ence and his ownbackyard makeover:
1. Dream big: What'syour ideal outdoorspace? Books, maga-zines, TV shows andonline content providea wealth of inspiration.Even if you don't havethe budget now foreverything you want,establishing a long-term plan ensures youwon't be tearingsomething out later tomake way for yourdream deck.
2. Trial run: Some-times numbers like"10-foot-wide deck"don't translate to us-able space in the realworld. Lay out yourplanned deck in thespace where it will bebuilt using rope, agarden hose, orstakes and string.Arrange objects in thespace as you envi-sioned them in the
plan. Make sure thatthere's enough clear-ance between furni-ture and deck featuresto allow for traffic flow.This lets you catchproblems beforethey're too costly tofix.
3. Don't forget thedetails: Have you con-sidered lighting? Doyou want to listen tomusic or have an all-outdoor home theatersystem? Maybe youwant to run a naturalgas line to your grillso your propane tankwill never run out inthe middle of a bigparty. Or water linesto a sink or outdoorshower - all of thesedetails need to besketched out in ad-vance so that wiringand piping can be in-stalled along the way.
4. Color your world:Do a little research oncolor options for yourdeck. You may want aclear coating for themost natural woodlook. But you can alsoget tinted water-proofers and stains toadd color to thewood. For instance,the Thompson's WaterSeal line has 117 dif-ferent shades of stainto accent and protectyour deck. If you don'tknow where to start inchoosing a color, lookat the most dominant,unchanging color inthe environment -probably your home'sexterior - and choosea complimentaryshade.
5. Permits and set-backs: Take your planto your local codes of-fice to verify localbuilding codes and
property-line set-backs. Don't try tostart work withoutyour building permit,or you may be in forremoving work you'vealready completed inthe future.
6. Green with envy:Consider the environ-mental effect of build-ing your deck.Choose FSC-certifiedsustainably harvestedlumber, solar lighting,rain barrels or "pil-lows," and reused ma-terials when planningyour deck.
7. Get the best deal:If you're hiring a con-tractor, get at leastthree estimates. Don'tautomatically pick thelowest number -sometimes it's worthpaying a little more ifthe contractor is com-mitted to a quality joband if they're able tolisten and incorporateyour ideas.
If you're going to doit yourself, don't waituntil the last minute toorder materials. If youorder everything atonce, lumber yardswill often deliver thematerials for free.Check deals on con-tractor credit - somebig box stores offer 10percent off your firstorder if you open acommercial account.This can be a big sav-ings if you're preparedahead of time.
