Pace of new home sales holdssteady in August

Following a substantial gain in July, thepace of new-home sales held virtuallyunchanged at a seasonally adjusted

annual rate of 373,000 units in August, accord-ing to newly released figures from HUD andthe U.S. Census Bureau.

“New-home sales in August effectivelytied the pace they set in the previous month,when they were the strongest we’ve seen inmore than two years -- so this is really a con-tinuation of the good news we’ve been gettingon the housing front,” said Barry Rutenberg,chairman of the National Association ofHome Builders (NAHB) and a home builderfrom Gainesville, Fla. “Looking at the bigpicture, sales have been trending graduallyupward since the middle of last year as favor-able interest rates and prices have driven moreconsumers to get back in the market for anewly built home.”

“This latest report indicates that new-home

sales continue to run at a steady pace that’s wellahead of what we were seeing this time last year,and at this rate, the third quarter of 2012 isgoing to be well ahead of the second quarter,”noted NAHB Chief Economist David Crowe.“That said, the razor-thin inventory of newhomes for sale is very concerning because itindicates that builders aren’t able to access thecredit they need to build new homes as demandfor them improves.”

Crowe also observed that the share of newhomes sold in the higher price ranges ($400,000and above) rose significantly in August. “Thisreflects the fact that people who are able to buyhomes right now are those in higher-incomeranges who have cash and equity on hand, whilefirst-time buyers are having a tougher time get-ting qualified for a mortgage,” he said.

Regionally, new-home sales gained in allbut one area of the country this August, with theNortheast, Midwest and West posting increasesof 20 percent, 1.8 percent and 0.9 percent,respectively. The South was the only region topost a decline, of 4.9 percent.

Meanwhile, the inventory of new homesfor sale held at an historic low of just 141,000units in August, which is a 4.5-month supply atthe current sales pace.

“These awards were created to honor thosewho go above and beyond making safety a prior-ity in our industry,” said NAHB Chairman BarryRutenberg. “We are pleased to be able to recog-nize the advances in jobsite safety programs, andthose industry professionals who have takenstrides to improve safety in the industry.”

NAHB member companies in good standingthat build residential homes or town homes usinglight construction methods are eligible to apply.Specialty trade contractors, remodelers and light

commercial and multifamily builders, as well asNAHB-affiliated associations and federal or stateoccupational safety and health officials who havebeen nominated by an NAHB member or associ-ation, are also welcome to participate.

The 2012 Parade of Homes™ was heldThursday, October 4 at the Kings’Chapel Club House. Hosted by Kings’Chapel and Kings’ Chapel Realty, the

party provided a sneak peek inside five of theamazing homes while lending an elegant backdropfor the presentation of the Judges’Awards.

Aspen Construction was the big winner ofthe evening taking home six of the sixteenawards including “Best of Show” honors. BuilderJohn Zelenak and designer Kathleen Evers withK Evers Interiors were on hand to accept the win-

ning teams’ awards that also included “BestFoyer,” “Best Master Suite,” “Best Floor Plan,”“Most Livable” and “Craftsmanship.”

All of the five Parade homes that werejudged were presented awards during the evening.
