That’s over $300* million dollars worth of property sold by real estate agents that advertise in My Property Review.

Since its launch on August 15, My Property Review has cemented itself as the freshest and most successful new way to buy and sell real estate on the Sunshine Coast.

From humble beginnings: A large proportion of local real estate agents and a team of local publishers joined forces with the vision of creating a cost-effective, powerful and successful magazine for marketing property on the Sunshine Coast.

The winning formula: Wide Coverage (over 62,000 copies delivered fresh every Friday) + Exceptional Quality + Cost Effi ciency = Outstanding results for sellers.

The results have been overwhelming, with more agents and more sellers choosing to market their property through My Property Review.

It’s all in the numbers: a whopping 62,370 copies are distributed to homes and over 268 highly visible pick-up points at selected real estate agents, news agencies, resorts, food stores, pubs, clubs and coffee shops across the Sunshine Coast each Friday.

The results speak for themselves: My Property Review works. Thank you for your continued support, we look forward to bringing you MPR each week.

It’s time to string up the Australian fl ag and paint the town, err, green and gold? Th ere’s a certain growing popularity towards Australia Day celebrations on January 26, with patriotic Aussie’s tuning into Triple J’s hottest 100 countdown, stoking up the barbie and knocking back a few cold ales in tribute to our fi ne country. But do you ever wonder how we are perceived by foreigners, or better yet, what our identity is, especially when it comes to our living standards? Th is week’s cover story takes a look at what constitutes a typical Australian home. We speak to award-winning architects to discover where the humble Queenslander originated and where our residential designs are headed. If you’re not sure how you or your house measures up, take a look at our feature on page 34 to determine just how Aussie your home is. Meanwhile, our fl ashback feature takes a trip back to the early 1800s to discover what drew early settlers to our beautiful region. In those days it was in search of timber, nowadays, it’s the lifestyle, beaches and climate – how Australian is that!

cover story

Bob Brown and Wally Johnson best summed it up when they wrote the hit song Home Among the Gum Trees back in 1975. Every true-blue Aussie

knows at least the one verse, which waxes lyrical about a home among eucalypts and plum trees. Apparently at this house, there’s a sheep or two and a kangaroo, and a clothesline out the back. Let’s not forget the verandah out the front and, of course, the old rock-ing chair.

It conjures up a familiar image to those who can sing along – a typical Australian residence made of timber, nestled in a dry bushland setting, probably known as Woop Woop. Th is same home most likely had a traditional outhouse (a freestanding toilet situated more than a hop, skip and jump from the main house) made of rusted tin, a wire fence and dirt driveway, a blue heeler and a fat resident magpie.

But dodging sheep and kangaroos, and picking ripe plums off trees on the way to a mate’s house, doesn’t really resonate as a standard house call these days. So, what now constitutes a ‘typical Australian house’?

Many aspects of Australian architecture have changed throughout the decades, and few things are the same as they were a generation or two ago. Th e clothesline out the

back is now more likely to be collapsible and hanging off a rendered wall, and the rocking chair replaced with luxurious daybeds and alfresco dining suites. But in Queensland, our love for verandahs and outdoor living seems to be the one constant that defi nes our cultural abode.

According to the experts, us Aussies love to live on the residence’s edge or ‘fringe’ as Queensland President of the Australian Institute of Architects, Bruce Medek, puts it. He attributes the nexus of Australian residential architecture to be the humble verandah.

He says, “Th e things we are doing architecturally in Queensland are always centralised around the three levels of living: we still love our backyards, we still love the indoors, but the thing that’s really made Queensland houses diff erent for the past 30 years, from an architectural point of view, and the heavy infl uence, has always been on the middle point – the deck. It’s the important space between inside and out, where people like to live on the fringe. It’s a comfortable place to live when in Queensland, especially on the Sunshine Coast.”

In fact, it appears that all we’ve done over time is evolved the concept of the original Queenslander. We’ve taken the simple design of wide wraparound verandahs and merged it with modern ideals to create what is perceived as the quintessential Australian residence. One that merges living with its surrounding landscape.

Th e Australian Government’s Culture and Recreation Portal places distinctive Australian architecture into three recognisable categories encapsulating ‘Th e Queenslander’, ‘Th e Wool Shed’, and ‘Th e Beach House’. While our current model is based on a blend and adaptation of these three styles, it is the Queenslander that originally characterised the Aussie tradition of wanting to enjoy outdoor living spaces.

With Australia Day on the horizon and the fl ag fl ying strong, Jade Harrison takes a Captain Cook into the origins of the quintessential ‘Aussie’ home and investigates what exactly our architectural signature here is.

