The 4,300m2 single storey school was constructed in 1981. In 1982 two free standing portable class rooms wereadded one of which was recently removed. In 1989 a pod of eight portable class rooms was added to the east side ofthe school with a further two portable class rooms added in 1994. In 2000 a link was constructed connecting the 1982portable to the 1989 pod. The school serves a student compliment of 449 in grades K to 6 and a staff of 48. The school has a program ofintegration of special needs students.

General Summary:

Structural Summary:The foundation system consists of concrete friction piles carrying grade beams which support interior walls of concreteblock and wood studs. The roof structure is wood trusses and Glulam beams over the gymnasium and adjacent areas. Overall the structural condition is acceptable.

Envelope Summary:The exterior walls are brick veneer with a back wall of wood studs incorporating insulation and vapour barrier. The atticspace created by the wood trusses has batt insulation and a vapour barrier. The wood roof joists spanning Glulambeams over the gymnasium also have batt insualtion and a vapour barrier. The windows are aluminum frames withopening lights and an insulation prefinished aluminum panel below sill level. Overall the envelope condition is acceptable.

Interior Summary:Walls are painted concrete block in corridors and wash room and shower areas and gypsum board elsewhere. Ceilingare a mix of cement plaster in shower areas, T-bar acoustic ceilings in corridors and textured gypsum board in classrooms. Floors are predominantly resilient vinyl tiles and sheet flooring. Overall the interior condition is acceptable.

Mechanical Summary:A cast iron branch water main from the municipal service enters the facility at the north face and is metered. Thewater service extend throughout the facility via the the ceiling spaces to service the domestic and process loads. Plumbing fixtures are floor mounted tank type and flush valve water closets, floor mounted urinals, countertoplavatories and stainless steel sinks. Waste from the various plumbing fixtures drain to cast iron piping under the main floor slab and a sanitary service exitsthe west face of the building and connects to a municipal manhole. Storm drainage from the perimeter roof troughs drain to an underslab storm drainage system. A cast iron storm mainexits the building at the west face and connects to a municipal manhole. A municipal fire hydrant is located at the south property line adjacent to the school. Natural gas is metered in the Metering Room at the north face of the building where it is routed via the corridor ceilingspaces to the Boiler Room and extended to serve the Portables at the east end of the school.

The building is heated by a perimeter hot water heating system from two natural gas fired hydronic boilers. A hotwater to glycol converter is located in the Mechanical Room to provide heated glycol to serve the air handling unitheating coils. Three air handling units provide ventilation to the various areas of the facility. Fire extinguishers are located throughout the school. Overall the school is well maintained and the mechanical systems are currently in an acceptable condition. Items ofimmediate concern are the need to replace the domestic hot water heaters, replace the heating pumps and a Codeupgrade of the emergency generator diesel fuel day tank.

Electrical Summary:The building has a 1200A, 120/208V, 3 phase, 4 wire service. Branch circuit panelboards are located throughout theschool. The lighting has recently been upgraded to energy efficient T8 and T5HO lamps with electronic ballasts.Emergency lighting and exit signs are powered by an emergency diesel generator. The school is equipped with aSimplex 2001 fire alarm system that is in need of an upgrade. Cat 5 and Cat 5E data networking cabling is installedthroughout the school. The electrical systems are in an acceptable condition.

The foundation consists of poured reinforced concrete piles 400mm diameter at the perimeter and along corridors wallsranging from 4500mm to 12000mm in length and 700mm diameter at the perimeter of the gym ranging in length from7000mm to 12000mm. The piles carry reinforced concrete grade beams along the perimeter, corridor walls and underwash rooms walls ranging in width from 250mm to 350mm wide and from 400mm to 1200mm in depth.

There is a concrete slab on grade throughout the school consisting of 100mm thick concrete slab reinforced with 10mmbars at 400mm centres each way on poly vapour barrier on compacted fill.

The single storey building frame consists of Glulam beams at 4150mm centres spanning 300mm wide concrete blockwall over the central gym. The upper level mechanical room to the north of the gym also has Glulam beams spanning thegym wall and a parallel 250mm concrete block wall. The central gym is surrounded by sloped wood roof trusses at 600mm maximum centres spanning the exterior walls andcorridor wall.

