Home inspections will vary depending on thetype of property you are purchasing. A large his-toric home, for example, will require a more spe-cialized inspection than a small condominium. However, the following are the basic elements thata home inspector will check. You can also use thislist to help you evaluate properties you might pur-chase. For more information, try the virtual homeinspection at www.ASHl.org, the Web site of theAmerican Society of Home Inspectors.Structure:A home's skeleton impacts how the

property stands up to weather, gravity, and theearth. Structural components, including the founda-tion and the framing, should be inspected.Exterior: The inspector should look at side-

walks, driveways, steps, windows, and doors. Ahome's siding, trim, and surface drainage also arepart of an exterior inspection.Doors and windowsSiding (brick, stone, stucco, vinyl, wood, etc.)Driveways/sidewalksAttached porches, decks, and balconiesRoofing:A well-maintained roof protects you

from rain, snow, and other forces of nature. Takenote of the roof's age, conditions of flashing, roofdraining systems (pooling water), buckled shingles, loose gutters and downspouts, skylight, and chim-neys.Plumbing: Thoroughly examine the water sup-

ply and drainage systems, water heating equip-ment, and fuel storage systems. Drainage pumpsand sump pumps also fall under this category. Poorwater pressure, banging pipes, rust spots, or corro-sion can indicate problems.Electrical: Safe electrical wiring is essential.

Look for the condition of service entrance wires, service panels, breakers and fuses, and disconnects. Also take note of the number of outlets in each

room.Heating: The home's heating system, vent sys-

tem, flues, and chimneys should be inspected.Look for age of water heater, whether the size isadequate for the house, speed of recovery, and en-ergy rating.Air Conditioning:Your inspector should de-

scribe your home cooling system, its energysource, and inspect the central and through-wallcooling equipment. Consider the age and energyrating of the system.Interiors:An inspection of the inside of the

home can reveal plumbing leaks, insect damage, rot, construction defects , and other issues. An in-spector should take a close look at:Walls, ceilings and floorsSteps, stairways, and railingsCountertops and cabinetsGarage doors and garage door systemsVentilation/insulation: To prevent energy loss,

check for adequate insulation and ventilation in theattic and in unfinished areas such as crawlspaces. Also look for proper, secured insulation in walls .Insulation should be appropriate for the climate.Excess moisture in the home can lead to mold andwater damage .Fireplaces: They're charming, but they could be

dangerous if not properly installed . Inspectorsshould examine the system, including the vent andflue, and descr ibe solid fuel burning appliances .

Imagine trying tostand erect and stay inone piece in the midstof high-speed windsand torrential rains.Your house may facethis challenge, assummer storm seasondescends upon the na-tion. During MotherNature’s wickedrages, you and yourfamily can evacuateyour home or, in lesssevere conditions, snuggle within itscozy walls. But yourhouse must alwaysface the elements, protecting your fam-ily and possessions.Equip your homewith the accessories itwill need to survive. As you know, we areprone to hurricanes inthis area of the coun-try. Before you doanything else, lookover your insurance

policies to make sureyou’re covered forlosses incurred as theresult of a natural dis-aster. Damage causedby flooding, earth-quakes and hurricanesis generally not cov-ered by your regularhomeowner’s policy, but can be purchasedseparately. Make listsor videos of your be-longings as documen-tation for theinsurance company, and keep that docu-mentation in a safe lo-cation away fromyour house.Try to prevent windand water from enter-ing through windows, cracks, entry doorsand garage doors.Wind funnelingthrough your housepushes upward, tryingto lift its roof. Oncethe roof is gone,

heavy rains can soakyour home through tothe board. It is important toseal your windowsand doors as tightly aspossible. You can pur-chase and install spe-cial storm shutters tocover your windows.Or you make yourown set of shuttersout of ¾ inch marineplywood or metalstorm panels. Alwaysmark the shutters soyou know which win-dow they will fit.Make sure they over-lap the windows onall sides by fourinches. Then markthem so you knowwhich window theyfit. Don’t forget tomake shutters foryour skylight win-dows. Once made, theshutter panels can bestored and used whennecessary. These shut-ters can help protecthomes from all rain-storms accompaniedby high winds, notjust hurricanes. After you’ve madeshutters for all yourwindows, start work-ing on your doors. Ifyou live in an areafrequently targetedheavy stoarms, con-sider installing steelentry doors. Highwinds can easily tear