“ “Living on the edge

Page 7: My Property Review 23

As award-winning architect and former Sunshine Coast resident Lindsay Clare points out, it was the Queenslander that was partly responsible for the evolution of what we can now call a typical model Aussie home.

“In Australia a lot of design was adopted from overseas models and in Queensland in particular that adaptation became known as the Queenslander – a simple plan with verandahs around the edge, and it was elevated where people could live in an outdoor zone and keep to a landscape. So fundamentally that set a protocol and lifestyle-cultural thing where people still want to live in these spaces.”

Bruce Medek says a typical Australian home varies a bit from state to state, due to climatic conditions, but adds that the merging of indoor and outdoor living is prominent throughout our nation as a whole. He says in recent times we’ve rediscovered how great it is to live around the ‘edge’ of the house, drawing back to the Queensland style, which was actually a style adopted from the East.

“Th e Queenslander design was really stolen from India. It was a British extraction of the type of house they had in India and that’s where the whole external verandah space originated from. Th e British thought it was a pretty good idea and they adapted it to here. Th ey put in the high ceilings, the big overhangs, the all-round skirt, and it’s only

been in the past 30 years that we’ve stripped it all back and rediscovered how great it is to be living around the edge of a building again.”

Like art, architecture is a movement and with the evolution of the Queenslander came the introduction of open living spaces, another prominent feature found in Australian homes today.

Architectural pioneer Robin Boyd (1917-1971) was at the forefront of Australian residential architecture and over the course of his career became famous for designing houses around central courtyards and creating living spaces arranged in a series of open platforms.

“Th at’s why Queensland modern houses have architecturally been so interesting,” says Lindsay, “because they’ve developed ideas of the open-plan assimilated with living on a verandah edge and so there’s a lot of exciting architectural developments that are still occurring in Queensland, where open-plan living and relationships with the outdoors are being explored.

“I think the progression has perhaps occurred in architectural work where the whole idea of modernism was developed from the open plan, so instead of having a whole series of enclosed spaces, people were able to open spaces up. Th e idea of being able to live in wide open spaces really seems, in Queensland, to have evolved from living on verandah spaces.”

Renowned local architect Gabriel Poole agrees that we’re more inclined to live in open-plan spaces these days, but thinks that Australian homes lack identity and that while our architecture here is well regarded on a global scale, it does take on a universal theme. He’s worried there’s a shift towards oversized residential living and hopes there will be a bit of a trend towards keeping it more simple in the future.

“Everyone wants to be pampered and looked aft er and they expect that to come through in the houses they live in,” Gabriel says. “[In Australia] we’re following diff erent trends, but I think in the future it’s going to be in the realm of architecture that’s aff ordable and responsible.”

However, when it comes to establishing an identity for the Aussie home off shore, Lindsay says it’s about building to our fabulous landscapes.

“From a foreign point of view I think there’s a certain sense of excitement in Australian architecture, mainly with the possibilities of openness to the landscape, rather than a home being secure and fortifi ed,” he says. “People see our architectural houses sitting on Australian landscapes and they see an openness and a freshness – it’s not an airtight container. It makes it quite diff erent to the designs in the northern hemisphere. A lot of Australian residential architecture has an outside that merges with a courtyard or

merges with a verandah-like space or deck, then there are terraces that link it and step down into the landscape. It’s a very diff erent edge.”

Whether or not our architecture goes full circle and turns back to its simpler roots is yet to be seen, though one thing is for sure – it’s typically Australian to

love the outdoors. Just like decades ago, our culture is centred on co-existing with the elements and living in an outdoor-indoor space, and it’s this way of life that is shaping the walls of our homes. It is and always was the great Australian dream to own your own home, whether it’s a beachfront mansion, relic Queenslander or humble tin shed. And while you may not have an old rocking chair, it’s likely you’ll have a verandah out the front and most certainly a barbecue out the back.

The Queenslander design was really stolen from India. The British thought it was a pretty good idea

and they adapted it to here

“ “

Say what?We hit the streets to ask our readers what constitutes a typical Australian home:

A typical home is a place that is family-oriented, informal, bright and airy. It’s the kind of space

where you want to entertain friends and family in open living areas and large outdoor spaces. A place you

don’t want to leave!- Jodi Reeves, 38, Bli Bli

““

There’s got to be a pool, deck, bar and it’s got to be elevated for a breeze. I guess the old Queenslander is really the traditional Aussie-looking house though - Gwen Sutcliffe, 37, Buderim

Every Australian home needs a barbie. If you don’t have a barbie,

you’re not an Aussie. It doesn’t ma er if you have a huge acreage or a ny fl at with a balcony, it’s un-

Australian not to have a barbie - Alex Cartwright, 28, Maroochydore

To be an Aussie home it’s really got to have a decent area to have a barbie. I reckon it has to have a good-sized timber deck too - Paul Jenson, 48, Palmwoods

