Although we continue to feel the impact of the ever weakening sterling, turbulence from the financial markets and in particular the jitters caused by the debt crisis in Ireland and across Southern Europe, we have recently seen the pre-recession problem of ‘lack of supply.’ International buyers continue to front a strong desire for top quality homes in Central London at prime addresses and this deficit in stock continues to push prices to levels unimaginable even before the credit crisis of 2007/2008. The physical lack of and rarity of quality property, combined with the fact that much is now tied up in long term ownership, does nothing but exacerbate the situation. Demand comes from Eastern Europe, Russia, India and an emerging China. The Middle Eastern ‘Spring’ also shows signs of providing further impetus to a truly ‘international clientèle’ – and they are quite simply having to pay the premiums that reluctant vendors demand.