through double doors,French doorsand slidingpatiodoorsthathave nostruc-tural de-vicebetweenthem. You mayneed to purchase andinstall special hard-ware to more ade-quately secure thedoors where theymeet. Try bolts thatfasten the door intothe framing at the topand the bottom. If in good condition, your home’s roof canshield its interiorfrom the storm out-side. So roof work isanother essential stepin preparing yourhouse to withstand asevere storm. Applysealing around yourhome’s chimney orvent pipes. This willhelp prevent waterfrom seeping intoyour home. Hire acontractor to checkfor the structural in-tegrity of the roof sys-tem.Clean out cloggedgutters and down-spouts. If the rain thataccompanies a heavystorm can’t runthrough the gutters

and downspouts, itwill spill over

the sides, landing inareaswhere itcan soakthroughto yourhome’s

foundation,causing flooding

and structural dam-age. Next, take steps toprotect your homefrom objects that takeflight during a storm.Do a little yard work.Remove all dead anddying limbs fromyour trees, and securelawn furniture, trash-cans, flowerpots andother yard ornaments.Disconnect and re-move exterior televi-sion antennas fromthe roof. Then take alllawn furniture, grills, potted plants andother lawn acces-sories inside yourhouse. If you can’tsecure lawn furnitureor other outdooritems, bring them in-side as well. High-speed winds couldtransform any of theseobjects into flyingmissiles traveling to-ward your house. Tiedown the larger itemssuch as sheds, dog-houses, playhouses,

swing sets, and boats. Finally, stock yourcupboards and closetswith anything youmight need if trappedinside your house dur-ing a vicious summerstorm. Keep a battery-operated radio, sev-eral flashlights in caseyou lose electricity, and plastic sheeting tocover exposed areas. And fill your drawerswith brand new pack-ages of live batteriesso the flashlights arecertain to work. Stashcanned foods andother non-perishablefood items in yourcupboards in case you’re trappedin your home for awhile and can’t getout to the supermar-ket. When you and yourhouse are prepared, you’re more likely toweather the toughestlate-summer storm.Taking time now toprepare your home forstorm season couldsave you a lot ofmoney later. (ARA) - One of thehottest summers in UShistory has sent every-one scurrying intotheir pools to cool off,and the biggest newtrend in swimmingpools is salt water.First developed inAustralia, saltwaterpools offer several ad-vantages over conven-tional chlorine andhave become incredi-bly popular in the lastdecade. People no longerhave to tolerate theeye-burning, nose-cur-dling sting that comesfrom chlorine. Saltwa-ter pools only haveone-tenth the salt ofocean water and aboutone-third when com-pared to human tears. They are also gentleron the skin and hairthan traditional chlo-rine pools. And poolowners don't have topurchase, store, and

handle harsh chemi-cals, so maintenance iseasier, more conven-ient, and saves timeand money.Across the country, more chlorine poolsare being converted tosalt water and todaythere are more than 1.4million saltwater poolsin operation nation-wide. An estimated 75percent of all new in-ground pools are saltwater, compared withonly 15 percent in2002, according todata published in Pool& Spa News. Since the EvergreenCommons senior cen-ter in Holland, Mich.,converted its 65,000-gallon pool to saltwater, members havebeen pleased with theresults. "The minuteyou walk into the poolarea you notice a bigdifference," says JodiOwczarski, the center's

community relationsdirector. "There is nolonger that chemicalsmell. People also tellus that the water ismuch softer. In the oldpool, people said theysometimes had to washtwice to get all thosechemicals off, but inthis pool, they onlyhave to wash once. Allin all, people havebeen thrilled with thisnew system."In saltwater pools, chlorine is automati-cally produced aswater passes throughthe generator. As thewater exits the genera-tor and enters the pool, the sanitizing chlorinereverts back to salt, and the process repeatsitself, conserving saltand keeping sanitizerlevels balanced. Saltwater pools re-quire less maintenancethan traditional pools, but pool owners still

