The National Association of Home Builders(NAHB) wants current and future homeowners to know about the many opportuni-

ties they have to show their support for theAmerican dream of homeownership duringNational Homeownership Month in June. For any-one looking to buy their first home, or to move upto a space that is better suited for their currentlifestyle, market conditions make it a great time tobuy a home. And a new website from NAHB —ProtectHomeownership.com — helps the publictake action to protect the many benefits of own-ing a home that are being threatened by legisla-tive and regulatory proposals.

“Anyone thinking of buying a home should-n’t wait any longer,” said NAHB Chairman BarryRutenberg, a home builder from Gainesville, Fla.“Housing markets around the country areimproving, home prices have stabilized, there isa great selection of available homes for sale, andinterest rates are at near historic low levels.”

Current and future home owners can alsotake action to protect homeownership. In May,NAHB launched ProtectHomeownership.com, a

website that educates the public about the threatsto the American dream of homeownership,including proposals to scale back or eliminatethe mortgage interest deduction and make mort-gages and small business loans unaffordableand even more difficult to obtain.

The site empowers visitors to make suretheir support is heard with an online petitionthat urges policymakers to keep housing anational priority, and information about howto participate in homeownership rallies thatare being held in a number of communities in2012. There are also links to stay informed byjoining social media communities onFacebook.com/ProtectHomeownership andTwitter.com/4Homeownership.

Even with the recent economic downturn,American families still value the Americandream of homeownership. A January 2012study conducted on behalf of NAHB foundthat 96 percent of home owners said they arehappy with their decision to own. Nearlyseven out of 10 American adults who are notcurrently home owners said it was a goal oftheirs to buy a home.

“Homeownership remains a core value toAmerican families,” said Rutenberg. “Even moreimportant than the financial advantages of home-ownership, is that first and foremost, a home iswhere your family can relax, spend quality timetogether and build lifelong memories.”

Market conditions make it agreat time for anyone lookingto buy their first home or moveup to a more suitable space.

Nationwide housing production gained2.6 percent from an upwardlyrevised pace in March to hit a sea-

sonally adjusted annual rate of 717,000 unitsin April, according to newly released figuresfrom the U.S. Census Bureau and HUD. Thismodest gain was seen in both the single- andmultifamily sectors, which registered growth of2.3 percent and 3.2 percent, respectively.

“April’s increase in housing productioncomes on top of strong upward revisions to theprevious month’s data, and is an encouragingsign that we are returning to a gradual, upwardtrend that should continue in the year ahead asbuilders respond to improving demand for newhomes in certain markets,” said NAHB ChairmanBarry Rutenberg. “Unfortunately, overly restric-tive lending conditions for builders and buyersare slowing the pace of this trend considerably.”

“While still less than half the pace of what wewould expect in a fully healthy market, the rate ofhousing production in April was very solid for thispoint of the recovery and in keeping with the find-ings of our latest builder sur-veys that have registeredmodest improvements inbuyer traffic and near-termsales expectations for single-family homes,” said NAHBChief Economist DavidCrowe.

The 2.6 percent gain inhousing production thisApril was due to a 2.3 per-cent increase on the single-family side to a seasonallyadjusted, annual rate of492,000 units and a 3.2 per-cent increase on the multifamily side to a225,000-unit rate.

Regionally, starts were mixed in April, withthe Midwest and South posting gains of 6.7 per-cent and 11.6 percent, respectively, and theNortheast and West posting respective declines of20.7 percent and 8.1 percent.

Permit issuance – which can be an indica-tor of future building activity – fell 7.0 percentto a seasonally adjusted annual rate of 715,000units in April following an unsustainably largegain in the previous month. The decline wasentirely on the more volatile multifamily side,where permits fell 20.8 percent to a 240,000-unit rate that is essentially back to trend.Single-family permits gained 1.9 percent to475,000 units.

Regionally in April, permit activity heldunchanged in the Northeast while declining 12.3percent in the Midwest, 3.2 percent in the Southand 13.9 percent in the West, respectively.

Builder confidence rises 5 pointsBuilder confidence in the market for newly built,single-family homes gained five points in Mayfrom a downwardly revised reading in the previousmonth to reach a level of 29 on the NationalAssociation of Home Builders/Wells FargoHousing Market Index (HMI), released today. Thisis the index’s strongest reading since May of 2007.

“Builders in many markets are reporting thatbuyer traffic and sales have picked back up aftera pause this April,” said Rutenberg. “It seems wehave resumed the gradual upward trend in confi-dence that started at the beginning of this year, asstabilizing prices and excellent affordabilityencourage more people to pursue a new-homepurchase.”

“While home building still has quite a way togo toward a fully healthy market, the fact that theHMI has returned to trend is an excellent sign thatfirming home values, improving employment andlow mortgage rates are drawing consumers back,”added Crowe. “The pace of this emerging recoverycould be stronger were it not for the significant

impediments that the marketcontinues to face with regardto builder and consumeraccess to credit, inaccurateappraisals, and more recently,rising materials prices.”

Derived from amonthly survey that NAHBhas been conducting for 25years, the NAHB/WellsFargo Housing Market Indexgauges builder perceptions ofcurrent single-family homesales and sales expectationsfor the next six months as

“good,” “fair” or “poor.” The survey also asksbuilders to rate traffic of prospective buyers as“high to very high,” “average” or “low to verylow.” Scores from each component are then used tocalculate a seasonally adjusted index where anynumber over 50 indicates that more builders viewconditions as good than poor.

Each of the index’s components reboundedfrom declines in the previous month. The compo-nent gauging current sales conditions and the com-ponent gauging traffic of prospective buyers eachrose five points in May to 30 and 23, respectively,with the traffic component hitting its highest levelsince April of 2007. The component gauging salesexpectations in the next six months rose threepoints to 34.

Three out of four regions registered improvingbuilder sentiment in May. This included a six-pointgain to 32 in the Northeast, and five-point gains to27 and 28 in the Midwest and South, respectively.The West posted a two-point decline, to 29.

Round three of the 2012 Piedmont Natural Gas Bass Trail FishingTournament was held Tuesday, May 15th on Old Hickory Lake atBull Creek Marina. Its conclusion left only two rounds remaining

prior to the Grand Finale in October .Joe Haas and Rusty Rust reeled in first place honors for the Joe Haas

Construction boat. The duo topped all scores with a weigh of 14.16 lbs.Benchmark Construction’s Trey Bain and Nathan Vaughn weighed in
