The King Edward Academy is located at 8525 - 101st Street NW, Edmonton, Alberta. The school is a two-storey masonry structure with a basement extending under the full footprint of the building. Theoriginal building was constructed circa 1913 and has a total floor area of approximately 2,363 m2. - A steel-framed, single-storey addition of 351.4 m2 was constructed in 1974 on the east side of the original building. - A second floor addition of 174.2 m2 was added in 1982 on the east side of the school. The student capacity is 250, with a current student population of 130.

General Summary:

Structural Summary:Structural drawings were not available for review during the assessment; however, it is believed that the foundation oforiginal 1914 portion of school consists of concrete strip footings supporting masonry foundation walls and concrete padfootings supporting interior concrete columns. The foundation of the 1974 addition consists of concrete frost wallssupported by concrete strip footings and concrete pad footings supporting interior columns. The basement floor in the1914 portion and the main floor of the 1974 portion of the school consist of concrete slab-on-grade. The main floor of the1914 portion and the second floor of the school consist of suspended concrete slabs supported by load-bearing masonrywalls and steel framing. The roof framing for the 1914 section of the building is comprised of wood decking supported bywood beams/joists spanning between load-bearing masonry block walls. The roof framing for the 1974 addition structureis steel frame construction. Overall the structure is in acceptable condition.

Envelope Summary:Exterior cladding of the original 1914 section of the building consists of a combination of clay brick and sandstonemasonry. The exterior of the 1974 addition is clad with pre-cast concrete panels. All flat roof sections consist ofmodified bitumen (BBS) assemblies. Entrance doors to the original section are of solid wood construction with single-pane glazing set in wood frames. Windows consist of are fixed and operable single glazed units set in painted woodframes. Major work recommended includes re-pointing brick and stone mortar joints, power washing the exterior walls,replacement of original wood framed windows, and installation of a roof hatch/ladder. Overall the envelope is in marginal condition.

Interior Summary:Interior walls are generally painted gypsum board walls and painted plastered masonry walls. Interior doors are mostlysolid core wood units. Typical classroom finishes include drop ceilings with acoustic ceiling tiles or painted gypsumboard ceiling, vinyl composite floor tiles and carpet. Vinyl flooring is present in the corridors and most otherclassrooms. Ceramic tiles in the washrooms and some of the corridors. Major work recommended includes replacement of carpet flooring in the library, repair wall and ceiling cracks andrepaint walls and ceilings, refinishing the wood flooring in basement classroom, repairing stair finishes, andreplacement of interior doors. Overall the interior is in acceptable condition.

Mechanical Summary:The boiler plant consists of two natural gas-fired fire tube boilers. The boilers are manufactured by Clark CobbEngineering Co. The boilers supply steam to perimeter radiators and the central built-up air handling unit. A centralbuilt-up air handling unit serves the entire 1928 section of the building. The system is equipped with steam coils. Thegymnasium is heated and ventilated by a Lennox air handling unit equipped with natural gas-fired burnersmanufactured by Reznor. Domestic hot water is provided by one natural gas-fired domestic hot water heatermanufactured by Bradford White and located in the boiler room. A second, smaller hot water heater serves theGymnasium plumbing fixtures. Pneumatic controls are used throughout the building. The control air is provided by aDeVilbiss simplex, reciprocating air compressor with refrigerated air dryer.

The evaluation date was October 30, 2013 The entire building was observed The King Edward Academy is located at 8525 - 101st Street NW, Edmonton, Alberta. The school is a two-storey masonry structure with a basement extending under the full footprint of the building. Theoriginal building was constructed circa 1913 and has a total floor area of approximately 2,363 m2. The exterior walls arecomposed of concrete block wall with brick masonry. Interior finished included resilient sheet finish and carpet flooring.Interior partitions are wood stud construction with gypsum board finish. Ceiling finishes include gypsum board and T-barceiling. The gym addition was added in 1974 and is composed of concrete panel construction. Interior finishes include arubber sports floor has a painted wall finish.
