Original 3,590.0 sq m single story school with mechanical mezzanine constructed in 1986. Masonry and steelconstruction with brick cladding, built up roof, and standing seam metal roof. A number of minor upgrading project havetaken place, Current student capacity is 600. The building is in good condition.

General Summary:

Structural Summary:Concrete foundation system of grade beams and spread footings. Roof and suspended floor assemblies are steel framedand bear on masonry walls and steel beams/columns. Concrete slab on grade has been problematic in the past. The structure is in good condition.

Envelope Summary:Exterior walls are clad with brick, metal siding, fascia, and trim. Windows are double glazed aluminum, doors are hollow metal. Roof has BUR and standing seam metal. Building envelope is in good condition.

Interior Summary:Partions are a combination of concrete block and metal studs/gypsum board. Ceiling finishes include gypsum board and acoustic tile in T-bar. Floor finishes include vinyl tile, ceramic tile, seramic, and hardwood. Carpet floor finishes require replacement. Solid core wood doors and hollow metal doors. Code issues are related to safety while working on the metal roof. Building is in good condition.

Mechanical Summary:School was built in 1986. Heating system consists of two (2) natural draft steel tube boilers, two inline circulationpumps, distribution piping. Ventilation provided via three (3) built up air systems and low velocity ductwork distribution.Low pressure steam boiler and steam grid humidifier provide humidification. Exhaust fans expel foul odors. Plumbingfixtures and brass are commercial quality. Fire protection consists of wet sprinkler system and fire extinguishers. Items found during review which should be addressed are: - Install computer room cooling. - Install BMCS. - Install check valve on hot water heater make up line. - Study to determine cause of heating piping vibration. Mechanical systems and components are in good condition.