“It’s got to have bi-folding doors

and large timber decks

- Melissa Stokes, 19, Cotton Tree

TARGET: 1 Banksia Street, Shelly BeachPROFILE: This home offers gorgeous views over Shelly Beach. It has polished timber fl oors, high ceilings and plenty of glass with six bedrooms, three bathrooms and room for three cars.MISSION: Offers over $2 million. Ken Guy Maroochydore, Daniel Barrios 0414 486 989, Kim Barrios 0411 195 949

We’re on a quest to expose some of the best homes on the Coast, from a man’s perspective. Rumpus rooms are great, walk-in robes and twin vanities go alright too, but where does the man go to be himself and reveal his true man-ness? From the shed to the backyard and pool room, we’ll explore it in a way that only two Aussie dads with six kiddies between us can.

At two storeys high across the road from the beach, with this house you get to see more ocean than the First Fleet. Sea breezes sweep through the upstairs open-plan lounge and kitchen while the nippers shout Marco Polo from the pool below. If Captain Cook was around for Oz Day 2009, this is where you’d fi nd him. Go Aussie!

What’s a girl to do when the sky clouds over and the beach isn’t an option? Dorothy Drane ponders the options and discovers there’s not much manmade fun on the Sunshine Coast.

by Dorothy Drane

All in good funcolumn

“The only thing to do on the Sunshine Coast is go to the beach,” the wise 16-year-old

tells me. “When the sun’s not shining there’s not much to do.”

Th inking about it and then talking to a Brisbane colleague who had brought his family up for a day trip, I realised she was absolutely right. Th e unknown is whether this is a good or bad thing.

For the local kids, it’s not all bad on a king tide. Th ey have mates to hang out with, but what about the campers and the unit dwellers who have invested their annual holiday in a shining sun? Sure, there’s always an excursion to the cinema and Sunshine Plaza, but what about raw excitement and blowing the holiday dough on a Disneyland-style adventure.

Perhaps we pontifi cated too hard and too long on our fears of becoming another Gold Coast and that a Sunshine Coast Sea World, Dreamworld or Movie World might not, aft er all, be such a bad thing.

If the thought was that such an attraction might bring too many people here, then it was surely wrong, because they came anyway.

Perhaps the idea of a theme park was not in keeping with the general idea of a more natural coastal resort that didn’t need to be spoilt by lavish commercial attractions. It’s hard to recall.

In any event, all will be revealed when the planned Adventura water park becomes the Sunshine Coast’s fi rst major theme park when it opens at Caloundra.

So, let’s look at some of the entertainment options, other than natural assets, in our remarkably popular home.

Th e biggest, obviously, is Australia Zoo. And if you’re not that fussed on animal antics, there are high-octane thrills at the Big Kart Track, although spinning

around a circuit on a fast little kart is not everyone’s idea of fun.

For other action, there’s snooping around in the hedge maze at Tanawha, hitting the water at Ski ‘n’ Skurf at Bli Bli, miscellaneous adventures at Top Shots in Maroochydore, and target practice at Laserzone at Kawana.

Underwater World opened in Mooloolaba in the late 1980s and according to recent visitors, is starting to show its age, and the Big Pineapple has long since passed its use-by date. Th e Big Cow bowed out gracefully years ago and the Forest Glen deer sanctuary has since followed.

Th ere’s a castle at Bli Bli if you want to look at static displays not remotely relevant to a hot Queensland day, the

ginger factory at Yandina for a train ride and specialty shopping and the Ettamogah Pub at Palmview for a true-blue beer and more shopping.

Adjacent Aussie World is probably the closest thing we have to a theme park but it’s more like sideshow alley than Fantasyland.

Many attractions have turned themselves over to group bookings and functions, which is all very well for the locals looking for a Christmas party or

a school excursion, but what about the family from Kingaroy wanting to give the kids a holiday treat?

One suspects the kids would have brought all manner of electronic toys with them anyway, so if it’s going to be something special to do, it needs to be a bit more special than tired static displays. Like it or not, today’s kids demand interactive displays and the whiz-bang stuff . Th at’s just the way it is now.

Apart from the Coast’s beaches and waterfalls – read: those activities that are provided by nature – which can’t be faulted, the only things that comes close to something a bit diff erent ares the free public facilities.

Th e water feature at King’s Beach, in Caloundra for example, is cool in every sense of the word and some of the parks and playgrounds are a bit more innovative than average.

So, if private enterprise doesn’t deliver the goods, it looks like it is going to be up to the council. Look north to the water park on the Townsville Strand or south to South Bank and the Wynnum water park.

