Buying your fi rst home is an exciting experience. Years of saving, months of planning, weeks of searching and days of executing a purchase

Edgewater Estates is nearing completion, but still offers great lot selection – every lot offers a featured location. After months of searching for the perfect candidate, the Hamilton-Halton Home Builders’ Association is pleased to announce that Suzanne Mammel, long-time member and secretary of the board of directors, has stepped up to the plate as our new executive officer.

Mammel was born and raised in Hamilton and has been an active member of the association for 15 years. She comes to the HHHBA from her previous career as a partner at A.J. Clarke and Associates Ltd. Mammel has a great deal of experience and has been a committed advocate for the home building industry since she began her career in 1994.

Starting Sept. 15, Mammel is eager to put her industry knowledge and experience to work with our members, city staff and elected officials in Hamilton and Burlington. Within the HHHBA, Mammel is excited to work alongside the dynamic board of directors and staff of the association and aims to build a team-oriented

atmosphere. Mammel also looks forward to meeting and speaking with our partners and members to develop a strong relationship and gain their continued support.

Mammel’s background in engineering and her vast experience and industry knowledge make her an exceptional fit for this role. She has continuously impressed the association as an innovative thinker and an outstanding leader.

The HHHBA has been the voice of the local construction industry since 1942. Our members include builders, developers, renovators, skilled trades, suppliers and related service professionals. The residential construction industry is a major force in the Hamilton-Halton economy, generating more than 32,000 jobs, representing more than $1.6 billion in yearly wages. We provided a roof over the head of more than 2,700 households in 2013 and consequently generated more than $9.5 million in new tax revenues for the City of Hamilton.

past. As the former capital of Upper Canada, Niagara-on-the-Lake (Newark) was located in a very precarious position, susceptible to attacks and a major player in the War of 1812. With a base of tourism, theatre, farming and the wine industry, Niagara-on-the-Lake has a bustling economy that

rivals those of surrounding cities.

Convention Centre. The Pillar & Post and Prince of Wales Hotel, which predates Confederation, are stately establishments that have been strongholds in the town for more than a century. When a Christmas Eve fire destroyed the Oban Inn in 1992, it was rebuilt, true to its 1824 heritage design but with the technology of today.

The Shaw Festival, Canada and North America’s second largest repertory theatre company, was one of the major players that led to the changing face of NOTL from a sleepy, riverside town to a major player in the world of professional theatre, tourism and economics. From its inception in 1962 to the opening of the Festival Theatre in 1973 and expansion into performing spaces in the town, Shaw has drawn millions of visitors to the town and now generates in excess of $100 million annually for the local economy.

Beyond theatre and tourism, the orchards and vineyards that surround the town proper contribute to the town’s tender fruit industry. More than 90 per cent of Ontario’s tender fruit crop (peaches, pears, plums, prunes, sweet and sour cherries,

strawberries, and raspberries) comes from the Niagara Peninsula and the majority of these fruits are grown in orchards found in Niagara-on-the-Lake. The area accounts for 95 per cent of Ontario’s peach crop and 81 per cent of the entire country’s peach harvest. Roadside stands, operated by the farmers that grow the fruit, can be found throughout the area offering visitors an opportunity to buy fruit fresh off the vine from the first strawberry pickings in the spring to the harvest of root vegetables in the fall.

With its moderate climate, it was a natural step to grape growing and now vineyards and wineries have established this area as the birthplace of Ontario’s modern wine industry. Today, there are as many as 40 wineries surrounding the town. This growth led to the creation of Niagara College’s Winery and Viticulture Technician program, and then the Wine Business Program, both the first of their kind in Canada at a teaching winery, as well as a Certified Sommelier Program.

The town boasts great architectural significance with its Regency and Classical Revival buildings, from the post-war of 1812 period, resulting in the town being named a National Historic Site of Canada, as well as a provincial Heritage District. Both old and new home construction turn to these styles to complement the town’s heritage architecture as you’ll see in neighbouring new home communities of St. Andrew’s Glen and Niagara-on-the-Green. The old towne has strict architectural guidelines that prevent fast food operations and even the country’s favourite donut shop from opening on Queen Street, maintaining a streetscape that is tasteful and remains rooted in the past of centuries ago.

Buildings throughout bear historical plaques, reflecting the town’s significance in the establishment of many of the province’s institutions – its first newspaper, lending library, parliament, historical museum and governing body for the legal profession. Former military sites such as Fort George, Navy Hall and Butler’s Barracks are open to the public. Other national historic sites include Fort Mississauga, the Niagara Apothecary (the oldest apothecary in Canada), and The Old Court House Theatre, now in use by the Shaw Festival.

For a town its size and population (15,400) amenities are abundant. With its popularity among retirement-aged residents, those over 65 years of age number constitute the fast-growing population resulting in the town’s growth of almost one per cent annually. The town boasts its own yacht club as well as the oldest golf club in Canada enjoying a scenic location along the shore of Lake Ontario. Leading out from the town into Niagara Falls is the Niagara Parkway, a scenic drive lined by biking and walking paths.

