Welcome to spring Spring begins on March 20 – no, it

really does! – a period in the real

estate industry normally associated

with busy season.

It’s that time of year when, after

what’s turned out to be a pretty mild

winter, many Canadians emerge from

hibernation and want to get out and

search for a new home. Builders, too,

often use this period to launch new

developments, and add incentives

to entice buyers into snapping up

remaining inventory in existing

communities.

In Ontario, spring this year comes

with the additional characteristics

that other markets in Canada can

only hope for – a decently strong

economy, healthy job growth and

housing markets that are among the

leaders across the country.

Combine this promise with what

are expected to be continuing low

interest rates, and you have a pretty

welcoming environment to begin

your new home search.

And if it takes a little longer than

the spring season, take your time –

homebuying opportunities will likely

still be there later in 2016.

Canadian households are shrinking,

according to Stats Canada.

Seven decades ago, the average

household consisted of 4.3 people, by

2011, the average size had dropped

to 2.5 people per household, albeit,

there’s plenty more of us to house.

While the majority of Canadian

homes built over the last century

were created to support larger

households, traditionally comprised

of two parents with children,

nowadays one or two people make

up the majority of households, which

is why apartment and condo living, in

urban areas in particular, has become

increasingly popular.

The impact of smaller families on

the Canadian housing market has

been signifi cant, spurring a dramatic

change. The introduction of more

rental properties and housing options

of all shapes and sizes is e� ectively

servicing smaller households who

need a� ordable options. While larger

dwellings are still a need, the next

time you see another crane in the air

keep this new demographic dynamic

in mind. While Canada continues

to grow, new housing needs will

continue to reshape the cities and

homes we live in.

Net Zero Energy model home last

September, Reid’s Heritage Homes

is nearing completion of four more

Net Zero homes which have recently

been released for sale. The four

homes, located in Guelph, share the

streetscape with the model home, all

within the active, vibrant community

where amenities are nearby. Home

to the University of Guelph, Guelph

Lake Conservation Area and two

rivers, these Net Zero homes are the

icing on the cake in this charming city

of fabulous attributes, great natural

beauty and cutting edge innovation.

Built 15 years ahead of building

industry standards, Net Zero homes

produce as much energy as they use

on an annual basis, depending on the

habits and behaviour of the families

in residence. All of the homes for

sale include the features that defi ne a

home as “Net Zero Energy.”

Through the use of high quality

home fi xtures and appliances

designed and tested to save water

and reduce utility bills, the builder has

taken the NZE homes one step further

and made four of the homes BlueBuilt

Home certifi ed. Two homes are at the

Bronze level while another two are at

the Gold level.

The four NZE homes range in size

from 1,691 to 1,775 sq. ft., and feature

three bedrooms and 2.5 bathrooms.

One of the homes will be move-in

ready this month, while the remaining

three will be ready in the summer.

All four are for sale starting in the

low $500’s.

Unlike costly prototypes of the past,

a Net Zero home may cost only about

$65,000 more than a traditionally built

home. Solar panels account for most of

the added expense. At today’s interest

rates, the additional cost would be

approximately $300 a month, an outlay

that could be off set with savings of

$3,000 to $5,000 on annual energy bills.

It was a few years ago when the

American Association of Architects set

a goal that by 2030, all homes could

be built to produce as much energy

as they consume. Inspired, Ministry of

Natural Resources Canada (NRCan)

they wanted to gear them to the

mainstream public and the lowrise

production builder, using products

readily available to the average builder

while maintaining affordability.

Reid’s Heritage Homes was one of

five Canadian home builders selected

to partner in the project to construct

25 Net Zero homes Canada-wide,

using off-the-shelf equipment and

materials to build homes that produce

at least as much energy as they

consume.

Two-and-a-half years later,

Reid’s Heritage Homes has nearly

completed its five Net Zero homes in

Guelph, including a model for all to

tour and learn from. This Discovery

Home was the first production Net

Zero home in Canada, the first Net

Zero certified home in Ontario, as

well as the first Net Zero certified

home in the NRCan ECO EII program.

proud recipient of three awards at the

EnerQuality awards gala, held on Feb.

