We’ve heard it all before: ‘It’s easy being green’. But is it? I know my ‘green’ conscience is growing at a much faster rate than my pathetic attempt at a homegrown vegie patch, and I’m not the only one. As I researched this week’s cover story, I had the opportunity to speak with a lot of passionate, eco-keen locals who really are taking an environmentally friendly approach to living. From their inspiring mindset, to the self-sustainable homes they live in, they are leading the green army. However, I just as quickly discovered that the government is keen on giving us the subtle green push too. Incentives, covenants and rebates are already prominent and set to increase in the near future. It’s clear that when we buy and sell property in the future,a residence’s energy star rating and sustainable design will inevitably become the key motivating factors in the decision-making process. EVERYBODY’S KEEN TO BE GREENIn an effort to minimise our carbon footprint, innovative eco products and government incentives are forcing developers and homeowners to reassess building methods and materials. It’s do or die for the building industry to go green or get left behind.

Ever heard of commercial paint you can eat? Or eco-friendly render made from clay? If you think products like these are just fi gments of a tree-hugging hippy’s

imagination, it’s time to think again. Th ese products are readily available and are making their way into residential and commercial buildings all over the Coast.

In fact, when buying property in the next fi ve to 10 years, it’s very likely a high energy-star rating will be at the top of the savvy buyers’ wish list, taking priority over a media room or the need for built-in cupboards. Like a subtle yet conscious paradigm shift , there’s a growing trend emerging towards creating sustainable, eco-friendly living environments, and if you don’t know your integrated water management systems from your fi ve-star energy ratings, then you might need to get with the ‘green’ program.

While the word ‘sustainability’ is slowly working its way into mainstream vocabularies, its meaning is oft en misunderstood. Ultimately, a sustainable home refers to one that is designed and built to minimise its impact on the environment. It also uses as little energy and water as possible and can respond to the homeowners’ changing lifestyles and circumstances, and most importantly, is a home where you can live comfortably and in harmony with the surrounding climate and habitat.

Only a few years ago the phrase ‘carbon footprint’ was pretty much unheard of, yet nowadays the term makes its way into classroom conversation and is the hot topic on everyone’s lips – even when buying property. Th e State Government has also been quick to recognise this. As part of its Smart State initiative, the Queensland Government released a discussion paper in June this year titled Improving Sustainable Housing in Queensland.

According to this 56-page paper, most people believe that homes with more sustainability features are worth more. In fact, one initiative presented in the paper suggests that the Sustainability Declaration at Point of Sale and Point of Lease

(a document that states the sustainable features in the home and is signed during the selling and leasing transaction), should become a mandatory part of all future property transactions in Queensland – not just the optional feature that it currently is. (Visit www.dip.qld.gov.au)

Th e paper states that in national and international cities where similar declarations have been introduced, an increased number of people considered sustainable features when buying or leasing a home and in some cases, these features were the deciding factor, as opposed to other factors – such as location, environment, new bathrooms and kitchen and plenty of storage – which were the strongest selling points prior to the declaration being introduced.

Acreage specialist and local real estate agent Eric Annett from Leading Edge says people are becoming more aware of their impact on the environment and, in turn, are looking to create living spaces where they can become more self-suffi cient in an eff ort to reduce their carbon footprints.

“Sustainable living is something that people and buyers are looking for,” Eric says. “Th ere’s an obvious need and desire for it out there.

“Th e more educated the public gets, in terms of sustainable living, the more they’re demanding it in homes they are buying or building.”

Th is, coupled with the government and local authorities’ push towards encouraging sustainable living through rebates and development covenants, is creating an ‘eco-savvy’ group of property buyers.

It’s estimated that on average, a Queensland household generates approximately 13.77 tonnes of greenhouse gas emissions (our household carbon footprint) per year. Queensland creates 30 per cent of Australia’s emissions, despite having just 20 per cent of its population. Th e State Government has a plethora of initiatives and incentives – such as rebate schemes – in place to try to reduce this infl ated percentage, and one key initiative includes phasing out electric hot water systems in existing homes from 2010.

Government research shows that almost a quarter of Australia’s greenhouse gas emissions result from the building sector’s energy demands. Following

an agreement between industry and the Australian, state and territory governments, the Building Code

of Australia (BCA) includes a mandatory minimum energy effi ciency requirement of 3.5 stars for all new and refurbished buildings in Queensland.