Personally, I don’t care whether people want to holiday here or not – that’s their call. But in my backyard, it would be rather nice to have at least one option for a fun day out other than shipping off to the closest shopping centre and the cinema or driving to Wet ‘n’ Wild on the Gold Coast.

Sure, there’s always an excursion to the cinema

and Sunshine Plaza, but what about raw excitement

and blowing the holiday dough on a Disneyland-style

adventure

34 My Property Review | January 23, 2009

It’s Australia Day, which means having a beer by the barbie, taking a dip in the pool and watching the cricket on the telly. But is your home as Australian as you are? If it includes three or more of the following, you can proudly call your place true blue.

feature

Do you have a deck or verandah large enough to fi t your family, your partner’s family and half the neighbourhood? If so, your house qualifi es as a true-blue Aussie home. Th e good-old deck is a must for any family wanting to celebrate Australia Day in style. And yes, size does matter – the bigger the better!

If you have our country’s fl ag permanently on display, your home is offi cially as Aussie as it gets. Th ere’s nothing more patriotic than running the fl ag up your very own fl ag pole every day. If you’re not permanently fl ying the fl ag, consider decking your home out in red, white and blue (and of course, some green and gold too) for the long weekend.

It’s simple – a real Aussie family must have a real Aussie home with a real Aussie shed. If your home boasts a shed of any size, make or description, you’re offi cially as Australian as they come. If dad uses the shed to ‘fi x things’ (or attempt to fi x things, which is probably more the case) give your home extra points.

Th e jolly swagman probably camped by the billabong because it was the Australia Day long weekend and he desperately needed to cool down with a swim. If you’re

one of those lucky Australians with a backyard pool, you’ll no doubt spend much of the long

weekend happily submerged in it. But if you don’t have a pool out the back, how can you keep cool this summer? Consider a wading pool or infl atable one. Th ey’re cheap, portable, don’t require too much water

to fi ll and will do the job. What could be more Aussie than that?

Australia Day isn’t complete without a friendly game of backyard cricket – family against family, mate against mate. If you have a backyard big enough to host your own cricket match, stand proud –you may just become

your neighbourhood’s equivalent to the Gabba. If your backyard isn’t fi t for

international standard cricket, never fear – the beach is the perfect backup location for a match. Just remember the rules – tipsy and you run!

Eucalyptus is a diverse genus of trees (and a few shrubs), the members of which dominate the tree fl ora of Australia. Th ere are more than 700 species of Eucalyptus (also known as gum trees), many of which can be found on the Sunshine Coast. If you can boast a home among the gum trees, consider yourself offi cially patriotic!

Th ere’s nothing more quintessentially Aussie than throwing a few snags on the barbie with friends on Australia Day – in fact, it would be un-Australian not to! If your home features a barbie, give yourself a pat on the back. If it’s a homemade brick number, give yourself an extra big pat! It’s a well-known fact that sausages always taste better cooked on a homemade barbie. But don’t be embarrassed if you have one of those new-fangled, space-age, high-tech numbers – a barbecue is a barbecue when it comes to being Australian.

Any man worth his salt will tell you that the size of your TV does count, especially on the Australia Day long weekend. So if you’re the owner of a wide-screen television, it’s likely that your friends will invite themselves over to watch a spot of their favourite sport. With both cricket and tennis

dominating free-to-air TV during January, a battle over the remote is bound to occur. It’s your house, your big TV and you set the rules, so use your remote control power wisely.

It’s as certain as death and taxes that Australia Day will be hot, so the drinks must be cold – icy cold. Yes, you can use the fridge (a little boring), but it’s likely the fridge will be fi lled with food, so you’ll need to call on your backup supply of Eskies for assistance. Every true-blue, Aussie home has a collection of Eskies in a range of sizes and colours stored in the garage or shed waiting for the call to cool the drinks and provide makeshift seating for guests at your barbecue. fl ashback

For 50 years before the fi rst settlers arrived, white men were travelling the native tracks through the scrubs and forests of what we now know as the roads and

highways of the Sunshine Coast.Th ey were convicts, who had escaped from the

penal settlement at Brisbane and fl ed northwards from as early as 1827.

In 1838, local explorer Andrew Petrie, his son John (who later became Brisbane’s fi rst mayor), two convicts and two native guides rode through heavy bush to the Maroochy River in search of gold. Th ey took timber specimens, including bunya pine, from the ranges.

Th e bunya has an important place in local history. It was an major food source for the land’s original inhabitants who, each year, would come from miles around to converge on the Baroon Pocket area near Montville, which was renowned for its abundance of bunyas, for the annual bunya feast. Th is led the fi rst explorers into ‘bunya territory’ north of Brisbane.