25, 2016, including the inaugural Net

VICTORIA’S FAMILY CALLS THEMSELVES THE UNLUCKY, LUCKY ONES. After four-year-old Victoria fell down the stairs, she was lucky to have a successful surgery at The Hospital for Sick Children (SickKids) and incredible support from her family and SickKids sta� by her side.

Prior to the incident, Victoria was a healthy child. She was happy with her daily routine - going to her grandparents’ house with her brother, Alexander, until her mom, Evelyn, came to pick her up from work.

One evening, Victoria suddenly collapsed out of her uncle’s arms and fell down the stairs at her grandparents’ house. After she started vomiting at her grandparents’ house, Evelyn called the paramedics to take her to SickKids. The emergency room ordered an immediate CT scan and an MRI the next morning for a closer look. The scans revealed a brain tumour, later diagnosed as a juvenile pilocytic astrocytoma (JPA), even though Victoria never experienced any symptoms prior to her fall. JPA’s are one of the most common childhood tumour, but are usually identifi ed following symptoms like headaches, vomiting and di� culty with muscle coordination. Luckily, SickKids houses one of Canada’s largest paediatric neurosurgical units specializing in treating children a� ected by brain and spinal cord illnesses such as brain tumours. Two weeks after the incident, on February 25, 2014, Victoria had surgery to remove the tumour. During the surgery, doctors found a cyst above the tumour, which they also successfully removed.

Although Evelyn and her husband, Peter’s journey at SickKids was scary, Victoria seems to associate the hospital with chocolate milk. While fasting on the morning of surgery, she asked her dad if she could have some, but he told her the chocolate milk cow was still sleeping. Only fi ve hours later, Victoria woke up in the Intensive Care Unit and asked for the chocolate milk, her mind sharp as ever.

From when she fell until she went into surgery, Evelyn and Peter were concerned and had many unanswered questions about their daughter’s condition.

“The support system at SickKids was incredible. Sometimes the doctors would answer our sudden questions within minutes over email,” Evelyn said.

Since the surgery, Victoria visited SickKids six weeks later for a check-up. Since she has made a full recovery, she only needs to visit SickKids every six months for follow up appointments.

Evelyn describes Victoria’s fall as one of the scariest moments of her life. Although Victoria’s condition was bad luck for the family, the successful surgery and recovery along with the supportive sta� at SickKids shows how lucky they really are.

Here’s a look at what’s trending in key SWO markets,

with average new home prices for select housing types

(inventory homes, as of Dec. 31, 2015).

The fourth quarter of 2015 was an active one for some

key Southwestern Ontario markets. In Kitchener, sales of

new detached homes were up 64 per cent from the third

quarter. This was driven mainly by the sales of homes on

30- to 39-ft. lots and as of end of Dec. 2015, the average

price of remaining units of this product was $414,226.

Niagara Falls and Guelph saw quarter-over-quarter (Q4

2015 versus Q3 2015) sales of new townhouses increase

by 175 per cent and 48 per cent, respectively. As of the

end of December 2015, the average price of remaining

townhouses in Niagara Falls was $327,638, and in Guelph

$413,103.

ENERQUALITY HAS ANNOUNCED THE 2015

EnerQuality Award winners, builders committed to

producing energy efficient and sustainable homes.

The Energy Star for New Homes Builder of the

Year - Large Volume award was given to Mattamy

Homes, Canada’s largest home builder, which

earned the achievement for the third time. Mattamy

Homes was one of the first builders to participate

in the Energy Star program, which has become

the most successful green building program in

Canada. Today, 32 per cent of all new homes built

in Ontario are Energy Star qualified.

Two Oshawa based builders walked the Green

carpet. Midhaven Homes received the Energy Star

for New Homes - Mid Volume award, and Jeffery

Homes received the Energy Star for New Homes -

Small/Custom award.