Th e ratings are determined by the Nationwide House Energy Rating Scheme (natHERS), which uses

soft ware-based criteria to assess the building envelope, predominately walls, roof, windows and fl ooring along

with its location climate, to allocate a rating. Appliances such as hot water systems and refrigerators can be replaced

during the lifetime of a residence and are not taken into account when determining a star rating. Th e scheme focuses on the construction, orientation of windows and shading, and the design and layout of the home.

Local architect Liza Neil from Gomango Architects is passionate about creating sustainable living. She says

one of the most important things buyers must consider when looking at a property is its design and aspect. “Th e

biggest mistake people make is not understanding the importance of due north. People just don’t understand that a property must have a northern aspect and must be built to our climate. You might have the most beautiful deck facing east, but if you don’t have it protected from the wind and rain you won’t use it. Creating sustainability is not only easy, it’s economically very worthwhile. You can save lots of money being sustainable. It’s about trying to save energy. Simple things are really eff ective and it’s really easy to achieve.”

While many of us are only recently coming to terms with sustainable living and how to achieve it, there are others who have been walking the walk and talking the talk for some time. Bob Cameron, founder of render, texture and paint company Rockcote, is one man who was bitten by the eco-bug about a decade ago. His Rockcote design centre on the Gold Coast has won a string of awards, including the best environmental building in Queensland in 2005 by the Urban

Development Institute of Australia (UDIA). He lives in an eco-friendly environment at his property in Eumundi, and he makes sure this ethos radiates into his working life. His Yandina-based Rockcote offi ce is diff erent, to say the least.

“At our Rockcote factory building we’ve got our own chooks that give us eggs, and all of our smoko scraps are composted and we even have onsite worm farms,” Bob says. “We’ve got plenty of beans here at the moment – some of the girls downstairs are selling them. Sometimes we grow really good vegies from here.”

While he’s humble about his eco-workplace, he’s passionate about the topic of sustainability, but he believes that support of it is lacking. “Why don’t we build good buildings anymore? Where did we get the idea that a building should be a square, ugly box that

gets hot in summer and cool in winter and needs huge amounts of fossil fuel energy to provide heating, cooling and lighting just so someone can sit in there? For thousands of years, civilisations have built buildings in tune with nature. It’s only in the last 200 years we’ve forgotten how. Building sustainably is just a return to common sense.”

It’s this passion for all things eco that led Bob to create a number of environmentally friendly products such as paints and renders. “Th e CSIRO reports that 70 per cent of indoor pollutants come

from the paint that’s used. So we developed paint that has zero volatile organic compounds and we based those on the formulas from the Renaissance. Th en we wanted coatings that were even more

environmentally friendly. So we looked at how the ancient Egyptians painted

hieroglyphics on the walls thousands of years ago because they’re still there. It turns out the answer

has been literally under our feet the whole time. And we’ve developed a bunch of paints, renders and coatings

based on clay. You could pretty much eat them!” A shift towards sustainable living and reducing carbon

footprints clearly goes beyond having a vegie patch and recycling milk containers. With environmentally friendly building products readily available and the governments’ ‘green’ schemes and rebates adding further encouragement, there’s a push towards sustainable living, and it’s gaining momentum. In its discussion paper, the State Government says that to build to a fi ve-star energy rating property, initial construction costs will rise by less than one per cent – dispelling many myths about the high cost involved in creating a sustainable residence. Many local commercial developments are building to a green-star rating and many of the emerging residential land releases have strict covenants in place stipulating homes must be built to specifi c star ratings. As Eric Annett points out, it’s already out there.

1. Assess the risk of climate change impacts to a house and neighbourhoodFuture changes to the climate could affect properties on ex-swamp land or in low-lying areas. When looking at buying a house or land, don’t forget to assess the potential risks of climate change.

2. Buy a community and an ecology – not just a house Consider where you want to live and how close you want to be to all the services you need and where you work. The closer it all is together, the less travelling you will do in a car, bus or train, thus reducing your carbon footprint.

3. Know your north point The golden rule of living south of the equator is to face your windows to the north, and when you live this close to the tropics you need to protect your openings. Every house should ideally have big eaves and awnings over windows. The north is where you get all-round light and air without sun-penetration and storms.

