PRESENTING AYLESFORD ALPINE

For nearly 50 years now, we have been asked by buyers and travellers to find exceptional property in the better places around the world.

Come the European winter, their gaze inevitably falls on the incomparable Alps. And, given our long experience and excellent contacts there, we decided it would make sense to create a specialist division.

Aylesford Alpine is the result.

The smiling chap opposite is Oli Stastny, our man in St. Moritz. Swiss born, I doubt there is anyone alive who knows more about the Alps’ real estate but also life there. This means that Aylesford Alpine can guide you with first-hand, expert knowledge.

As we compiled this brochure, we also found we couldn’t leave out some other gorgeous residences: from London, Spain and Italy to that other great winter destination for Europeans, the Caribbean.

We have many others as well, including confidential ‘off-market’ possibilities. So whether your idea of perfection involves snow or sand, we have some wonderful places to take you.

WELcOmE TO mY WORLD

I can’t remember which I did first – walk or ski – but let’s just say my working life has been centred on two great passions: beautiful property and the Alps.

And I love sharing them with others from all over the world.

So if you’re looking to buy, we know the most desirable homes in the best Alpine settings, perfect for family life and with sound investment potential. We are also experts in navigating Swiss laws and relocations. Or perhaps you’re simply looking for an unforgettable break with us in the mountains? Our rentals are hand-picked for their space, luxury and good taste, and many are fully staffed.

Of course, the Alps is not just a location – it’s a lifestyle. That’s why we know every significant property owner, restaurateur, ski instructor, chopper pilot and private jet operator working in the mountains. And whether you want us to procure a particular vintage wine, or arrange a party with your all-time favourite band on stage – anything is possible. We hope you enjoy these pages and then bring your dreams to Aylesford Alpine. Because no one is better placed to turn them into reality.

ST. mORITz

It was in 1864 that Johannes Badrutt, a hotelier, struck a wager with his English summer guests: he suggested the shocking notion that they would also love St. Moritz in winter.

If they didn’t, he said, he would tear up their bills. needless to say, the English promptly fell in love with the climate and beauty of the town in winter. Badrutt won the bet, and a lot more business.

Winter sports soon followed as aristocrats and military types found new things to do. Curling emerged in 1880, quickly followed by ice skating, winter golf, bob racing and even horse racing on snow. In 1929, Switzerland’s first ski school opened in the town.

Today, St. Moritz means 390 km of pistes and a splendid variety including glacier skiing, off-piste challenges and social skiing in the sun. There is also a wealth of events to enjoy including white turf horseracing and even polo on the frozen lakes.

Your boots will crunch in the past footsteps of everyone from Brigitte Bardot and Charlie Chaplin to Johnny depp and armies of glitterati and paparazzi. In fact, St. Moritz is now shorthand for all that is glamorous – so much so, the town has even trademarked its name.

Page 7: Aylesford Alpine

zERmATT

Sitting at the foot of the mighty Matterhorn, Zermatt’s image has become the icon for a million Swiss chocolate boxes.

It is perhaps the most traditional of the Swiss mountain resorts. The welcome is warm, the restaurants are fabulous and this globally famous resort still succeeds in preserving its authentic charm. no cars are allowed, and the town is threaded with cobbled alleyways that lead off the main street.

Zermatt is the highest and largest snow sport location in the Alps, and guarantees skiing and snowboarding through 365 days. Ice climbing, tobogganing, ice skating and world-class curling are also hugely popular.

And yet winter is only part of its story. Hiking and biking, mountaineering, golf, tennis, paragliding and fly fishing are just a few of the pastimes that retain Zermatt’s allure throughout the year.

VERbIER

If you gauge a resort by how many guests are actually out on the slopes, Verbier is the more ‘serious’ of the ski destinations. In our experience, perhaps 90% of the visitors we welcome head directly for the pistes.

With its high altitude of 1500m, limitless sun and excellent snow, Verbier is simply ski heaven with its 410+ km of ski runs and 93 state of the art lifts.

Advanced skiers head for the classic black runs in areas such as Mont Fort and Combatzeline. There are also fabulous off-piste opportunities in Tortin, Mont-gélé and Chassoure.

In the summer months, events include the world-class Verbier Festival of classical music, the grand raid Cristalp mountain biking competition and the grand Concours Hippique horse show.

And throughout the year, the resort means fabulous eating and drinking, pulsating night life, inspirational galleries and dangerously chic shopping.

Created over five storeys, and served by a lift, Chesa Lumpaz offers a magnificent open plan contemporary space just waiting to be filled by family and friends. Up to 18 can be seated for memorable dinners.

There are five beautiful en-suite bedrooms, four of which could fairly claim to be the Master Suite in their own right. The fifth is a perfect suite for children. And whether you feel like doing very little (in your hammam, Jacuzzi, sauna or temperature-controlled massage suite) or some full-on training and toning for the slopes (in the fully equipped gym), Chesa Lumpaz responds to every whim of every guest.

You know your stars have truly aligned when you find yourself in St. Moritz – and in the chalet which many say is the finest in the whole town.