Ludwig Leichhardt, the botanist and explorer, explored the ‘Bonyi Bonyi’ Mountains, now the Blackall Range, in December 1843, and with John Archer of the Durundur sheep run and three Aboriginal carriers, walked from the southern end of the range to attend the bunya feast at Baroon Pocket.

In 1846, Tom Petrie, Andrew’s 15-year-old son, went with 200 Aborigines of the Brisbane area to the bunya feast. On the way, they showed him where his father had travelled through thick vine scrub and had set up camp between Dulong and Razorback.

Aboriginal tales of the abundance of bunya pines, a sign of fertile soil, tantalised the early settlers whose eyes turned to the ranges, so in 1842, Governor Gipps ordered that no timber licences would be granted or settlement permitted in bunya territory, the ranges “to the north of Moreton Bay”.

Th e Government Gazette of April 14, 1842 reported: “A district exists to the northward of Moreton Bay in which a fruit-bearing tree abounds, called bunya or banya bunya and that the Aborigines from considerable distances resort, at certain times of the year, to this district for the purpose of eating the fruit of the said tree. His Excellency is pleased to direct that no licenses be granted for the occupation of any lands within the said district in which the bunya or banya bunya tree is found.”

Th e ban remained in place until 1860, a year aft er Queensland separated from NSW.

Th e fi rst white people to live on the Sunshine Coast were escaped convicts, who stayed with tribes of Aborigines roaming the Noosa coastal area until they were recaptured or voluntarily returned to captivity.

John Fahey lived with the Aborigines in the Blackall Range area from 1840 until his recapture in 1854 and in Noosa were John ‘Moilo’ Graham, Jim ‘Durramboi’ Davis and the best known of them, James Bracefell (or Bracefi eld) who lived with Aborigines for a number of years.

He had absconded from the oppressive rule of Captain Logan shortly aft er Logan’s arrival in the Brisbane settlement. Bracefell was known as Wandi and had picked up the local Aboriginal language.

In 1842, he was discovered by Andrew Petrie who, with much diffi culty, persuaded him to embark with his party when they left the area, to return to Brisbane.

Th e fi rst white men, other than escaped convicts, to set

It was hinterland timbers and the promise of work rather than beaches and glorious weather that fi rst drew people to the Sunshine Coast. As we prepare for the Australia Day celebrations, it is a good time to look back at where it all began.

Back to natureby Dorothy Drane

Early explorers opened up our region to settlers, who made the Coast home (circa 1926)

From the top of Orme Road in Buderim (circa

1920s), it’s easy to see what made the area attractive to

timber-getters

foot in the coastal region was an exploration party made up of Andrew Petrie, Joliff e, Stewart-Russell and Wattersley, who were sent by Governor Gipps. Accompanied by Aborigines who assisted their landing, they arrived in Noosa by boat in 1842. Petrie was also the fi rst white man to climb Mt Beerwah in the Glass House Mountains.

Aft er the bunya territory ban was lift ed in 1860, timber-getters began arriving in search of cedar, or ‘red gold’. Timber-getting was recorded in the Government Gazette of 1864.

Th e discovery of gold in Gympie in 1967 further

opened up the area as Cobb & Co coaches carried the precious cargo that saved the Queensland Treasury, between Gympie and Brisbane.

Within a few years, though, miners who missed their luck on the goldfi elds turned to timber-getting in the Noosa area and then, in the early 1880s, men began arriving in Mapleton in search of soft wood timber. It was raft ed along the Maroochy River and taken to Brisbane to be milled.

It was only aft er the turn of the century that visitors began arriving to enjoy surf, sun and sand and then, in the 1920s, tourism began to come into its own.

news & views

New beginningsRe/Max Property Associates would like to welcome Paul Becker, Donna Danger, Lynn O’Pray, Donna-Lee Foster, Janet Stadegaard, Craig Clark, Sonja Clark and Bradley Muff et to its experienced team of property consultants.

Finals hopeful Angie Johnson from My Rental Management (of My Mooloolaba) has been selected as one of only four fi nalists in Queensland, and the only one from the Sunshine Coast, for the REIQ’s Property

Manager of the Year Award. Th e winner will be announced at a gala dinner in Brisbane in mid February. Congratulations Angie, and good luck at the awards night.

BIGGER AND BETTER Henzells Agency has announced that it will be expanding its market share in 2009 with plans to open offi ces in the Maroochydore, Mooloolaba and Buderim regions.

Th e family company is the longest established real estate agency on the Sunshine Coast, and is calling for expressions of interest for those looking to become a Henzells Agency franchisee.

Th e agency has been busy. Last year the company successfully introduced Henzells Platinum in Kawana, operated by long-time Sunshine Coast real estate identities Steve Turner, Ian Howcroft and Marian Yates. Since joining the Henzells group, the Platinum offi ce has taken the business to the next level and achieved sales in excess of $50 million.