All you need is a ‘green’ mindset and the willingness to understand it.

“With every single new estate that we handle that is rural residential or an acreage estate,” Eric says, “council now requires you to put in an onsite septic system to recycle the grey and black waters within the home and there are covenants in place which require residences to be of a 3.5-plus star rating.

“If someone is looking for self-sustainable living estates, they’re out there now. It’s actually proving to be quite a sought-aft er commodity, and will become even more so in the future.”

4. Protect yourself On the Coast, the general rule of thumb is to: protect yourself from summer sun and storms that come from the south-west and west; have fl exible shade and ventilation to the south-east and east where you will get great summer breezes but also some storms; be open but protect yourself from all light from the south, which will be even and constant light but can be vulnerable to storms. And if storms come from the north, they can be cyclonic and carry lots of rain. Ideally your living area

should be on the north-east side of the house, as this is the best aspect, and you garage should be on the south-west, as this is your worst.

5. Refuse, Reuse, Reduce and RecycleDon’t just buy a certain type of house for resale value.

Buy or rent or live where you love to be. Reuse materials where possible. Older houses can often contain aged materials such as timbers that are far stronger than any available today. Reusing materials salvaged from other houses is an obvious way to reduce waste and energy. Don’t be afraid to reduce the size and expectations of your living. A clever house can use space and give the

feeling of large living without actually being big. Bring things back to life instead of consuming the precious

resources of the future! For a new house, try to assess products based on their recyclability. Ask yourself: are they fi xable; are they recyclable or reusable; and will they decompose leaving no toxins? You can recycle most products from an old timber Queensland house but we can’t yet recycle many new products like foam-fi lled panel boards.

Property is big business

Property, development and associated activities represent one of the biggest sectors on the Sunshine Coast,

employing about one in fi ve people in the workforce. As part of the growth and maturing of that sector, the University of the Sunshine Coast has established an undergraduate degree in Property and Asset Management, for which enrolments are now open.

“At USC, we are committed to being integrated with our community and supportive of its key business sectors,” says Professor Greg Hill, the university’s deputy vice-chancellor. “Given the importance of the property and development sectors, we have developed undergraduate courses in construction management, town planning and property and asset management, which we believe are the best of their type in Australia.”

USC has established a chair in property and development and Professor Mike

Heff eran has taken up that position. Mike comes from QUT, where he was head of that university’s Research Institute in Sustainable Development. Before that, he was an executive director within the State Government and was responsible for much of the Government’s property portfolio and many of its major development projects over recent years.

“Our aim is to provide the sector with industry-ready professionals,” Mike says. “Balancing skill with the ability to apply it. For that reason, all of our staff have strong academic qualifi cations but also have a wealth of industry experience.”

Staff are active in a range of industry associations including the Australian Property Council, UDIA and the Australian Property Institute, where Mike is also the state vice-president.

Th e Property and Asset Management course provides students with a wide tertiary education in property – ranging

from construction and planning to law, asset and property management, fi nance, valuation and development and will appeal both to school leavers and those already involved in the industry.

“Th e property sector off ers enormous variety in careers and our graduates will be able to pursue any of a range of those opportunities upon graduation – locally, nationally and internationally,” Mike says.

“Th e Sunshine Coast off ers great case studies for students, given the high-quality, sustainable developments now underway here. Our strong links with the industry will ensure that our students have fi rst-hand experience with them.”

Th e program also aims to provide the necessary academic qualifi cations for valuer registration and an application for that accreditation is currently with the Australian Property Institute.

Located just four kilometres off the coast of Dubai, Th e World is the emirate’s latest engineering marvel, a luxurious development of man-made islands representing an aerial image of the world. It’s destined to have the planet’s super rich dipping into their pockets yet again to get a slice of Middle Eastern real estate. Oqyana World First, the Australian and New Zealand section of Th e World, is made up of 22 islands, with such antipodean titles as Alice,

Isa, Fraser and Uluru. I’ve found the interesting factor in the “downsizing” process is that often these days buyers are “upsizing”.

Setting the bar for builders of luxury homes on the Coast, Mark Hall has recruited some clever friends to construct his house in Mooloolaba. It will be a modern, sophisticated building that ticks all the environmetally friendly boxes.

