Members’ Benefits – Meet the new Loyalty Partners

Our Family Christmas Party, held on Saturday 1st December, was a fun time for all. The event featured circus activities, face painting, balloon twisting, afternoon tea and a visit from Santa. A huge thank you to Mulpha for sponsoring our event.

Volunteer Garden Keeper GroupHelp keep Bella Vista Waters looking beautiful. Supported by The Hills Shire Council, the group meets on the first Saturday of the month to do extra garden maintenance. All Norwest Community Association members are invited to a fun, St Patrick’s Day themed evening event. There will be food and drinks to enjoy, people to meet and even some Irish music. The evening’s theme will be green, so why not dress up for some extra fun as there is a prize or two to be won for best dressed! Hunter Valley Coach Tour

Come and join us for a wonderful day out in the beautiful Hunter Valley, travelling by luxury coach. The day includes visits to three wineries, The Hunter Valley Olive & Gourmet Food Centre, morning tea & cheese tasting at Hunter Valley Cheese Factory, chocolate tasting and a visit to Hunter Valley Gardens Village, where you can purchase lunch. When: Saturday 27th April. Coach departs at 7.45 am and returns approximately 7 pm. Departure point is Norwest Sales Suite, 36 Solent Circuit, Norwest. There is street parking available along Solent Circuit.Tickets: Cost is $45 per person and includes coach travel, morning tea and all tastings. Norwest set to boom says McCrindle Research in SmartLife Lecture SeriesNorwest parent developer, Mulpha has kicked off its new Norwest SmartLife Lecture Series, aimed at fostering learning, inspiration and wonder within the Norwest residential and business community.

On Wednesday 20 February, Norwest-based social researcher, Geoff Brailey from McCrindle Research, spoke on ‘Australia towards 2030: Demographic, Social and Technological Trends shaping Australia,’ which focussed on Norwest as a microcosm of a future Australia.

Geoff provided his own insights on the future of Norwest based on The Hills Business Performance Sentiment Index (PSI) conducted by McCrindle which shows a dramatic sentiment increase over recent years.

“This optimism is well placed as Norwest is set to continue driving economic performance in the Hills region over coming years,” said Mr Brailey. “This optimism revolves around the investment in infrastructure in the area to support the growing population of The Hills which is forecast to grow from 175,000 in 2019 to 290,000 people by 2036.

“There is a great sense of anticipation in Norwest and right across The Hills with the imminent opening of the North West Metro Train, due before July 2019. The new stations at Norwest and Bella Vista, will provide pivotal access for a growing and increasingly professional workforce of more than 30,000 people.

“The professional workforce of Norwest City is well placed to lead innovation in The Hills and greater Sydney because of its improved connectivity with digital and physical infrastructure. New links to the NBN and the Metro Train line will create a more efficient workforce and enhance the lifestyle and amenity of the area. Norwest is set to continue driving economic performance, which is only set to improve in The Hills.

“Residents will soon have access to a greater number of employment hubs via the new train, along with an emerging cultural scene featuring cafés, restaurants, musical festivals and boutique markets, as well as educational opportunities such as the newly opened Bella Vista Public School.”

Popularity of townhomes set to soarTownhome living is set to soar according to Norwest

developer Mulpha, as its convenience, flexibility and value for money are attracting renewed interest from first homebuyers and families, through to empty nesters and investors.

Tim Spencer, Executive General Manager, Mulpha Developments said, “With the dramatic increase in land values in recent years and population pressure to increase medium density housing close to transport and services, there is no doubt that quality townhome developments will be increasingly popular with a broad range of people.”

This is already underway, with census data showing that the townhouse proportion of dwellings increased from 9.9%to 12.7% in the five years to 2016.

“The increasing interest in townhomes is being driven by a number of key factors”, said Mr Spencer.“With smart design maximising the use of land and the building of multiple dwellings at once, the average cost of construction is much lower than for building a one-off house. For first homebuyers, a townhome can be a bridge from renting into a home of their own. For busy families it can provide all the benefits of their own home without the burden of maintaining a large garden or pool. For empty nesters and retirees, they offer the ability to downsize to an area they like, close to family, shopping and medical services, to enable them to be active in the community and maintain good social contact.

“By investing in good design we can integrate smart technology and make much more efficient use of space with good storage and flexible layouts. While townhomes with Torrens title provide people with secure ownership of their property and the land on which it is built, well designed communal areas enable the cost of gyms and pools to be shared economically.

“In coming decades, I believe townhomes will dramatically increase their popularity and role in the market. Far from being seen as a cheap alternative, for many people they will be considered a premium option that offers the best of both worlds.”
