A credit report contains informationon where you live, how you pay yourbills, a list of inquiries made by vari-ous financial institutions, informationon public record, such as foreclo-sures or bankruptcies and if you’vebeen arrested or sued.

There are three nationwide con-s u m e r-reporting bureaus — Equifax,Experian, and Trans Union.Creditors (such as banks), insurersand certain employers use this infor-mation to evaluate your applications. The information contained in yourcredit report can affect your ability toobtain a loan and also can affect thepercentage rate you will receive.

If you’re one of America’smany home-buyers looking fora fixer-upper, you probablyknow that a “value-added”mortgage will let you mergepurchase and renovationexpenses into one home loan. But what if that’s not a feasibleoption for you?

Residential remodels are nolonger one-shot marathons thatsubject the homeowner tomonths of disruption. Instead, many people are turning tophased remodeling projectsthat prioritize property improve-ments within tighter budgets.

By focusing on specific renova-tions that maximize resalevalue, unnecessary costs arealso minimized.

In fact, most homeowners buya home with the idea of chang-ing something. But becausethey’re not flush with cash ordon’t have the time to renovatean entire house, phasedremodeling is a more practicalapproach.

Matt Lederer, president ofMahogany Builders in Chicago, recently completed a condoowner’s phased remodel. Afterthe home’s guest bathroom

was gutted and replaced in2007, the master suite wascompletely refurbished earlierthis year. By staggering neededimprovements, the homeownerwas able to plan more efficient-ly and budget for expenses.

When facing a mortgagedefault, most homeowners tryto sell their home - fast. Thetechnique that works in thesestressful situations also worksfor the rest of sellers - namely, aggressive pricing.

As a seller, you control thethree factors that determinehow quickly your home willsell: marketing, condition, and

price. Let's focus on that lastelement.

First, be clear about yourgoals. Can you hold out forthe highest price you can get,or do you want to move onquickly? Unfortunately, the factthat you paid more than whathomes in your neighborhoodare selling for is irrelevant intoday's market.

Forget about salvaging equity, and price your home aggres-sively against the competition.Overpricing keeps many buy-ers from even seeing your list-ing in their affordability zone. They'll see lower priced homesas a better value, while you'llwait until the lowballers comeout of the woodwork.

Start your pricing decisionwith a Comparative MarketAnalysis (CMA) performed byyour real estate representative. If you're truly motivated to sellquickly, price your home 10%lower than the selling (not ask-ing) prices of other homes in

your area. Now your home becomes a

bargain, and it will attract theattention of other agents andtheir qualified buyers. Anattractive price, good conditionand savvy marketing will resultin offers and ultimately, a sale.

One important responsibilityof owning a home is maintain-ing your investment throughregular maintenance and care.Like many things in life, theright tool can make your main-tenance tasks easier and quick-er. Following is a list of thebasic tools that home ownersshould have on hand to takecare of routine maintenancearound the house.

Claw hammer: The claw ham-mer, used for driving andpulling nails, is generally themost common hammer. Lookfor one that is comfortable inyour hand.

Rubber mallet: Also known asa soft-face hammer, a rubbermallet is used to strike wood-handled chisels or to tap intoplace soft materials that wouldbe marred by a metal hammerface.

Set of screwdrivers: Be sureyour toolbox contains both slothead and Phillips head screw-drivers in a variety of sizes.Always use a screwdriver thatfits the screw head. If it doesn’t,you can damage the slot orstrip the screw.

Drill and drill bits: Whetheryou buy a hand drill or a powerdrill, a good drill will last you alifetime. Make sure your choiceis based on the types of proj-ects you expect to work on inyour home. Don’t forget to geta variety of drill bits, sinceyou’ll want to drill precisionholes. If you choose a powerdrill, you can grind, sand, pol-ish and accomplish other jobs

with the correct accessories.Paintbrushes: Brushes rang-

ing from one-to-four incheswide and made of syntheticmaterial or animal hair are ade-quate for the average homeowner. Be sure to match thebrush you use to the job athand, and if you are using latexpaint, don’t use natural-bristlebrushes. Typically, the packag-ing indicates what paint worksbest with them. Cut-in work isbest done with a chiseledbrush, and a one-inch brush isgood for trim. To find a good-quality brush, look for one witha lot of bristles of varyinglengths and flagged (or split)ends so the paint goes onmore smoothly.

Medium-sized adjustablewrench: General-use wrenchesare used to turn any type ofhex or square nut or bolt, or anobject with flat surfaces.Plumbing wrenches are used toturn objects with round sur-faces, such as pipes. Invest inthe best quality you can, sincethis will be a well-used tool.

Pliers: Pliers are scissor-liketools that are usually made ofdrop-forged steel with jaws togrip small objects. You’ll likelywant a variety of sizes.

Needle-nose pliers with wirecutter: One of several specialtypliers, needle-nose or long-nose pliers have thin, taperedjaws for reaching into tightspots or to hold and bend wire. This tool is especially helpful inelectrical projects.

Crosscut saw: Saws come

with various-sized teeth andspecific numbers of teeth perinch (tpi) designated by“points.” The higher the num-ber of points, the finer andslower the cutting. Look fortaper-ground blades to reducebinding. The 8-point size is agood choice for general cross-cut work.

Measuring tape: Choose acoated tape that has a solidcase and a reliable returnmechanism. Keep in mind thata wider tape is easier to read ata distance.

Assorted nails, brads, screws, nuts, bolts and washers:Choose a variety of fasteners tohave on hand for projects thatspring up unexpectedly. Youmay want to take a visualinventory of the items in yourhouse that will need repair inthe future and stock up inadvance.

Level: A level is a wood orwood and metal tool; usually24 to 48 inches long, that con-tains a set of small, glass tubeseach with an air bubble. Levelscome in a variety of sizesdepending on the need. Checktheir accuracy by testing a per-fectly level surface.

Plane: This tool is used toshave wood from boards. When using a plane, cut withthe grain, use both hands andwork at a slight angle. Be sureto keep the blade sharp.

Safety goggles: Keep in yourtoolbox plastic goggles withfront and covered sides largeenough to fit over regular eye-

glasses. Don't take anychances with your eyes andvision when working aroundthe house.

Heavy gloves: Use gloves forhandling rough items such asbrick or scrap lumber withexposed nails. Gloves not onlyprotect your hands but alsosecure your grip.

Utility knife: Also known as atrimming knife or carpet knife, this handy tool is for cuttingsoft materials such as carpet, drywall, tape and string. Besure to keep the blades sharp.

Caulking gun: A metal devicewith a trigger handle and anotched rod that extends fromthe back. It is used to applycaulk (which you’ll need in avariety of types and colors) andother sealants from standard10.5-ounce cartridges.

Putty knife: Also known as aspackling knife, this tool has anarrow blade with a squared-offend and is used primarily toapply glazing compound or forsmall scraping or spacklingjobs.

This basic set of tools isenough to get you going. Inthe long run, it is better to buythe right tool for the project youare working, rather than makedo with what you have onhand. Be sure you buy thebest-quality tools you canafford since quality tools willlast you a lifetime.
