The Our Lady of the Assumption school is a two-storey, steel, concrete and masonry block structure that includes a poured-in-place concrete basement. The original portion of the facility was constructed in 1956 and includes a gymnasium, administration offices, classrooms, and a library, totaling approximately 1,093 m² in floor area. A 1960 addition of approximately 1,127 m² added more classrooms to the north elevation, bringing the total school floor area to 2,219 m². Modernization projects took place in 1998 and 2002, which included the replacement of north and east facade window walls with an exterior insulating and finish system (EIFS) stucco exterior, upgrading all electrical fixtures, adding new resilient flooring and carpeting, replacing original windows, and re-finishing the gymnasium floor.

General Summary:

Structural Summary:Standard foundations for the school are understood to be comprised of cast-in-place and reinforced concrete frost walls supported by pad and strip footings. The main floors of the gymnasium and administrative offices are constructed at grade, and have poured-in-place concrete slab-on-grade floors. A slab-on-grade floor is also provided on the full basement, which includes cast-in-place concrete foundation walls. The floor structural frame of the building is comprised of concrete beams and columns supporting poured-in-place concrete suspended floor decks. Structural interior walls supporting floors or roofs within the building are comprised of load-bearing masonry with integral and evenly spaced vertical steel beams. The roof structural framework is understood to be comprised of glu-lam beams or wood joists/beams supporting a suspended tongue and groove wood roof deck. Major work recommended includes the following: - Provide firestopping around floor slab penetrations - Apply a flexible sealant at steel beam/masonry joints to help reduce masonry cracking Structural components were observed to be in acceptable condition, overall.

Envelope Summary:The exterior walls of the building include brick veneer with pre-finished metal siding accents. The north and east elevations of the building are clad with an exterior insulation and finish system (EIFS). Exterior windows consist of insulating glazing units set in fixed or operable aluminum frames. Entry doors consist of hinge-mounted and glazed units set in aluminum or pressed steel frames. Exterior utility doors are generally comprised of painted and insulated metal units hinge-mounted in painted metal frames, some with glazed inserts. Built-up bituminous membrane roofing assemblies are provided on lower roof levels, while modified bituminous membrane assemblies cover second storey low-slope roof sections. Major work recommended includes the following: - Re-apply tapered insulation on modified bituminous roofing for improved storm water drainage on roof surfaces Building envelope components were observed to be in acceptable condition, overall.

Interior Summary:The building includes classrooms and connecting corridors, a gymnasium, library, office/administrative areas and various mechanical/electrical/janitorial rooms. Interior finishes are a combination of vinyl/ceramic floor tile and carpeting. Walls generally include gypsum board, lath & plaster or masonry block with paint finishes, while painted gypsum board, lath & plaster or suspended metal T-bar grids with inlaid acoustic panel ceilings are provided throughout the building. Interior swinging doors are a combination of varnished solid core wood or painted hollow metalunits hinge-mounted in painted metal frames. Recommended work includes the following:

Mechanical Summary:Our Lady of the Assumption has gone through minor mechanical renovations since the original construction in 1956 and addition in 1960. The plumbing fixtures throughout the school have been replaced most recently. Mechanical equipment throughout the school is in various states of condition and repair. The school is heated by two gas-fired boilers; one steam and one hot water unit. All distribution piping and terminal heating units are from the original construction. Minimal ventilation is provided by exhaust fans in the washrooms and gymnasium. Cooling is provided for the computer lab. A hot water heater and circulation pump provides hot water to the plumbing fixtures throughout the school. The majority of the plumbing fixtures throughout have been upgraded recently, with domestic water distribution and waste and vent piping remaining from the original construction. The recommended actions for the mechanical systems in the next 5 years include: - Replace the entirety of the heating systems throughout the school, including new hot water boilers and accessories, distribution piping and equipment, and terminal units and controls; - Expand the BMCS to control HVAC systems throughout the school; and - Study the indoor air quality to determine if ventilation equipment and ductwork is required The mechanical systems throughout the school are in marginal to acceptable condition.

Electrical Summary:The electrical systems and equipment contained in Our Lady of the Assumption School range in age from the original construction of the 1956 portion of the school to present day. Recent electrical renovations have replaced a majority ofthe lighting, and the fire alarm system throughout the school. The electrical service is fed from a City of Lethbridge owned transformer to a 400A, 120/240V single-phase main service entrance switchgear. The switchgear feeds branch distribution panels located throughout the school. Loose motor starters and disconnects are installed to control mechanical equipment. The majority of the interior lighting throughout the school is provided by recessed and surface mounted fluorescent fixtures employing energy efficient lamps. Lighting throughout the school is controlled by a local light switches. Emergency lighting battery backs, remote lighting heads and LED exit signs are installed throughout to provide illumination in the event of power failure. Exterior lighting in the form of wall mounted high pressure sodium fixtures areinstalled around the school and are photocontrolled. The telephone and data systems are of the typical variety, with Category 5 cabling runs from the communications infrastructure to voice and data outlets located throughout the school. Paging services and change bells are handled through a Rauland Telecentre unit. The fire alarm system is comprised of an GE EST Quickstart panel, with heat detectors, horn and strobe annunciators and manual pull stations located throughout the school. An intrusion detection system employing motion detection and door sensors is provided at the entrances to the school. The recommended actions for the electrical systems in the school in the next 5 years are: - Replace the main electrical switchboard and feeders feeders with new 3-phase equipment; - Coordinate with the City of Lethbridge Electrical Utility to upgrade the electrical service size; - Replace the last original branch circuit panelboard; and - Add receptacles and circuits to the classrooms The electrical systems throughout the school are in marginal to good condition overall.

Brick face veneer is used for approximately 50% of the exterior building skin.

An exterior insulation and finish system (EIFS) with stucco finish is applied on approximately 40% of exterior wall surfaces. The finish is applied to the top 1.5 metres of external walls, and all of the north and east building elevations.

Pre-finished metal cladding is applied to parapet wall surfaces, approximately .25 metres high on the entire building perimeter. The finish was reportedly replaced concurrent with roofing replacement activities conducted in 2002.

Expansion control joints are installed at evenly-spaced intervals in the exterior brick-work and stucco-clad panels.

A paint finish is applied to the exterior stucco sections of the building; reportedly renewed in 2002.

Vapour retarders are reported to be trowelled under rigid insulation and flexible air barrier with a 25mm air space betweenthe external brick work and internal wall masonry units on the south and west elevations. The stucco sections on the north and east elevations contain insulation, air, and vapour barriers in the pre-manufactured wall components, which also proved a 25mm air space between the internal and external wall systems.

Exterior metal louvers to support air flow in the facility are installed in the west wall elevation of the original building.

Pre-finished metal soffits are installed in the canopy at the main south entrance.

Exterior windows are insulating glazing units set in aluminum frames. Windows were upgraded during a 1998 renovation.

No asbestos was observed or reported during this assessment, although asbestos-containing materials are suspected in plumbing piping insulation, drywall joint compound and some adhesives.

No mould was observed or reported during this assessment; however, a musty smell was noted in the basement library. A sump pump is installed in this area to reduce the possibility of water infiltration. Water-stained surfaces were also observed on acoustic tile ceilings in the gymnasium.

Chemical storage practices in the facility appeared to be acceptable.