The Minto Group was awarded Ontario Green

Builder of the Year for a second year in a row. The

award is presented annually to a builder that raises

the bar for the rest of the industry through its

leadership in improving the environmental, energy

efficiency and overall image of the industry.

Reid’s Heritage Homes took home the inaugural

Net Zero Builder of the Year award. Net Zero

homes are energy self-sufficient and are designed

to produce at least as much power as they

consume. Reid’s Heritage Homes was also the

recipient of the Building Innovation - Lowrise

award, and the Best Green Marketing Campaign of

the Year, for their efforts to educate homebuyers.

Tridel, the largest builder of condominiums in

the Toronto area, was awarded the inaugural award

for Building Innovation – Mid- and Highrise. The

award recognizes technical excellence in energy

efficient and Green building practices, which is key

to achieving more sustainable communities.

Association, was recognized as EQ Leader of

the Year.

commendable track record of creativity and

innovation,” says Corey McBurney, president of

success story that all Ontarians should be proud of,

proving that voluntary, builder-led initiatives work.”

The awards show followed the EnerQuality

Housing Innovation Forum, where a sold out

audience discussed the future of Green building

in Ontario. In the closing keynote conversation,

Dr. Diane Saxe, Environmental Commissioner of

Ontario, and Peter Gilgan, founder and CEO of

Mattamy Homes and member of Ontario’s Climate

Action Group, discussed the future of home building

in light of Ontario’s new Climate Change Strategy.

Also returning to the forum this year was the

Innovation Gauntlet – a Dragon’s Den-style

competition where industry manufacturers

and organizations pitched their smartest, most

innovative products and services to a panel of

judges. The Innovation Gauntlet award, chosen

live by the audience, was presented to LiteBuilt

for its concrete “LITEBOK” building system – an

environmentally friendly, interlocking building

block that is ideal for taller buildings.

KITCHENER-WATERLOO may have

once been best known as the home

of Kitchener-Waterloo Oktoberfest,

meat processor Schneider Foods

and the Ontario Hockey League’s

Kitchener Rangers. But while rich in

German heritage and other culture,

the town of about 220,000 has more

recently gained a reputation more for

high technology than pork sausage

and beer-inspired oompahs.

In fact, this vibrant community

located in the Region of Waterloo in

the heart of Southwestern Ontario,

help form the three point-towns

that make up “Canada’s Technology

Triangle.” Kitchener-Waterloo

and Cambridge today comprise

one of Canada’s most diverse

economies, evolving from a reliance

on manufacturing into a balanced

economy that crosses many sectors.

Today, the area boasts a thriving

advanced technology sector and

a highly skilled workforce in the IT,

automotive, business and financial

services sectors.

Complementing these strengths is

a naturally advantageous location off

Hwy. 401, close to major Canadian

cities Toronto and Hamilton, as

well as to entry points to the US at

Michigan and New York.

All of this has the region poised

for long-term economic health.

Employment and population growth,

two key factors in housing demand,

are both doing well in the area,

though they are not without their

challenges in the short term.

Residential construction is

experiencing a shift in the new home

market, from single-detached homes

to condos, and demographic changes

will support this continuing trend,

according to Canada Mortgage and

Housing Corp.

Housing starts will decline to 2,615

units in 2016 and then be relatively

stable in 2017. Condo apartment

starts will decline, but from near

record levels in 2014, while single-

detached starts will trend higher.

Existing home sales are forecast to

increase in 2016 and remain relatively

unchanged in 2017. The resale market

is expected to be balanced in KCW,

with price growth above two per cent.

“Housing starts will be trending

down closer to the long-term rate

of household formation next year.

Rising employment will support

housing demand. With prices higher

and mortgage rates starting to edge

up in late 2016, demand will stabilize

in 2017,” says Erica McLerie, CMHC

senior market analyst.