The rural pleasures of Niagara-on-the-Lake with its farming history blend seamlessly with world-class theatre and delightful fine dining experiences. School is back in session and that means routine has returned. Real estate professionals and homebuilders are now ramping up for a season of new opportunities in home ownership. If a new home is on the horizon for you this fall, the kids aren’t the only ones with homework to do.

Home builders know that those seeking new homes this fall are eager to view new projects, new releases and new opportunities. They oblige by using September to unveil their plans for the coming months as they introduce a vast selection of new home sites and new phases of development. Often these announcements address pent-up

demand from the summer months, and are offered with special pricing and incentives to encourage prompt decision-making so construction can begin before the snow flies.

Be ready when they roll out these specials by obtaining mortgage pre-approval. By knowing what you can afford, the house hunting is much easier. When looking at a three- to four-month build, there is no time to waste and those who buy in early fall are rewarded with a home that can be ready and waiting for the holidays.

Homebuyers looking to make a move often want to do so before Thanksgiving, Christmas or the new year. Others are looking at the end of the school year. With deadlines like these in mind, it’s essential to do your research. Key decisions such as location and housing type need to be addressed first. Lifestyle and amenities, schools, medical services and transportation access are the important factors when choosing a community – whether it’s detached, a condo or a townhome.

If you’ve got a young family, you may want to be near parks and rec centres; if you’re empty-nesters, perhaps an adult lifestyle community is more in line with your needs. How much time do you want to spend on maintenance? If you don’t, a condo might be the answer. Find out what is being built and where and determine if it’s a good fit for you and your family. Other things to research include your builder and their reputation for meeting deadlines and customer satisfaction. If it’s a condominium project, find out the status of sales and construction. A delay in construction can create a domino affect when you need to sell your own home or give notice to a landlord.

At this time of year, there are plenty of builder incentives to encourage buyers to commit now, rather than later. You’d be surprised at what might be included. First, you need to be aware of the standard features so you can compare apples to apples and oranges to oranges. Some builders might offer enhanced standards that are reflected in a higher price point. If you learn your standard features, you’ll recognize a great incentive and price when you see it.

By doing your homework now, you’ll be ready to take advantage of the incredible housing opportunities you’ll come across this fall.

A new CIBC poll finds there has been a significant decrease in the number of Canadians using today’s low interest rates as an opportunity to accelerate repayment of their mortgages. Ontario residents, however, are among the tops in the country at taking actions to pay down their mortgages faster.

While more than half of Canadians with mortgages (55 per cent) are taking one or more actions to pay their mortgages down sooner, a similar poll last year found that more than two-thirds (68 per cent) were taking steps to accelerate their repayments. The poll also finds Canadians with mortgages saying, on average, that they will be 58 years of age before they become mortgage-free.

KEY FINDINGS OF THE POLL INCLUDE:» 55 per cent of Canadians with mortgages are taking one or

more actions to repay their mortgage faster, down from 68 per cent in a similar poll last year

» Among those taking some action: • 32 per cent accelerated their payment frequency

(down from 42 per cent in 2013) • 28 per cent increased their payment amount

(compared to 30 per cent last year) • 18 per cent made a prepayment / lump sum payment

(15 per cent in 2013)» 58 is the average age that Canadians with mortgages

expect to be mortgage-free, a small increase from age 57 in last year’s poll

“A mortgage is the largest debt most Canadians will take on in their lifetime, and being mortgage-free is an important goal for many,” says Barry Gollom, vice-president, secured lending and product policy, CIBC. “With current low interest rates, this may be an opportune time to make progress against your mortgage – even a few small changes can make a big difference in the length of time it takes to pay off your mortgage and the amount you pay in interest charges.”

Recent research from CIBC shows that Canadians are spending more this year on other items such as home renovations (up 30 per cent from a year ago), and summer vacations (up 20 per cent from last year).

“With mortgage rates remaining relatively stable and at historic lows for the last few years, some Canadians may not be as focused on paying down their mortgages as when interest rates are higher,” says Gollom. “Generally, paying off debt as quickly as possible is a smart decision, but you do need to ensure you’re not focusing on your mortgage at the expense of your other financial plans, or by increasing debt elsewhere.”

Paying off your mortgage sooner can result in significant

savings, which can have a large impact when applied to your other financial goals.

Here are some specific examples to show how the savings can add up, using a mortgage of $250,000 (the Canadian average), with a 4.99-per-cent interest rate and a 25-year amortization, and regular monthly payments of $1,453:» Increase payment amount: Taking the regular monthly

payment amount and topping it up by $147 per month would save you four years and $34,362 in interest on your mortgage.