Chesa Lumpaz celebrates every facet of St. Moritz life. It sits at the very centre, just steps from a welcoming glass of fizz at the Badrutt’s Palace Hotel and 100 metres from the main shopping street. Indeed, you can walk everywhere: the slopes, restaurants and clubs are on your doorstep and even the nearest private airport (Samedan) is only 10 minutes in the car.

natural materials, contemporary furniture and a finecollection of art combine to create a chic air, and six bedrooms (each with en-suite bathrooms) absorb even a large party with effortless ease.

naturally there is full digital entertainment, as well as a kids’ playroom to keep them (and therefore you) happy, as well as a hammam, and an open fireplace where you can even barbecue.

In every sense, there are mountains of reasons to choose Chesa Solar.

As its name implies, Chesa Solar is powered by the sun, taking advantage of the 300+ days of sunshine which St. Moritz enjoys each year. So with your green credentials stylishly preserved, you can focus on the pure enjoyment of this exquisite chalet.

Perched high up, the atmosphere is fresh and clean, the light is brilliant and the ambience quiet and lazy.

Much of your time will be spent gazing at the stupendous vista of the mountains, with a great wall of glass ensuring that nothing stands in the way. Indeed, this wide open feel also pervades the interior space, with generous, uncluttered rooms flooded with daylight.

The ‘stairway to heaven’ leads to the upper floor and a beautiful contemporary living space with sofas and a welcoming fire. There are two further king-sized en-suite bedrooms, and the pièce de la resistance: the ensuite Master Bedroom, where you can also enjoy the magnificent vista, glass in hand, from your Jacuzzi.

To awake in your Master Bedroom, and be greeted by the sight of Lake St. Moritz, the valley and the mountains, is an inspirational experience indeed.

From the very edge of the lake this perfectly located duplex apartment brings you the best of St. Moritz. Located in the most prestigious private residence, you also have the legendary Badrutt’s Palace Hotel as your neighbour. The town’s bars, chic shopping and wonderful restaurants are also all just 100 metres from your door. Even the slopes are just a stroll away, and the private airport is a 10 minute drive.

Chesa Staz is arranged on two levels, connected by a show-stopping blue spiral staircase. The lower level is the main entertaining space, with a bar, an open plan kitchen and a long wooden dining table which can easily accommodate 12 hungry guests. Outside there's a terrace with sun chairs. This level also contains a queen-sized ensuite bedroom, and a further bedroom which shares a bath with a children’s room.

It also offers three bedrooms. One has an en-suite bathroom, with a further bathroom serving the remaining bedrooms.

Interestingly, both apartments could be joined together to create a very fine six-bedroomed residence in this prime and lovely location.

Outside, Samedan’s excellent restaurants, bars and shops are all just a stroll away, and the slopes at Marguns and Corviglia are within five minutes. Of course, Samedan also has its own airport for private jets. Could a home in the Alps be more convenient?

Just ten minutes from the chic buzz of St. Moritz is the slightly quieter sophistication of the old town of Samedan. Like many of its neighbours, Chesa Monsch is a classic Engadine house, with two of its three apartments for sale.

The two contrast each other. The first (and larger) has a traditional style, and offers three bedrooms. Each has an en-suite, modernised bathroom using contemporary slate.

The second apartment adopts a modern look throughout, with stylish slate complementing the fresh white walls.

You could say that the many interior charms of this penthouse face tough competition: you also have a captivating view of the Matterhorn, and indeed the lovely town of Zermatt, from this perfectly central location.

There’s a nordic vibe to nabucco's interior design concept of wood panelling, and clever joinery offers plenty of storage space behind clean uninterrupted lines. The rich old oak floors are contrasted with crisp white accents from the upholstery, walls and painted rafters.

In winter there’s a comforting glow from the look-through fireplace which sits in between the large living/dining space and the fully equipped modern kitchen. A spectacular staircase takes you up to the three surprisingly roomy bedrooms; each also has an ensuite bathroom and a private balcony. The apartment has its own private cellar and laundry room and is served by an internal lift. It also features a state of the art digital Kaleidescape entertainment system, and satellite TV.

We worked only with fine houses, apartments and villas and connected their owners with like-minded buyers and tenants.

Later, Aylesford would be one of the first to venture out internationally, taking that philosophy with us.

Today, Aylesford International draws on deep knowledge, friends and contacts in some 14 countries.

bOLTONS PLAcE, chELSEA, LONDON

Inside, a dramatic entrance hall with a ceiling height of some 25 feet (8.26m) is a foretaste of what is to come: an exceptionally large kitchen/dining room/family room; the sweeping formal reception and dining rooms; the two studies/sitting rooms; and the cinema, wine cellar and swimming pool.

The Master Bedroom suite features two dressing rooms, and there are six further bedrooms and four bathrooms (or, if you prefer, a configuration of four large bedrooms each with en-suite bathrooms).

Staff quarters include two bedrooms, sitting rooms and a commercial kitchen.

Size and privacy are very precious commodities in London’s better areas, yet Boltons Place delivers both quite beautifully.

