New-Home sales rise 7.6 percentin May

Sales of newly built, single-family homesrose 7.6 percent to a seasonally adjustedannual rate of 369,000 units in May,

according to newly released data from HUD andthe U.S. Census Bureau.

“The relatively strong increase in new-homesales this May is an indication that more potentialhome buyers are being drawn to the market bytoday’s excellent mortgage rates as well as firm-ing conditions in some local economies,” saidBarry Rutenberg, chairman of the NationalAssociation of Home Builders (NAHB) and ahome builder from Gainesville, Fla. “In addition,more people are recognizing the benefits that newhomes can provide beyond what’s available in the

existing housing stock in terms of energy effi-ciency, updated technology and other features.”

“May’s sales report is a welcome sign thatthe market has returned to a more solid growthpath following lackluster reports in March andApril, and is in keeping with our expectations forcontinued, steady improvement through the endof this year,” said NAHB Chief Economist DavidCrowe. “While the current sales rate remains lowby historical standards and continues to be con-strained by challenges related to credit availabil-ity for builders and faulty appraisals, the ongoingdecline in the month’s supply of new homes willnecessitate additional construction in certainmarkets going forward.”

Regionally, new-home sales were mixed inMay. While the Northeast and South posted solidgains of 36.7 percent and 12.7 percent, respec-tively, the Midwest and West posted respectivedeclines of 10.6 percent and 3.5 percent.

The inventory of new homes for sale wasalmost unchanged at a low level of 145,000 unitsin May, reflecting a historically slim, 4.7-monthsupply at the current sales pace.

The increase is an indicationthat more potential home buyers are being drawn to themarket by today’s excellentmortgage rates and firmingconditions local economies.

Single-family housing production increasedfor a third consecutive month and builderspulled more permits for both single- and

multifamily construction in May, according tonewly released figures from HUD and the U.S.Census Bureau. The data reveals that the season-ally adjusted annual rate of single-family hous-ing starts rose 3.2 percent to 516,000 units – thebest pace since December of 2011.

“This report is a good sign that buildersare cautiously moving to replenish theirdepleted inventories of single-family homesin response to increasing buyer demand,” saidBarry Rutenberg, NAHB chairman. “In cer-tain housing markets across the country, themomentum toward recovery is graduallybuilding, though tough credit conditions andinaccurate appraisal values continue to weighdown that progress.”

“The latest data provides evidence of the kindof slow but steady growth thatwe expect to see in housing pro-duction through the end of theyear, and shows that housingcontinues to regain strengthregardless of some weakening inother parts of the economy,” saidNAHB Chief Economist DavidCrowe. “Particularly encourag-ing are the gains in permitissuance posted in both the sin-gle-family and multifamily sec-tors in May, which are indicativeof builders’ intentions to startnew projects in the comingmonths.”

While overall housing starts posted a 4.8percent decline to a seasonally adjusted annu-al rate of 708,000 units in May, all of thedecrease was on the more volatile multifami-ly side. Single-family starts rose 3.2 percentto 516,000 units as multifamily starts declined21.3 percent to 192,000 units.

Regionally, dips on the multifamily sidedrove down combined housing starts in all but theWest, which registered a 14.4 percent gain. TheNortheast, Midwest and South posted declines intotal housing starts of 20.3 percent, 13.3 percentand 6.1 percent, respectively.

However, strong gains in new permittingactivity for both single-family and multifamilyhomes drove the combined permitting number forMay up 7.9 percent to a seasonally adjusted annu-al rate of 780,000 units – the strongest pace sinceSeptember of 2008. Single-family permits wereup 4.0 percent to 494,000 units (best pace sinceMarch of 2010) while multifamily permits gained15.3 percent to 286,000 units.

Three out of four regions posted gains in

combined permit activity in May. The Midwest,South and West posted gains of 6.1 percent, 11.1percent and 10.5 percent, respectively, while theNortheast registered an 8.0 percent decline.

Builder confidence rises 5 pointsBuilder confidence in the market for newly built,single-family homes gained one point in June froma slightly revised level in the previous month to restat 29 on the National Association of HomeBuilders/Wells Fargo Housing Market Index(HMI), released today. This is the highest level theindex has attained since May of 2007.

“This month’s modest uptick in builder con-fidence comes on the heels of a four-point gain inMay and is reflective of the continued, gradualimprovement we are seeing in many individualhousing markets as more buyers decide to takeadvantage of today’s low prices and interestrates,” said Rutenberg.

“While the June HMI is inkeeping with our forecast forgradually improving single-fami-ly home sales this year, recenteconomic reports that have shownsome weakening in the pace ofrecovery likely factored into themarginal gain,” said Crowe. “Inaddition, builders across thecountry continue to report thatoverly tight lending conditionsand inaccurate appraisals aremajor obstacles to completingsales at this time.”

Derived from a monthly sur-vey that NAHB has been conduct-

ing for 25 years, the NAHB/Wells Fargo HousingMarket Index gauges builder perceptions of currentsingle-family home sales and sales expectations forthe next six months as “good,” “fair” or “poor.” Thesurvey also asks builders to rate traffic of prospec-tive buyers as “high to very high,” “average” or“low to very low.” Scores from each component arethen used to calculate a seasonally adjusted indexwhere any number over 50 indicates that morebuilders view conditions as good than poor.

In June, the HMI component measuring cur-rent sales conditions rose two points to 32, which isits highest level since April of 2007. Meanwhile,the components measuring sales expectations in thenext six months and traffic of prospective buyersheld unchanged at 34 and 23, respectively.

Regionally, the HMI results were mixed inJune, with two areas of the country postinggains and two posting declines. The Midwestregistered a five-point gain to 31 and the Westregistered a four-point gain to 33, while theNortheast and South each posted two-pointdeclines, to 29 and 26, respectively.

With the conclusion of the fourth round June 12, only one qualifying round remains on the2012 Piedmont Natural Gas Bass Trail Tournament.

Round four of the 2012 Piedmont Natural Gas Bass Trail FishingTournament was held Tuesday, June 12th on Kentucky Lake atMason’s Boat Dock. This leaves only the July 17th tournament at

Bull Creek Marina remaining before the Grand Finale in October.John Bornstein and David Gnewikow secured first place honors with an

impressive weigh-in totaling 23.12 lbs. The McKenzie Construction boat alsotook home the tournament’s “Big Fish Award” for a catch of 6.52 lbs.

With catches totaling 23.05 lbs., Tommy Fuson and Gary Singleton justmissed posting the top score of the day. The weigh-in easily netted theMorrison and Fuson boat the tournament’s second place honors.

Jonathan Caldwell and Phillip Caldwell of the Caldwell Constructionboat wrapped up third place with a weigh-in of 20.66 lbs.

And the Piedmont Natural Gas duo of Danny Barksdale and BillIngham took home fourth place honors with catches totaling 19.94 lbs.