When Mark Hall inherited the old family home on Culbara Street in Mooloolaba some 18 months ago, he knew he had to do something special with the

property. Not content with building just any luxury home where the old house once stood, Mark was determined to do his part for the environment, through the design of a truly eco-friendly house on th e waterfront block, unlike anything the Coast has ever seen.

Th e Hall family is well known on the Sunshine Coast. Mark’s dad, Les Hall, was involved in earthmoving and development. Mark’s two older brothers now run the family business, Hall Contracting, while Mark decided to pursue a career in aviation.

A Cathay Pacifi c pilot, Mark had spent many years living and working overseas for international airlines, but is happy to call the Sunshine Coast home – albeit a one in between his international fl ying commitments – once again.

Th e idea to build the environmentally friendly house came about when Mark made the decision to buy his Melbourne-based sister’s share of the Mooloolaba property and design something that he, his sister and her family could enjoy that was also eco-friendly.

Mark joined forces with two friends from G&N Builders, Hamish Gray and Aaron Nicholson – who had completed previous renovations for him – and they hatched the plan to design the green home, which is now under construction.

“Our aim is to show how a luxury waterfront home can successfully incorporate full green credentials,” Mark says. “We noticed there is no sustainable theme in any of the mid- to high-end houses on the Coast, or anywhere else for that matter. We decided there was an opening for a diff erent approach, a green approach to the luxury housing segment.”

Th e waterfront house was designed by multi-award-winning architect Yurgen Beschorner. Th rough his company

additional heating and cooling systems such as air-conditioning. It has been designed to be as close to carbon neutral as possible, with energy-saving devices, such as a fully automated C-Bus system from Clipsal, included.

“Installing the Clipsal system will allow me to turn off all the power in the house with one swipe of a card, guaranteeing that we don’t waste any energy unnecessarily,” Mark explains.

Th e design also incorporates the use of recycled materials, with timber and bricks from the original family home used in the construction of Mark’s new waterfront abode. When it comes to eco landscaping, the bar has also been raised in the design of the garden, with his mother’s favourite tree, a 35-year-old frangipani, taking pride of place on the perimeter of the property.

From a water management perspective, all the bells and whistles have been included in the design, including a 60-litre water tank to be located under the garage. Mark was prepared to also include grey water use in his home, however, council regulations were too restrictive to make this possible.

“At the moment, you’re only allowed to water your garden with grey water – you can’t even fl ush your toilet with it,” Mark says. “I was prepared to use grey water in my home, even black water, but wasn’t given permission by council to do anything other than water the garden with it, so it really wasn’t a viable option at this time, which is disappointing.”

Th e indoor/outdoor swimming pool is a major feature of the home and is solar heated. It has been extended indoors to help moderate the climatic environment inside – a truly ingenious move.

In acknowledgement of its green credentials, the home will be submitted to the HIA for a Green Star rating. With this in mind, the entire project has and will continue to be completely documented, from the recycling during the demolition phase to the various eco measures included in the fi nished design.

Apart from the solar power, what are the other costs involved? Surely an eco-friendly home is much more expensive to build?

Unfortunately at the moment it does cost a little more to build and maintain, but people with the right budget and social conscience can easily get their hands on these new green features.

“People who can aff ord to build a luxury home can aff ord to think green in their design,” Mark says. “It’s really all about the feelgood factor – I feel proud of the contribution I will be making to the environment. It’s worth the extra money.

“We are pushing the edge of the envelope with this project and have included all the cutting-edge technology as we believe it’s the right thing to do,” Mark adds. “Th e great news is that this is rapidly becoming what people want; people want to do the right thing by the environment and don’t mind paying for it if the option is made available.”

With the end goal in mind, Mark wants to encourage other locals to consider building a truly eco-friendly home, so he has generously off ered up his completed home to G&N Builders as a display house, so interested parties can inspect the property and its uniquely green credentials.

“I truly believe that my home will be the greenest house on the Coast,” Mark says with pride.

By installing a rainwater tank and recycling grey water to use on the garden, you can drastically cut your water consumption. Inside, take shorter showers, look out for leaks and install a dual-fl ush toilet. Fit tap aerators in the kitchen and bathroom and use a trigger nozzle on your garden hose to reduce the chance of water waste. And save yourself a fi ne by following water restrictions.

