Professionally SpeakingDear Community,
The decision to buy a home is usuallypreceded by a necessary change in ourlives. Sometimes it may require immedi-ate action such as relocation. Othertimes, we may want to downsize or up-size depending on our circumstances.Whatever the reason there is a big“WHY” driving the action. It is importantto take the time to really look at “why”you are moving as it will help you clarifywhat you are looking for. One of the firstthings a potential Home Buyer should dois to seek a trusted Advisor to aid in thisprocess. The advisor would be a Realtorthat they feel comfortable with, one who listens andhelps them sort through the market to find the bestpossible home for them. A good Realtor is knowledge-able of the area, has resources such as Lenders, At-torneys, Home Inspectors, Handymen, Painters,Insurance agents and other service providers avail-able. Your Realtor is your Guide to the area, yoursorter of homes, and your representative from start tofinish and beyond. They are the person you will callmonths after moving in with a quick question aboutwhere to locate a product or service.
Timing is everything, and there has never been abetter time to purchase a home. Today’s Real Estatemarket is a whole new game and takes constant ad-justment and learning. Prices have fallen in our mar-ket, but they remain steady. Interest rates remain athistoric lows. Now is the time to buy; we may neverexperience these unique factors again. We do knowthat at some point home prices will rise again, perhapsnot at a fast rate, but at a steady and more conserva-
tive rate. Interest rates will rise, they con-tinue to adjust daily, but are currently stilllow. See a Lender to find out what youqualify for in this market and take action.
There are some bargains out there ifyou look and are patient. There arehomes where sellers are highly motivatedto sell their property and have thempriced aggressively. There are Bankowned properties, as well as HUD homeswhich are sold “as-is” and may require agood deal of work. The one premise I liketo keep in mind when considering an offeris “How would I feel if I were receiving this
offer on my home?” Many buyers like to “low-ball”their initial offer to see how far the seller will comedown. It is a gamble at best. A good Realtor can assiston either side by putting an offer in perspective. YourRealtor will also negotiate on your behalf to create awin-win deal for both buyer and seller. Each partyshould come away from the transaction feeling satis-fied that they got the best possible results.
Moore County is full of wonderful homes to choosefrom, great neighborhoods, schools, shopping, restaurants and more. Please visit our websitewww.Move2Moore.com for area listing and active Re-altors. You can also visit www.thepilot.com and clickon the Real Estate tab. I wish you happy home hunt-ing, and remember that even though your home is alarge investment it is your Home, your refuge, whereyou live your life. Welcome Home!

Most home buyersknow that new homesoffer outstanding ad-vantages: They’re builtto incorporate better en-ergy efficiency, havelots of modern ameni-ties and the latest safetyfeatures, and have floorplans to fit a variety oflifestyles.
With all those en-hancements in mind,it’s important to select abuilder who has theskills and knowledge todeliver an experienceand home that you andyour family will enjoy foryears to come. Whenyou are looking for abuilder, here are somethings to keep in mind:
• Seek a professional:
Look for companies thatemphasize customerservice, quality, integrityand a commitment toeducation.
• Customer service: AMoore County HomeBuilders Association-member companythat’s truly committed toclient satisfaction willemphasize outstandingservice from everymember of its team andmaintain a professionalapproach in every inter-action.
• Quality: Be carefulwhen assessing theprices set by differentbuilders. The quality ofthe materials and serv-ice can make a signifi-cant difference in cost.
You get what you payfor.
• Integrity: Is yourprospective buildertrustworthy? Be cau-tious if you hear anyonesuggest that a builderhas been less than hon-est with clients.
• Commitment to ed-ucation: Professionalbuilders know that thequality of their servicedepends on ensuringthat their team mem-bers have the tools tobe successful with pro-fessional designationsand continuing educa-tion.
• References. A rep-utable builder will beglad to provide you withnames of former clients,
as well as suppliers, subcontractors andconsultants such as ar-chitects and engineerswith whom they’veworked.
And here’s the bestadvice of all: When se-lecting a builder, con-sider hiring one whoholds a professionaldesignation from theNational Association ofHome Builders. Builderswho are experiencedprofessionals who havevoluntarily engaged inprofessional develop-ment and other continu-ing educationopportunities.
Candidates must haveseveral years of build-ing experience before
they can earn thesedesignations. They arerequired to takecourses on buildingtechnology, finance, project management, sales and marketing, and safety. Before grad-uating, they must sign aCode of Ethics and pro-vide proof of the appro-priate licenses, registrations, certifica-tions and insurance re-quired by their state.
“These members aretrue professionals inevery sense of theword,” said MCHBA Ex-ecutive Officer, Mered-ith Sledz. “They arededicated to the build-ing industry. By contin-uing their personal
development, they arecommitted to buildingyou a quality home anddelivering the best pos-sible customer experi-ence.”

By Kay BeranPrudential Gouger O’Neal & SaundersThe sales associ-
ates at PrudentialGouger O’Neal &Saunders have puttogether a list of whatthey feel the most im-portant items are fora successful sale.
Most of these itemswere overwhelminglyrecommended.
Price: Price yourproperty within 3 –5% of the marketanalysis prepared byyour agent. Allagents feel this iscritical so that com-parisons to other
properties like yoursallow yours to comeout on top.
Pre-Inspect theproperty: Our experi-ence has proven thatinspections whichpoint out significantrepair issues after wehave contracts inplace can actually
jeopardize the con-tract. When a selleris pro-active aboutthe condition of thehome by having aninspection before list-ing the property, lesscan go wrong whena contract is in place.
Repair, Replaceand Redo: Get the
house looking thebest you can in allcategories to com-pete. Buyers havean inflated estimateof what it takes tomake changes to ahome and will askthe seller to reducethe house by farmore than it actually
takes to make the re-pairs and replace-ments. The littlethings mean a lot –and will cost less inthe long run.
Appraise the homebefore listing: Notnecessarily. If theseller is really uncer-tain about where toprice the home itmay be beneficial. However, even a cer-tified appraisal issubjective and can’tbe assigned to any-one for a bank loan.It can provide theseller with a substan-tive pricing position ifquestioned by abuyer but the buyerwill most likely wantto get their own ap-praisal, unless theyare a cash pur-chaser.
Showing Availabil-ity: Make it as easyto see as possibleand “show ready” atall times.
Offer Response:Please find a way torespond positively toan offer. Buyershave heard the newsthat they can reallyget great deals, a“steal”, if you will. So, when faced witha low offer, the buyermay be offering notwhat they are willingto pay but what theythink they should in aslow market. Findthe good parts of theoffer and work withthe bad parts – youmay be surprised atthe results and beable to move on toyour next new home!
