Sales of newly built, single-familyhomes edged up 1.6 percent to a sea-sonally adjusted annual rate of

315,000 units in November, according tonewly released figures by the U.S.Commerce Department. This marks thethird consecutive monthly gain in new-homesales and the fastest pace of such activitysince April.

“With today’s report, we have now seenthree straight months of modest gains insales, starts and builder confidence in themarket for new single-family homes,” saidBob Nielsen, chairman of the NationalAssociation of Home Builders (NAHB) anda home builder from Reno, Nev. “While thenumbers are still quite low on a historicbasis, this upward trend indicates that themarket is slowly finding its footing andbodes well for the months ahead. Our con-cern is that overly restrictive lending condi-tions for both builders and buyers will con-strain this growth and postpone the arrivalof a recovery in housing and the overalleconomy.”

“Extremely favorable mortgage rates andprices are starting to lure buyers back to themarket in select areas of the country wherethe economy is strengthening,” said NAHBSenior Economist Robert Denk. “As a resultof this improving demand and the limitedamount of new construction that is takingplace, inventories of new homes for salecontinued to fall to another all-time recordlow in November. Such limited suppliesshould eventually lead to some greaterbuilding activity in those improving mar-kets, which in turn will boost job growth andfurther economic gains.”

Regionally, new-home sales were mixedin November. The South and Midwest post-ed gains of 12.9 percent and 7.5 percent,respectively, while the Northeast and Westposted respective declines of 26.3 percentand 16.9 percent.

The inventory of new homes for sale fell1.3 percent to 158,000 units in November.This is a new record low and represents asix-month supply at the current salespace.month supply at the current sales pace.

New home production also rises Production of new single-family homes andapartments rose 9.3 percent to a seasonallyadjusted annual rate of 685,000 units inNovember, according to figures released bythe U.S. Commerce Department. This marksthe fastest pace of housing starts sinceOctober of 2008.

“While we still have a long way to go backto normal, the latest numbers are one moreindication that housing is slowly turning thecorner,” said Nielsen. “In scattered marketsacross the country, buyers who have long saton the sidelines are starting to take advan-tage of today’s very attractive prices andinterest rates, while others are making themove to a new apartment. This nascent trend

would be stronger if not for the very restric-tive lending environment that continues forboth building and buying new homes.”

“Along with recent gains that have beenregistered in builder confidence and othereconomic measures, the improvement in

new-home production and permitting shownin this latest report provides further evi-dence of the gradual strengthening that weexpected to see in housing markets towardthe end of the year,” said NAHB ChiefEconomist David Crowe. “We anticipatecontinued, slow improvement in housingstarts and sales through 2012.”

The 9.3 percent gain in combined startsactivity resulted from improvements in boththe single- and multifamily sectors inNovember. Single-family starts posted a 2.3percent gain to a 447,000-unit pace, whichwas their fastest rate since June of 2011.Meanwhile, the more volatile multifamilyside surged 25.3 percent to a 238,000-unitpace – the fastest since September 2008.

Combined housing starts were up inthree out of four regions in November, withthe Northeast posting the biggest gain of53.8 percent, the West posting a 22.6 percentincrease and the South registering a 4.1 per-cent gain. The Midwest was the exception tothe rule, with an 18.2 percent decline.

Permit issuance, which can be an indica-tor of future building activity, rose 5.7 per-cent to a seasonally adjusted annual rate of681,000 units in November – the best pacesince March of 2010. Single-family permitsrose 1.6 percent to 435,000 units while mul-tifamily permits rose 13.9 percent to246,000 units, which was their strongestpace since October of 2008.

Regionally, combined single- and multi-family permits gained 32.8 percent in theNortheast and 21.4 percent in the West, butdeclined 1.9 percent in the Midwest and 2.6percent in the South in November.

Builder confidence reflects salesand production data

Builder confidence in the market fornewly built, single-family homes edgedup two points from a downwardly

revised number to 21 on the NAHB/WellsFargo Housing Market Index (HMI) forDecember. This marks a third consecutivemonth in which builder confidence hasimproved, and brings the index to its highestpoint since May of 2010.

“While builder confidence remains low,the consistent gains registered over the pastseveral months are an indication that pockets ofrecovery are slowly starting to emerge in scat-tered housing markets,” said NAHB ChairmanBob Nielsen. “However, the difficulties thatboth builders and buyers continue to experiencein accessing credit for new homes are holdingback potential sales even in areas where eco-nomic conditions are improving.”