Rather than chucking them in the bin, get a compost where you can pop your unwanted food scraps and garden waste. Garden compost bins and worm farms are available from most hardware stores and some councils. Composting is the natural decomposition or breakdown of food and garden waste into a natural fertiliser – you’ll feel good about reducing land fi ll and you’ll never have to buy commercial fertiliser again.

Installing ceiling and wall insulation will minimise your heating and cooling costs throughout the year, therefore reducing your heating and cooling bills. Insulation in your ceilings can cut your energy costs by 30 per cent. If you’re renovating, insulate your walls and you’ll save another 15 per cent, a plus for you wallet as well as the environment.

Save with the four Rs: Refuse excess packaging at the shops; Reduce the amount you buy – take a list to the supermarket so you don’t end up buying more food than you really need; Re-use such things as empty containers; Recycle all the things you can’t. A little

education can go a long way, so learn what can and can’t be popped into the recycling bin and teach your family accordingly.

Change your lights – compact fl uorescent light bulbs use 80 per cent less energy and last much longer than conventional light bulbs.

Buy new appliances with lots of stars on the energy rating labels – the more stars, the less energy the appliance uses. Install a timer or motion sensor on outside lights. Your TV, stereo, microwave and computer still use a surprising amount of energy when they are on standby, so turn them off at the power point when you’re done. Go green – most Australian electricity retailers off er a green option, allowing you to get your energy from renewable sources.

Christmas comes early for fi rst-home buyers

Potential fi rst-home buyers all

over Australia have been given an early Christmas present from the Rudd Government this week, in the

form of a $1.5 billion rescue strategy. In an eff ort to stimulate the slowing

housing sector, the previous $7000 fi rst-homeowners grant has been increased to $14,000 for the purchase of an established home.

Building your fi rst home will now be a little easier, too, with a $21,000 grant to help with the construction costs – once again in an eff ort to help the Australian economy.

Coupled with the stamp duty concessions and other changes announced in the 2008/2009 state

budget, this now gives fi rst homeowners in Queensland a headstart of up to $30,000 for new homes and more than $20,000 for those buying up established properties.

Th is measure will provide an immediate stimulus for new housing and help restore business confi dence across the sector, particularly in the building manufacturing sector.

In fact, it is estimated that the boosting of the fi rst-homeowners grant will increase housing construction by 15,000 houses.

Doug Biggs is 80 years old and has been around the hinterland real estate scene for so long that he can

reasonably claim the title of the industry’s ‘elder statesman’.

Having started with Nambour agency Day and Grimes – a business that was established 13 years earlier by his wife’s father and uncle – in 1949, Doug has clocked up an impressive record with the REIQ, as well as his local community, where he is widely recognised as ‘Mr Nambour’.

Roy Henzell’s grandfather, also named Roy, who was based in Caloundra, was one of the only real estate identities who could claim greater longevity in the local industry.

Doug became foundation secretary of the original north coast branch of the REIQ and was part of the push for the region to be named the ‘Sunshine Coast’. He later served as branch president and as an REIQ board member for two decades from 1966, including being the

fi rst country member to be elected REIQ state president in 1978.

“Th e REIQ Sunshine Coast branch was the fi rst organisation to adopt the region’s new name,” Doug says.

“Th e launch was performed by then-state premier Sir Francis Nicklin, in the 1950s. I’ve been in Nambour for 60 years, 50 of them involved in the real estate business. I handed in my licence at the end of 1999.”

He still has a copy of the original REIQ certifi cate certifying that Day and Grimes Nambour was a “duly accredited member” signed in July 1936 by Ray White, who was president at the time. Th e registration number puts the organisation as the 279th REIQ member.

A clipping from the Nambour Chronicle and North Coast Advertiser dated July 3, 1936 describes the real estate landscape on the Coast in that era. It advertises “good lists of seaside or town allotments, homes and all classes of farms to pick from”. >

Doug says it was very much a small farms area then, as there was no linking coastal road. Coolum was reached via Yandina, Maroochydore along Main Road and Caloundra by Caloundra Road.

“We served the coast from Nambour, and Noosa was sold out of Cooroy,” he says. “Th ere were local agents in some areas. Aub Wilkinson was well-known in Maroochydore. Th ere wasn’t the tremendous number of agents that you now see on every corner.”