should test weekly forpH and chlorine, andmonthly for otherwater balance factorsand for salt levels, which can drop due tosplash-out, rain andfilter back-washing.Most pool owners testtheir pool water them-selves with test stripsand periodically bringa sample in to a poolretailer for testing.Anyone who hasmade the decision tomove to a saltwaterpool should make cer-tain they use saltspecifically designedfor that use. An aver-age 20,000 gallon pool

requires 530 pounds ofsalt at startup; withquantities that large, even small amounts ofcontaminants withinthe salt can cause poolproblems. That's whyultra-pure salt is bestfor salt water pools.Salt water systems canalso save money in thelong run over chlorine-based alternatives. There have also beenquestions about the ef-fect of salt water onpool construction ma-terials, decks and sur-rounding structures. When pools are prop-erly constructed andnormal maintenance is

followed, salt waterhas no effect on poolfinishes, equipmentand decks. Most mate-rials are suitable forsalt water pool con-struction, and mostkinds of stone anddecking materials willlast if treated andsealed properly andperiodically rinsed off. If you're consideringa saltwater pool, talkto a knowledgeablebuilder or retailer, orget some insight fromother saltwater poolowners. You can alsofind more informationat the Salt Institutewebsite.

(ARA) - For manyAmerican gardeners,2012 has not been akind year. Most of theMidwest is dealingwith one of the worstdroughts on record. And while the Midwestis bearing the brunt ofthe drought this year, other parts of the coun-try have also been hithard in recent years, and climate changemay be making mattersworse. Since a droughtcan strike any year, anywhere, it makessense to come up witha sustainable plan for

helping your gardensurvive through the dri-est summers.Whether you're in themiddle of a drought-stricken area or aresimply looking forways to upgrade yourgarden to handle a lackof moisture in comingseasons, now is a greattime to embark onsome improvementsthat can help your gar-den use water more ef-ficiently andeffectively.Watering effectivelyWhen it comes to wa-tering your garden,

how you water is justas important as howfrequently you water, especially during adrought. Think of it as

providing the properserving size of waterfor your plants. Over-saturating your gardencan lead to soil and im-

portant nutrients run-ning off your garden, along with wasting pre-cious water. The mostefficient way to irrigateis to apply lower vol-umes of water at aslower rate to allow theplant to absorb it prop-erly.Timing's importanttoo. Watering early inthe morning is best be-cause water will evapo-rate faster in themidday heat. If condi-tions are extremely hotand dry, it can also bebeneficial to give yourplants a little water inthe late afternoon to re-lieve their stress.Micro-spray and dripirrigation can help youwater more accuratelyand effectively. Drip ir-rigation allows you toapply water directly tothe root zone of yourplants, which is wherethey need it most.Water isn't wasted onareas where nothing isgrowing, which bothsaves water and re-duces erosion. The great thing aboutdrip irrigation systemssuch as those offeredby Mister Landscaper(misterlandscaper.com)is you don't need tobring them in for thewinter, making mid- tolate-season installationpractical. The Ameri-can-made Mister Land-scaper systems can alsobe placed on a timer, soyou don't have to worryabout getting up atdawn or rushing homeat night after a hot anddry day to water at theoptimal time.Keeping water onyour property

When water is scarce, you want to make surethat when the raincomes - or when youhave the sprinklers on -that your garden is ableto use as much of it aspossible. Here are afew tips for making themost out of the waterthat falls on your prop-erty:* Attach a rain barrelto your gutter systemso you can save anduse the water that runsoff your house. Someirrigation systems, suchas those offered byMister Landscaper, canbe connected to rainbarrels so you can re-ally use that water effi-ciently.* Put back into yoursoil what you take fromit. Adding compost orother organic matterperiodically can helpamend dry soil to retainmore water.* Adding mulcharound plants oncethey've sprouted canalso help you conservewater. The benefit istwo-fold as a layer ofmulch can preventweeds from sproutingup and stealing waterfrom your plants and itcan also keep your soilcooler to slow evapora-tion.Weathering a droughtis less than ideal forany home gardener. But if you are able towater more effectivelyand adopt a few gar-dening practices thatwill keep your soilfrom drying out rap-idly, you can keep yourgarden going strongeven when the rain ishard to come by.