This recently built mansion is indeed expansive: it offers a remarkable 17,000 sq. ft. (nearly 1600 m²) of artfully designed space in one of the most coveted streets in the capital.

It also sits in a secure and gated compound, set back from the road, in a quiet enclave of just three residences. Its extensive footprint enables private parking for four to six cars, as well as a double underground garage.

Our chairman Andrew Langton has appraised many hundreds of remarkable properties in his time but describes this as “perhaps the most extraordinary I have ever seen”.

Built by a businessman for his wife, this is not so much a house as a palace, inspired indeed by the Alhambra Palace in Spain.

The result, built 18 years ago in Marrakech’s most prestigious area of The Palmeraie, is a joyous excursion into opulence and extravagance. This residence demanded some three years and 2000 craftsmen to complete its four palatial suites, the regal reception and dining rooms, and the impossibly intricate designs carved into 14-metre high ceilings.

With your mind still absorbing the interior, an equally astonishing exterior awaits. You are greeted by a legion of fountains and water features, a rose garden, a cactus garden and a forest of palms especially imported from Southern Spain and which line immaculate irrigated walkways.

The main house includes numerous restful spaces and a pool, together with offices and staff rooms. In all, it is spread over 3,500 m² (5000 m² including its cottage) and almost five hectares of land.

It is the mark of a very special house when neither its location nor presentation could be bettered.

Sitting on the very edge of Lake Maggiore, this immaculate villa offers eight bedrooms, four reception rooms and staff quarters.

Its condition is first class and its restoration has been undertaken with love and extraordinary attention to detail. Just one example: the sumptuous joinery and panelling, especially sourced from Paris. This same passion pervades the eclectic art, chandeliers and antiques gathered from far and wide.

Similarly, the sweep to the lake is the very essence of an Italian formal garden, with cypress, topiary and statuary bestowing an angular symmetry over its 20,000 m² area. The lake frontage is completed by a boat house.

Milan’s Malpensa airport is just 30 minutes by car, and the nearest town (the historic port of Arona) is just ten minutes.

Just 45 minutes from gibraltar, this ultra-private and secure domain offers hunting of some 1,200 game animals. The estate is therefore self-sufficient in meat, and enjoys abundant organic fruit, vegetables and honey from its orchards.

The property is even a major producer of cork (having some 100,000 cork oaks). Alongside, neighbouring evergreen oaks, olive trees, pines and eucalyptus create a refreshingly lush terrain under the hot skies of Andalucia.

Sitting in a natural basin, this dramatic 2000+ hectare hunting estate is rather like a fiefdom of its own.

The estate comprises a main house, second house, first and second guest houses, a staff lodge, a gate lodge, garages and stabling for six horses. It even has its own chapel, a helipad, fire trucks, and a natural spring well which serves all the needs of the houses, the lawns and the pool.

‘The Caribbean’.

The very mention conjures a fantasy image in the mind, and Sundeck is one of the few properties that lives up to expectations that usually only exist in dreams.

This villa is a celebration of its sublime Bajan location and the glorious seascape below. Clean, bright and white, it boasts a 8000 sq. ft. layout, encompassing five en-suite bedrooms and giving a constant feeling of generous open plan space.

Attention to detail and standards are evident everywhere. From the bathrooms with their top of the range dornbracht fixtures and Portuguese limestone tiles; to the professional Scavolini designed kitchen; to the show-stopping ‘Zen’ Koi pond with its handmade Indonesian stone mural panelled wall and cascading waterfalls.

Outside, an infinity-edged salt water swimming pool gives commanding views of the fairways of the royal Westmoreland golf Course, and the ocean beyond.

One emerging trend in the Engadine is to remodel fine old buildings into state of the art and highly luxurious apartments.

We are also proud to represent projects from reputable and long-established developers, who not only have a proud track record in creating fine residences but are expert in the national and local building and planning requirements.

On the following pages we reveal just three of many options. If an Alpine project interests you, be sure to talk to us.

PARK RESIDENcES, PONTRESINA, SWITzERLAND

You can almost hear the echoes of past grandeur in this fine old building which was once the Parkhotel, Pontresina.

This 19th century landmark played host to countless elegant holidays in the days when winter sports were first emerging in the Alps. Like the best hotels, its location was well chosen: it is surrounded by natural beauty and sits at the foot of a dramatic mountain. Although empty for some years, its enduring solid structure now breathes with new life: the old hotel has been transformed into an exquisite group of just 20 spacious apartments. Many have already been taken, but a limited number of opportunities remain to own a 3 or 4-bedroomed apartment there. Or indeed you could combine more than one and gain even more living space, or add a studio for your guests – the possibilities are endless. Pontresina has a rather more relaxed atmosphere than the glitter of its neighbour St. Moritz, just five minutes away. It is also a quick shuttle hop from the main ski areas of Celerina and diavolezza.

Surrounded by the highest peaks of the Eastern Alps, and with an altitude of over 1800m, Pontresina enjoys the longest evening sun in the whole valley. This is mountain living at its purest best.

7 Heavens indeed.