“This is the first time that builder confidencehas improved for three consecutive months sincemid-2009, which signifies a legitimate thoughslowly emerging upward trend,” said NAHBChief Economist David Crowe. “While largeinventories of foreclosed properties continue toplague the most distressed markets and consumerworries about job security and the challenges ofselling an existing home remain significant fac-tors, builders are reporting more inquiries andmore interest among potential buyers than theyhave seen in previous months.”

Builder confidence primarily gainedstrength in the South in December, where a four-point gain to 25 brought that region’s HMI scoreto its highest level since March of 2008. A one-point gain to 16 was registered in the West, whilethe Midwest held unchanged at 24 and theNortheast slipped one point to fifteen.

The HBAMT’s 68th Installation Banquetand Awards Ceremony was heldDecember 15 at The Hutton Hotel in

downtown Nashville. Always an anticipatedevent, the well-attended banquet gave membersan opportunity to celebrate our achievements ofthe past year and to welcome the officers anddirectors who will be leading the associationduring the upcoming year.

Among those receiving awards were top salesand marketing performers, who were recognizedwith the presentation of the Middle TennesseeSales and Marketing Council’s Circle ofExcellence Awards (more on page 11 and twelve).

The banquet concluded with the installation ofthe association’s incoming president. OutgoingPresident Jordan Clark gave his closing remarks,reflecting on the accomplishments and progressmade during the past twelve months, before wel-coming Dan Strebel to the stage who was installedas the HBAMT’s

2012 President. The ceremony was performed bythe incoming president’s father Jerry Strebel, alongtime member of the association and aTennessee Home Building Industry Hall of Famer.

Strebel’s first duty was to install the officers,directors, and chapter and council presidentswho will serve with him in 2012. Senior Officersfor the upcoming year are Vice President Jimmy

Franks and Secretary/Treasurer Michael Dillon. Local Directors in 2012 will be Jayson

Campbell, Sam Carbine, Bryan Edwards,Jimmy Franks, Tom Ford, John Gillespie,Doug Herman, David Hughes, BrandonJenkins, Paul Krebs, Trey Lewis, Roy Miles,Rob Pease, Kay Russell, Randall Smith, FrankTyree and Duane Vanhook.

State Directors: Sam Carbine, Jordan Clark,David Crane, Jimmy Franks, Peggy Krebs,Davis Lamb and Mitzi Spann.

National Directors: Sam Carbine, JordanClark, David Crane, Jimmy Franks, Peggy Krebs,Davis Lamb, Kay Russell and Mitzi Spann.

Volunteer chairs, who donate countless hoursof their time to the association, were awarded fortheir continuing service during the banquet.Among those recognized were Sam Carbine,Legislative Chairman; Jennifer Earnest, HomeShow Chairman; Tom Ford, By-Laws Chairman;Peggy Krebs, Public Relations Chairman, MitziSpann, Membership Chairman; and FHAChairman Randall Smith.

Outstanding achievements and performanc-es in 2011 were recognized during the awardsceremony.

Peggy Krebs, 2009 past president, was therecipient of the 2011 Reese Smith Builder ofthe Year Award. Mitzi Spann, the 2010 awardrecipient, presented Krebs with the award.

Roy Miles was named the Remodeler ofthe Year. Presenting the award was last year’sROY Award winner Michael Dillon.

Jennifer Earnest was named the 2011Associate of the Year, the SEVENTH timeshe’s been presented this award. LongtimeHBAMT associate and friend Jerry Strebelpresented the award to Earnest.

2011 President Jordan Clark presented hisPresident’s Awards to David Crane, 2010HBAMT President.

James Carbine, Carbine and Associates,was presented the Member to Member BuilderAward. The award is presented to the buildermember who does the most business with fellowHBAMT members during the year.

And John Whitaker was presented theSpike of the Year Award in recognition of hisrecruitment efforts in 2011. The award waspresented by 2009 winner Mitzi Spann.

Banquet attendees were treated to terrificmusical numbers throughout the evening by theNashville String Kings, featuring our own AndyWyatt on guitar and upright bass.

And special thanks to the always charm-ing Sharon Puckett, our banquet emcee forthe sixth year in a row.