Structural interior walls supporting the upper level mechanical room and the roof are reinforced concrete block walls250mm and 300mm thick.

The floor deck throughout the school is the troweled concrete slab on grade. The floor deck for the upper levelmechanical room is a troweled reinforced poured concrete floor slab spanning concrete block walls.

There is a 3 level mezzanine floor in the upper level mechanical room consisting of steel checker plate floors on a steelbeam and column frame and steel cat ladder access. There is also a mezzanine floor in the gym store consisting of wood floor on wood joists spanning concrete block wallsand a steep wood stair access.

There is a poured concrete ramp at main entrance 200mm tick, 10% slope and steel pipe decorative hand rails.

The canopy over the front entrance consists of a sloped skylight with single glazing in an aluminum frame spanning brickpillars with concrete fill and a brick gable over the main entrance.

The main entrance doors are triple painted hollow steel doors with wired glass viewing slots, aluminum kick plates, pianohinges, wired glass side lights and automatic opener with barrier free push plate for one door.

There is roof felt under the concrete tiles on the pitched roof over all the school. The insulation for the roof consists ofblown in loose fill insulation in the attic space which has a polyethylene vapour barrier.

The concrete roofing tiles are nailed to wood strapping and counter strapping over roofing felt on 12mm plywoodsheathing with H-clips on wood trusses at 600mm centres.

There are 150mm x 150mm galvanized metal eaves troughs around the school. The rain water leaders are cast iron andare routed through the fascia into the school. The metal eaves troughs have been heat taped to prevent ice dams.

The roof space is accessed through a metal door in the upper level mechanical room. The roof is access by a ladder atgrade. The roof penetrations have been minimized the main penetration being the flue for the heating boilers which hasflashings and counter flashings over a built up wood curb.

A steel natural gas main from this room is routed to the Mechanical Room via an above corridor piping system.The natural gas service also extends above the corridors to the east end of the facility to serve the Science Room(service abandoned in this room) and the Portable Classroom furnaces at the east end of the building.

There are two copper water tube hot water heating boilers installed in the Mechanical Room. Each boiler is a RaypakModel 1353WTD rated for 1,352,900 btuh input on natural gas.

There are 3 in-line Bell & Gossett Series 80S hot water heating circulation pumps with 5 HP motors. Two of the pumpsserve the hot water system, and one serves the glycol system for the ventilation unit heating coils.

There are boys and girls barrier free wash rooms with extra large toilet compartments with stainless steel grab bars andvanities with undercut sections and lower sections. There is also a special needs wash room with a person lift for transfer to and from wheel chairs.

A 2004 consultant's report identified asbestos content in sheet flooring in the science preparation room now used forstorage. The report also indicated the potential asbestos containing materials in pie fittings in wash rooms and kitchenareas. The consultant's report also recommended staff training in the management, handling and appropriate disposal ofasbestos containing materials. School division staff displayed an awareness of the dangers of exposure to asbestosfibres and are familiar with abatement requirements.

Lights in the school have been upgraded to T8 lamps with electronic ballasts. The 2004 consultant's hazardous materialssurvey report indicated that all light ballasts should be checked for PCBs content when they are removed and disposed ofappropriately.

There was no mould reported nor observed during the building audit.

A 2004 consultant's hazardous materials survey of the school indicated the presence of asbestos in sheet flooring, smokedetectors in the portable class room corridors containing radioactive matter, lead pint on lockers, doors and frames. Theconsultant recommended managing that the asbestos flooring, lead paint and radioactive material be managed in placeand if removed during building projects for upgrading or maintenance should be recycled or disposed of according toprovincial and federal regulations.

The 4,300m2 single storey school was constructed in 1981. In 1982 two free standing portable class rooms were addedone of which was recently removed. In 1989 a pod of eight portable class rooms was added to the east side of the schoolwith a further two portable class rooms added in 1994. In 2000 a link was constructed connecting the 1982 portable to the1989 pod. The school serves a student compliment of 449 in grades K to 6 and a staff of 48. The school has a program ofintegration of special needs students. The prime consultant for this facility evaluation carried out on November 23, 2010, is Robert Irlam Consulting Inc.