Th e Henzells group is renowned for its successful in-room auctions, which take place every month. Th e next in-room spectacular is scheduled for Friday January 23, from 11am, where 16 properties will be taken to the auction fl oor.

Re/Max Property Associates experienced its biggest month of sales ever in December 2008, breaking all previous records and acquiring a local rent roll that has doubled its rental pool and inquiries. Co-owner Tim Burrough says, “We warmly welcome the

new landlords and tenants and look forward to off ering them even better support services through the synergies of our experienced and committed team. We have invested in specialists across every facet of essential services to our landlords and tenants.”

Henzells’ new recruitHenzells Agency would like to introduce Rod Burton to the real estate industry on the Sunshine Coast. Rod has been involved with the real estate industry since 2000 and has achieved in excess of $96 million in sales since commencing his career. Before venturing into real estate, Rod was involved in the newspaper industry for more than 22 years with nine years as CEO of the Rural Press Group in Redlands and two years as national agency manager for Newcastle’s Herald newspaper. Married for 39 years, Rod and his wife moved to the Sunshine Coast to settle in for a future retirement in the area but the lure of the local property market was too strong and he looks forward to expanding his success in 2009.

Minyamamagic

Building other people’s dreams is one thing, but creating her own slice of real estate heaven was a challenge for Debra Robinson. The result, though, was worth the work.

As a town planner and development manager with local property company Juniper Development Group, Debra Robinson knows how to build things – big

things. So you would think the prospect of building a waterfront home at Minyama for her family would be anything but daunting – surely she could do it in her sleep?

Surprisingly, Debra, who was named 2007 Business Woman of the Year by the Sunshine Coast Business Women’s Network, found designing and overseeing the development of her own home diffi cult. So with this in mind, she quickly appointed husband, Charlie Zarafa, as development manager for this special project.

“I’m so strong-minded about the projects I manage at work – I know exactly what I want – but I am typically bad at building my own house,” Debra says.

To be fair, even Charlie, a professional painter who runs his own business, found designing and building the family home much more diffi cult than fi rst expected. “Charlie suff ers from the same disease I do,” Debra muses. “He can do someone else’s house at the drop of a hat but it was challenging for him to make decisions about our home.”

However, the result is a stunning waterfront abode in Minyama that makes the most of its north-easterly outlook. It’s the perfect home for their daughters, Kiahr, 12, and Tyrah, 16, and much-loved pooch, Bonnie.

Th e home is spacious, contemporary and practical – a tribute to both Charlie and Debra’s skills. “Our builder,

Sun City, came to us with some designs and we took it from there,” Debra says. “We knew what we wanted and we also knew we wanted to do a lot of the fi nishing work ourselves.”

Th e couple bought the block in 2007, before demolishing the existing “fi shing shack”. Construction started in March 2008 and the family moved in just before Christmas. “We fell in love with the block,” Debra says. “It’s a 19-metre frontage, which isn’t massive, but it is north-

facing and we love living on the water. I work so hard, so when I come home I just want to be able to relax.”

Th e home features four bedrooms (including a guest room with water views), a study, 3.5 bathrooms, a media room, pool, bar area, open-plan living area, entertainment space and a pontoon. Clever use of glass and inclusion of concertina doors in the design integrate the waterfront yard with the living area, creating an open, breezy feel.

With Charlie the unoffi cial foreman of this project, it’s no surprise the home features numerous high-tech gadgets and gizmos – it’s bloke heaven. Firstly there’s the media room – Charlie’s movie collection sits at

about 300. Th e room, complete with custom-built, electronic reclining seats for eight and a massive screen, is the perfect escape for the family and their friends. “We’ve warned friends we’re going to have to start charging them,” Debra laughs. “We have to pay for the house somehow!”

Th en there’s the HAL-integrated entertainment system.

by Alli Grant

Debra and Bonnie the dog relax in their new high-tech waterfront home

We knew what we wanted and we also knew we wanted

to do a lot of the fi nishing work ourselves

“ “

Th anks to this system, the media room integrates with the rest of the house, enabling the family to enjoy what Charlie describes as a “hotel-like in-room movie experience” from numerous locations throughout the house.

Charlie installed a C-Bus system to manage the lighting, something that Debra is yet to master – she keeps pressing every button on the system just to turn on a light. “I just keep pushing them until the right one comes on,” she jokes.

Th e home is built around a plunge pool. In fact, this is the fi rst thing you notice when you walk in the front door. “Th is was another one of Charlie’s ideas,” Debra says. “He wanted a dark pool that would refl ect like a pond at night. It’s beautiful when it’s all lit up.”