In terms of population, net

migration accounts for more than 50

per cent of the growth, CMHC says,

and is expected to average more than

3,000 annually. The city, in fact, is

second only to Toronto in attracting

immigrants, with almost all of them

under the age of 45.

Neighbourhood Profile

HURON PARKThe newness of the Huron Park community in south Kitchener means everyone is a fresh arrival to this area that strives to avoid the trappings of suburb living. It packs in more, thanks to ample greenspace, golf courses and playgrounds. The park itself is a central point for dog walkers, speed walkers and moms with strollers who share this quiet space.

VibeHuron Park finds a harmonious balance between suburbia and urban living. In recent years, development has brought new mini-communities into the region. New houses and townhomes abound, with commercial properties in the mix. Residents like their peace and quiet and appreciate that there is a pristine park and picturesque farmers’ fields at their doorsteps. Amenities are never far away, whether it’s a shopping mall or a skating rink.

Meet the neighboursThe plethora of outdoor playsets in backyards is just one indicator families are drawn here. The houses are ample, often with three bedrooms and more, and their value is enticing to both growing and maturing families. Middle and upper management types put down roots here, attracted for its proximity to everything from highways to downtown nightlife. The lion’s share of residents is in the ages 20 to 44 range.

Planes, trains & automobilesHuron Park may be on the outskirts of Kitchener, but there are an adequate number of bus routes servicing the area with easy connections to the nearby Huron Business Park and to Conestoga College. Highway access (to Hwy. 401 and 8) is no more than 10 minutes away and the Waterloo International Airport is about a 20-minute drive away.

The good, the bad & the restIn this freshly minted neighbourhood, amenities have kept pace with development. A new high school and elementary school ensure commutes are short for dropping off the kids. The new YWCA-Jean Steckle Childcare Centre completes the roster of family friendly facilities on hand. Need household supplies? The Sunrise Shopping Centre is now open for business, with a good selection of big box stores such as Walmart and Canadian Tire.

Companies such as Toyota Canada,

Com Dev International, Innovative

Steam Technologies and Heroux-

Devtek are expanding production,

helping power the manufacturing

sector to growth.

In addition to growth in high tech,

the region has also seen expansion

in the educational sectors in recent

years. A new health sciences campus

of the University of Waterloo, located

in downtown Kitchener, opened

in 2009 and is expected to inspire

further social and economic spin-

off benefits. Redevelopment of

the downtown block includes new

condo, retail and hotel projects and

other improvements.

Ontario has committed to building

a new provincial courthouse in the

downtown area, which could lead to

further job growth in the legal sector.

Transit expansion, an important

element for any growing city to

accommodate new residents and

housing development, has also

been a focal point for Kitchener.

This facilitates transportation not

just within the city but also eases

commuter traffic to Hamilton,

Oakville, Mississauga and Toronto.

As for entertainment, Kitchener

has a lot more going for it than

just Oktoberfest. From Bingemans

camping resort and family

playground, to Chicopee Ski Club,

to the Children’s Museum, the

Kitchener-Waterloo Art Gallery and

the Farmers’ Market, there is always

plenty to see and do in town.

And, of course, there are the

Kitchener Rangers of the OHL, a

fixture in town since 1963. Playing

out of the storied Kitchener Memorial

Auditorium Complex, the Rangers are

especially noteworthy because they

are a publicly-owned team, operated

by a 40-member board of directors

comprising season ticket holders. This

a rarity in sports today, and speaks

to the level of community spirit and

involvement in Kitchener.

So, what does all this mean for

prospective homebuying in Kitchener-

Waterloo? For one thing, KW-

Cambridge is ranked as the number

two investment area in Ontario

through to 2018, according to the Real

Estate Investment Network. In addition

to the strong economy, a commitment

to infrastructure improvements and

transportation projects will help drive

the economy and real estate market

in this area, the group says.

Builders seem to agree, as all

of Branthaven Homes, Empire

Communities, Eastforest Homes,

Fusion Homes, CountryGreen

Homes, Mattamy Homes, Monarch

Corporation and Williamsburg Homes

have developments underway in

Kitchener, while Winzen and other

companies are building in Cambridge.