Day and Grimes Pty Ltd was formed by Vic Day and Jim Grimes, the father and uncle of Doug’s wife Dawn, in 1936. It was located in the same building in Currie Street where it can still be found today. Doug arrived in Nambour on May 27, 1949 and started work with them on May 31, 1949.

Business was mainly dairy, cane and pineapple farms, citrus orchards, particularly in Palmwoods, as well as mixed farms such as bananas.

Some of the bigger properties were advertised in large blocks in Sydney and Melbourne newspapers for a “fl y in and inspect”.

“Th ere were farms like you wouldn’t believe,” Doug says. “We had some new estates to sell. You could buy a suburban allotment in Nambour for ₤50 and in some fringe areas, you could fi nd a block for ₤25. Th at same area is now selling for $200,000-plus.”

Doug paid ₤1037 and 10 shillings for his fi rst home in Nambour in 1951. Th e weatherboard house with tongue and groove pine walls and a galvanised iron roof still stands on Hospital Road.

Homes in Nambour could be picked up for ₤950, or up to ₤2000 for a “really good one”.

“Turnover of homes in Nambour was sound,” Doug says. “Buses would come in from the coast north and south and bring workers to the mill and retail establishments in Nambour, which was the central town of the Sunshine Coast. Centrality, that’s one thing that can’t be taken away.”

He says the hinterland has enjoyed a great awakening in real estate in recent times, because a lot of people don’t want to live on the coast or at Buderim.

“Fred Murray [former Maroochy Shire chairman] was right when he once said there would be a greater creep of Sunshine Coast population towards the hinterland because they can’t build east of Maroochydore,” Doug says.

“Nambour is seeing a revival. It’s a diff erent mode of living and there is more community interest. Th ere are also lots of schooling opportunities.”

He adds that there was also a diff erent culture in real estate back then. “A lot of people don’t know what it was like to chase a quid just to put bread on the table,” Doug says. “We would think nothing of racing off down the goat track to Tewantin to show a property. You had to go out of your own backyard to make a sale. Th at was the romance of it. It was not about making millions, but about making a living.”

Developers see green It’s no secret that as a society we are becoming much more

environmentally conscious, particularly in our personal lives. Thankfully, this commitment is quickly extending

to our professional lives, with an increasing number of businesses thinking eco.

The Green Building Council of Australia (GBCA) defines a sustainable commercial building (or green building) as “one that incorporates design, construction and operational practices that significantly reduce or eliminate the negative impact of development on the environment and occupants”. In Australia, and internationally, sustainable commercial buildings are referred to using a variety of terms – the property industry isn’t short on jargon! They can be described as ‘green’, ‘bio-climatic’, ‘environmental’, ‘low-impact’ or ‘eco-tech’. When it comes to official ratings, buildings can be given a Green Star rating (courtesy of the Green Building Council of Australia), a NABERS rating (National Australian Built Environment Rating System) or an ABGR rating (Australian Building Greenhouse Rating). Or all three.

Confused? Don’t be. All three ratings mean that the commercial dwelling in question meets stringent national requirements, which is good news for your business and the environment.

For example, the Green Star program (managed by GBCA) covers a number of categories that assess the environmental impact that is a direct consequence of a project’s site selection, design, construction and maintenance. There are nine categories included in the program, which can result in a four, five or six Green Star Certified rating (level six is considered world leadership). NABERS ratings are based on building performance data (for example water and energy consumption) over a 12-month period, following a scale of one to five – five being the best.

A number of local developers are leading the way in the provision of sustainable commercial buildings. Reed Property Group, with its Emporio development at Sunshine Cove, and RGD Property Group are two developers who are affecting real change.

The RGD Property Group’s latest commercial development, the Edge, is located on the banks of Lake Kawana and offers tenants more than 7000 square metres of premium waterfront floor space as well as the latest in environmentally sustainable building design.

Testament to RGD’s commitment to sustainable buildings is evidenced by its registration of the Edge with the Green Building Council of Australia and its aim for the Edge to become the first nationally accredited Green Star-rated building on the Sunshine Coast.

Rob Grabbe from RGD recognises the long-term environmental, social and economic benefits of the Green Star rating program.

“Green buildings offer a range of important benefits,” Rob says, “including lower operating costs, growth in rental rates and financial gains through increased productivity and lower absenteeism.

“Environmentally friendly buildings also have strong appeal to government and corporate tenants, who prefer to house their staff in buildings which have reduced running costs and provide a healthier work environment.