Th e kitchen is spacious and sleek, with Miele appliances incorporated into the neutral tones of the work area. And at fi rst glance, it seems Debra and Charlie have accidentally included a second kitchen. But it is in fact an indoor bar area, complete with barbecue. But why have it indoors?

“People think we’re mad having a barbecue indoors but there’s an extraction system set up through the back wall and when you open the doors up you don’t feel like you’re inside,” Debra says.

Th en there’s the master bedroom. It’s a spacious retreat for the couple and thanks to a few more concertina doors, you feel a little like you’re fl oating on water when on the deck, which off ers views to Mooloolaba. Th e highlight of the master bedroom is the ensuite – it’s massive.

It’s clear from the quality fi nishes and personal touches that Debra and Charlie had a signifi cant say in the design of their impressive house. And they have successfully created a little Minyama magic – a home to be proud of.

A 100-year-old Queenslander that has been a happy home to some lucky families is back on the market. And Day and Grimes agent Ian Black is the man with the job of selling it – for the fourth time in his real estate career.

by Dorothy Drane

History repeating

An original Queenslander, once the homestead of a productive pineapple farm at Kiel Mountain,

is back on the market, but for Ian Black of Day and Grimes Real Estate in Nambour, it is far from being just another listing.

It will be the fourth time that Ian has sold the home in the past 15 years, and a fi ft h time for Day and Grimes in more than half a century, each sale adding a new chapter to the property’s long history.

Ian has also come to know the families who have become part of the fabric of ‘Keilvale’, a magnifi cent Queenslander built in about 1910.

Tim and Eunice ‘Brownie’ Binney bought the house and its working pineapple farm through Day and Grimes in 1950, when the couple, says Brownie,

“came in from out west between Goondiwindi and Moree” so their young family would have better educational opportunities.

Tim worked the farm for more than 30 years and was among the growers who, during that period, put Woombye on the map as a major growing centre.

“When he stopped growing pineapples we had to decide where we wanted to live,” Brownie, now 92, says. “People were selling around us but we decided to stay on.”

Th ey subdivided their farm, retaining fi ve acres as the home allotment for the homestead, which they set about renovating. It was a big job.

“We pulled off the verandahs and all the outer walls,” says Brownie. “Basically we pulled down all the old timbers andIan Black (centre rear) with his happy customers Cay (far left ) and John Koch (standing left ),

John Shrapnell (seated left ) and Brownie Binney (seated centre) and the Meuller family. continued over >

hinterland< from overleafreplaced them. I remember that we started in May and fi nished in November.”

Brownie also proudly recalls that the walls were all dressed timber with “not one knot”. Keilvale was restored to its original splendour.

Keen gardeners and active in garden club events, the Binneys also planted the big trees that today add to the majesty of the property.

In 1994, the Binneys decided the property, where they had raised their family and spent most of their working lives, was simply too big for them. So, 44 years aft er being Day and Grimes purchasers, they became vendors.

Ian negotiated the sale to Nambour doctor John Shrapnell and his wife June, who were looking for somewhere central for John’s work as an anaesthetist at Sunshine Coast hospitals, while also off ering the couple lots of privacy. Th e Shrapnells also appreciated the history of the house and its traditional Queenslander features.

Eight years later, the Shrapnells were ready to downsize to the coast, and Ian returned to Keilvale.

“I had thought that no more could be done to make the property more attractive aft er the Binneys’ painstaking restoration, but I was wrong,” he says.

“Th e Shrapnells had added a magnifi cent country kitchen and a new

period bathroom and had also utilised the original high-set stance of the home to create some marvellous space underneath for craft s and timberworkas well as a room for guests, complete with a bathroom and kitchen.”

He negotiated the sale to Cliff and Julie Meuller in September 2002, but was back again fi ve years later when the couple and their daughters decided to relocate to Redcliff e to be nearer their family.

John and Cay Koch became new owners of Keilvale in February 2007, but have now put it back on the market as the arrival of their fi rst grandchild has inspired their return to Victoria.

It’s no surprise that Ian now knows the property well.

“Th is is one of the few originals on acreage in the Sunshine Coast hinterland,” he says. “It has been perfectly restored to an incredibly high standard but retains all the features that make these charming old homes so appealing.”

In an elevated central position with superb views from its wide verandahs, Keilvale not only has the Queenslander features of breezeways and high ceilings, but also some mod cons including ducted air-conditioning and the large country kitchen.

Th ings must come in fours for Ian, who has also just sold a huge contemporary home on acreage at Kureelpa for the fourth time.

Th is property is 36 acres of semi-cleared land with improved pasture and a natural rainforest. Featuring a demountable air-conditioned cabin, large spring-fed dam stocked with barramundi, a bore and creek, the site also has three-phase underground power and two-road frontage.