Despite the growth, Kitchener

remains proud of its German ancestry,

harking back to its founding in 1854

as the Town of Berlin. Today, about

25 per cent of residents are Canadians

of German descent.

Oktoberfest still serves as an annual

celebration of this heritage. The

nine-day event, based on the original

German Oktoberfest in Munich, is

the largest Bavarian festival in the

world outside of Germany, and runs

every October from the Friday before

Thanksgiving to the Saturday after.

All told, it sounds like a recipe

for continued prosperity – and

“ein prosit!”

WITH A FOCUS OF “Jobs for today and

tomorrow,” the 2016 Ontario budget

aims to do just that by growing

the economy and employment

opportunities. For that it scores

passing marks from the housing

industry and other sources.

Where it may come up a little

short is a couple years down the

road as it tries to balance the books.

Proof that its plan is working, the

Ontario ministry of finance points to:

» Ontario’s economic growth is

outpacing national growth and is

expected to continue to be among

the strongest in Canada for the

next two years.

» Ontario has created more than

600,000 jobs since the recession

in 2009 and is projected to create

more than 300,000 additional jobs

by the end of 2019, bringing total

job creation to more than 900,000

net new jobs over a 10-year period.

For 2015-16, the defi cit is forecast to

be $5.7 billion, which is $2.8 billion

lower than projected in the 2015

Budget. The government is projecting

a defi cit of $4.3 billion in 2016-17.

Ontario says it will balance

the budget in 2017-18, while

continuing its focus on investments

that stimulate economic and

employment growth.

There wasn’t much in the budget

specifi cally on housing, with the

exception of giving more people access

to adequate and a� ordable housing

through a three-year investment of

$178 million, as part of the Long-

Term A� ordable Housing Strategy.

In addition, the Green Investment

Fund will help almost 40,000 families

conduct energy audits and retrofi ts on

their homes, reducing their energy bills.

Another focus was reducing

commute times and making travel

more convenient by implementing

Regional Express Rail, improving

GO Transit services and continuing

to roll out the PRESTO fare card

system on Toronto transit.

For its part, the Ontario Home

Builders’ Association (OHBA) says

it appreciates the climate change

initiatives to shift towards a low-

carbon economy. The infrastructure

investments and transit funding

will support the development

of complete communities and

reduce greenhouse gas emissions

from both the building and the

transportation sector.

“People need better transportation

options in communities across

Ontario and the province’s massive

transit investment should support

the creation of location e� cient

and complete communities,” says

OHBA CEO Joe Vaccaro. “Building

complete communities along

transit lines makes sense and these

investments in transit are a golden

opportunity for municipalities to do

the pro-active planning work and

pre-zone appropriate intensifi cation

along transit corridors. The quid

pro quo for provincial investment

in transit should be a requirement

for municipalities to modernize

decades out-of-date zoning to

properly align land-use planning

with transportation planning.”

The Conference Board of Canada,

while acknowledging the economy

has improved over the last three

years and is now among the growth

leaders in Canada – says there are

risks with this budget.

Among them is that, beginning in

2017, households and businesses will

begin paying more for gasoline and

home heating under the government’s

plan to fi ght climate change. This, at a

time when consumer spending, a robust

housing sector and business investment

are key drivers of the economy.

“On the expenditure side, the

government has been able to keep

spending under control as it had

budgeted,” the Board says. “However,

the toughest cuts are still to come.

Budget 2016 allows for small

increases in spending on health care,

social services, and education over

the next two years. But in order to

rein in spending even more than what

was achieved in the last two years,

other program spending will have to

be cut by four per cent in 2016-17.”

The budget provides few

details on how these cuts will be

implemented, the Board says.

“Indeed, one of the biggest

challenges going forward as the

province attempts to balance

its books will be sticking to its

ambitious spending targets.”