“It’s important that we embrace these changes. We don’t want to be left behind as I really see this as the way of the future for the development industry.”

The much-anticipated Sunshine Coast Industrial Estate, which is located next to Caloundra’s Corbould Park

Raceway, is well underway and interest from buyers is already gaining momentum.

Caloundra has struggled in recent times to meet the demand for suitable industrial land/office space due to strong population growth, but the new Caloundra Industrial Estate will open up many possibilities.

The development by the State Governments Property Services Group (PSG) is designed to suit a range of general and low-impact industries, such as manufacturing, processing, reprocessing and ancillary activities for the owner-operated business.

The initial stage of the project encompass 73 lots ranging

from 2,473 to 26,160 square metres, and preliminary prices have been released at $247.50 to $374 per square metre.

The estate will provide many employment opportunities and will be a driving force for the local economy.

This exciting new estate features an array of location benefits for the commercially minded, due to its close proximity to the Bruce Highway. It is also only 10 minutes to Caloundra’s central business district, pristine beaches and restaurants.

New bushland park for Peregian Springs

A new one-hectare bushland park unveiled in the FKP Property Group’s $700 million Peregian Springs

masterplanned community will cater for runners to readers and everyone in between.

Th ree quarters of the park, which cost $500,000 to develop, is pristine native bushland, and will provide another social hub for Peregian Springs residents.

A 70-metre elevated observation

boardwalk has been integrated within the tranquil setting, allowing residents and visitors to enjoy the lush canopy of surrounding vegetation.

To provide residents with the greatest opportunity to use the park, FKP has incorporated landscaping, outdoor furniture and fi tness equipment, ensuring the open space complements the masterplanned village’s existing communal amenities.

FKP’s executive general manager of land, Bryan Jackson, says well-equipped communal green spaces have become hallmarks of the national developer’s communities.

“One of the outstanding features of Peregian Springs is the open vistas created by the natural parklands and conservation areas, featuring the golf course,” Bryan says.

“In all our masterplanned communities, we set out to ensure residents have the space to rest and play in the way they enjoy most.”

Th rough the eight-year history of Peregian Springs, FKP has placed as much focus on building the community’s social fabric as its physical infrastructure.

Residents of the Peregian Springs community have another reason to stay close to home with the creation of a new park.

Success for Sippy Creek rehabilitation

Sustainability is an important issue for Bellfl ower and Palmview community creators Investa Property

Group, who are nearing the end of a four-year rehabilitation of Sippy Creek.

Th e extensive $4 million rehabilitation eff ort has received a number of accolades, including awards in 2007 from the Sunshine Coast Environment Council and the Planning Institute of Australia.

Sippy Creek drains the Ilkley Ridges and an area of the Mooloolah Plains into the Mooloolah River, but has suff ered the ill eff ects of cattle grazing over several decades. As a major local landholder, in 2005 Investa stepped in to facilitate a massive conservation eff ort to improve the degraded waterway.

Environmental and ecological consultants were commissioned to develop a comprehensive rehabilitation plan for the are. Th e rehabilitation eff ort involved the replanting of some 400,000 seedlings across 130 diff erent native species and is being carried out over an area of approximately 21 hectares.

Investa Property Group’s conservation effort has been given the green thumps up. On Tuesday, the Federal Government announced signifi cant changes to the fi rst-home owner’s grant, by tripling it to a whopping $21,000 for new homes and $14,000 for existing homes in an eff ort to stimulate business activity.

HIA’s managing director Dr Ron Silberberg says when the grant was doubled for new house purchases in 2001, the number of new dwellings built increased by 3000 per month over a nine-month period. HIA expects this new initiative will provide a boost in production of 15,000 new dwellings.

“Th is measure will provide an immediate stimulus for new housing and help restore business confi dence across the sector, particularly in the building product manufacturing sector,” he says.

Rob Douglas, director of the Sunshine Coast’s Adenbrook Homes, thinks the revised grant will have a spillover eff ect on industry and the local economy.

“I think the grant for new homes will make it more aff ordable for fi rst-home buyers to get into the market. With the $21,000 grant and the changes to stamp duty, there’s massive savings there. Aft er all, there are still house and land packages on the Coast you can pick up for around $360,000 to $400,000.”