» Accelerate payment frequency: Most Canadians are paid every two weeks; aligning your mortgage payments with your pay deposit and making accelerated bi-weekly payments of $726 would result in saving four years off the life of your mortgage, and a reduction of $30,970 in interest charges. Combining this with increased payments as above (an extra $74 bi-weekly) would together save you seven years and $57,182.

» Make pre-payments/lump sum payments: Not a lot of families have a few thousand “extra” dollars lying around, but even using your annual tax refund towards your mortgage can make a difference. The average Canadian tax refund is $1,600 – applying that amount to your mortgage each year would reduce the amortization by four years and save you $33,103 in interest. Using all three of these strategies in combination would shave nine years off the life of your mortgage, and result in total savings of $73,785.

“Employing one or more of these strategies does take some planning and discipline,” says Gollom. “If becoming mortgage-free sooner is something you want to achieve, it’s important to look at your mortgage as part of your overall financial picture, and to balance your mortgage payment plan against your other goals.”

This time of year, without a doubt, is one of the busiest times for homebuyers to jump into (or move around within) the housing market. Depending on the length of the term you chose, if you purchased a home as far back as the summer of 2009, your mortgage is likely going to come up for renewal soon. If they haven’t already done so, your lender will start popping early renewal notices into your mailbox – usually within the last 30 to 120 days of your current mortgage term. And while the renewal slip makes the process all too easy (you just sign the offer and send it back), it’s not in your best interest to accept this offer.

For starters, the lender who had the best mortgage rate for you before is almost never the same lender who will have the best mortgage rate for you at renewal time. It’s sad – if you’re someone who stays loyal to lenders, that is – but true. On those mortgage renewal slips you find in your mailbox, lenders offer an average of only 0.25 per cent off their posted

rate – that’s nothing, in comparison to the rates you can find online or from mortgage brokers across Canada. Unfortunately, lenders market their renewals as being easy and convenient, which is something most consumers are attracted to. But how much would it hurt to later find out you could’ve gotten a full one per cent or more off your rate, if you’d taken the time to shop around and negotiate?

Besides just the mortgage rate, it’s also unlikely that your current lender will be the one to offer you the best mortgage product for your needs at renewal time. Think about it this way: your financial goals from when you took on your current mortgage term were likely much different than what they are today, right? You could be at a completely different stage in your life now. Well, the same can be said for your lender. It’s convenient to stay with your current lender, but the terms and conditions your existing lender offers may no longer suit your needs. Consider all your mortgage needs – the rate and prepayment options – and go with the lender which can offer everything you’re looking for.

One thing to keep in mind: if you don’t renew your mortgage with a new lender before the date your current mortgage term expires, your lender will automatically renew you for another term with them. A week isn’t enough time for most mortgage brokers to switch your mortgage from one provider to the next, so start shop-ping around early and make sure you find the best mortgage rate/product for you.

Housing in Canada became more affordable in the second

quarter of 2014, thanks in large part to a decline in mortgage

rates, RBC says.

Amid all the ongoing talk of mortgage rates, market conditions, high levels of household debt and economic uncertainty, good news comes from RBC Economics Research’s latest Housing Trends and Aff ordability report. Housing in Canada became more aff ordable in the second quarter of 2014, thanks in large part to a decline in mortgage rates.

“It was more aff ordable to own a home in virtually all provincial and major local markets across Canada in Q2, and in the face of solid price gains no less,” says Craig Wright, senior vice-president and chief economist, RBC. “We had anticipated a rebound in activity from earlier this year when the harsher than normal winter weather took hold, but the biggest drop in fi xed mortgage rates in almost four years and resulting improvement in aff ordability also gave the Canadian housing market a boost of extra energy.”

� e way RBC’s aff ordability measures work is, the higher the measure, the more diffi cult it is to aff ord a home. For example, an aff ordability measure of 50 per cent means that homeownership costs,

including mortgage payments, utilities and property taxes, take up 50 per cent of a typical household’s pre-tax income. A decline in the measure represents an improvement in aff ordability.

For the Ontario market, homeownership aff ordability eased by 0.2 percentage points for detached bungalows (to 44.7 per cent), and by 0.1 per cent for both two-storey homes (50.9 per cent), and condominiums (29.3 per cent) in the second quarter of 2014.

Homebuyers don’t appear to be overly concerned by the fact that aff ordability remained somewhat stretched for single-family homes, RBC says. Lower rates were the main factor contributing to marginal declines in aff ordability measures for Ontario.

In Ontario’s largest market, Toronto, aff ordability improved slightly for bungalows, falling 0.2 per cent (meaning it became more aff ordable) to 55.9 per cent, while deteriorating slightly in condominiums – up 0.1 per cent to 34.3 per cent. For two-storey homes, aff ordability remained fl at at 65.3 per cent.

� e good news for prospective homebuyers in Southwestern Ontario’s key markets – such as Hamilton, Kitchener, Guelph and St. Catharines? Prices and overall mortgage carrying costs are much lower than in Toronto and than the Ontario average.