Acres of land at Palmwoods

Th is four-bedroom home has been designed to off er lifestyle but with complete privacy. Features include open-plan living areas, a chef-size kitchen and large undercover entertainment area. new home & land

Luxury beachside homesSea-changers and investors take note – a new development in Marcoola’s private little Town of Seaside is open for inspection. Offering luxury living so close to the beach, the White Shells development is sure to impress.

White Shells is a prestigious new address of 48 luxury apartments, only 140 metres from the beach.

Off ering a complete sea change, the location, timeless design and obvious quality all come together to form the essence of White Shells.

High ceilings, open-plan interiors and large lifestyle balconies make White Shells the perfect home. Eleven apartments have private rooft op terraces with heated spas and all 12 podium-level apartments have private heated plunge pools and large outdoor courtyards.

Located at Marcoola Beach, White Shells is perfectly positioned to take

advantage of the fabulous shopping and dining of Maroochydore, Coolum and Noosa. Major shops, schools, several world-class golf courses, a hospital and the airport are only a short drive.

Queensland is booming and the Sunshine Coast population is set to soar from 300,000 to 500,000 in just 20 years. Beachside property, especially of White Shells’ calibre, is becoming increasingly rare and sought-aft er by home owners and investors alike.

Visit the White Shells Display Offi ce at Merchants Parade and Seashore Street, Town of Seaside, Marcoola Beach or phone 5448 7844 for more information.

Special offer a bonus for Coast buyers

Australia’s largest residential developer has launched a massive national sale of home and land packages, which

is set to ignite the new housing market.Th e Stockland campaign off ers

special bonuses on hundreds of competitively priced home and land packages, including a $10,000 bonus on 80 packages in south-east Queensland.

Th e fi xed price Queensland packages have been tailored to suit buyers in all life stages, including fi rst-home owners, growing families and those looking to downsize for easier living.

Four Stockland communities on the Sunshine Coast are included in

the campaign, with prices starting at less than $350,000 for a brand-new three-bedroom home.

Th e participating communities are Woodgrove in the hinterland town of Beerwah, Brightwater at Mountain Creek, Th e Boardwalk at Mount Coolum and Doonella Noosa at Noosaville.

Stockland’s Queensland general manager, Mark Hunter, says the company’s new ‘Make Your Move’ campaign was one of the company’s largest off ers ever launched in Australia.

“We believe the combination of the increased fi rst-home buyer grant, lower interest rates and excellent housing choices

means now is an ideal time to enter the market,’’ Mark says.

“Th e New Year has already started with a good level of interest from customers and the launch of our national campaign should provide even more incentive to buyers.”

Stockland has partnered with 23 top Queensland builders to produce the new home and land packages, which come with a fi xed price so buyers have the certainty of knowing exactly what their home will cost them.

And for a short time, the selected packages also come with a $10,000 bonus for buyers.

For fi rst-home buyers, the bonus will supplement the Federal Government’s $21,000 grant and could be used to help people pay their rent during the building process.

A growing family could put $10,000 towards interest payments during their building period, while people looking to downsize might use the funds to pay for stamp duty and fees.

Mark says, “As Queensland’s largest residential developer, Stockland has helped thousands of people to make the move into a brand-new home in a fi rst-class community.

“Whatever your life stage or circumstances, we have a house and land package that will suit your needs.’’

Under Stockland’s latest off er, all Queensland home and land packages tailored for fi rst-home buyers are priced

at less than $399,900. More than three-quarters of the total packages are priced at less than $450,000.

On the Sunshine Coast, prices start at $346,219 for a three-bedroom Stylewise home at Woodgrove on a spacious 816-square metre block.

Th e carefully planned Woodgrove is a new residential community in Beerwah. It is surrounded by natural bushland, yet is within easy walking distance of key lifestyle amenities and a short drive to Sunshine Coast beaches.

Of the other participating communities, Brightwater is Stockland’s newest project, featuring lush green surrounds and located only moments from the beaches of Mooloolaba and Kawana.

At Th e Boardwalk, inspiring views to Mount Coolum to the west and a short barefoot walk to the beach to the east off er a rare beachside retreat set in a lovely natural environment.

Doonella Noosa is situated in an exclusive natural enclave that complements the local environment and is characterised by obtainable designer homes. It is close to some of Australia’s best beaches and Noosa’s dining and entertainment facilities.

To fi nd out more about the home and land packages and Stockland’s $10,000 off er, call 13 LAND, visit www.makeyourmovenow.com.au or pop into one of the communities’ sales and information centres.

A special sale of house and land packages will spark buyer interest in four of Stockland’s Sunshine Coast communities. New-home buyers, investors and downsizers are set to benefi t from the special bonuses on offer.
