You may be reading a lot lately onthe rental market. With a great manyAmericans unable to obtain financingthey are forced to rent, and that de-mand is causing rents to rise acrossthe land.For those that can obtain financing
or wish to put low-yielding investmentfunds into something better, there isno better time than the present to con-sider the rental investment market.Our area is growing and a lot of folksare caught with accepting a transfer ornew job here and trying to sell a homesomeplace else. They are forced intorenting their current home and thus have to becomerenters here. For some, renting makes more sense.This cycle will continue to push rents higher as in-
vestors are forced to pay higher interest rates andthe rental availability becomes scarce. Homes inour area two to three years ago that rented for $900/mo are now renting for $1,100/mo, a 22% increase.A rule of investing is as follows: take the gross
rent, $1,100/month X 12 = $13,200/year X 100 =$132,000. That figure represents the price youcould pay for a home and rent it out at a gross re-turn of 10% per year. Using half ($6,600/year) ofthe total rent for repairs, taxes, insurance and main-tenance still leaves you with a 5% return on your
$132,000 investment every year. Do notforget to consider the tax advantages ofrental homes. Your accountant can be agreat resource of information to increaseyour yield.Applying this formula, you can in-
crease or decrease your rate of returnbased on the above factors and a newerhome should require less maintenance.If you only pay county taxes that will in-crease your rate of return. Doing yourown work increases your return as well.Some areas rent better than others.As time goes by, you may see the age-
old increase in value return to our econ-omy. It may be called inflation or appreciation, butby any name it creates a larger dollar number foryou to consider when the time comes to sell. Rentals have risk, but they offer commensurate
reward. Unlike stocks, there will always be value atthe final sale. Call a REALTOR today and ask abouthomes that would make good rentals.
