Conservation Is Not Only Good Business – It Is Good FOR BusinessBy EllEn DalEy
More than 20 years ago, the Orange County Land Trust was formed to preserve the county’s rural character and natural beauty. Who would have thought that, in addition to enhancing the county’s quality of life, business and the economy would benefit as well?
Lisa-Ann Weisbrod, the Land Trust’s Development Director, deftly demonstrated that “Conservation is not only good business – it is good FOR business” as the guest speaker at the Chamber’s December Membership Breakfast.
Since 1993, the OCLT has helped protect about 5,000 acres of land, including 12 working farms. In conjunction with private landowners, local and state governments, and other conservation organizations, the Land Trust works to ensure that the county’s natural, rural and agricultural heritage remains for future generations. Orange County has long been on the forefront of conservation. It was the first county in the state to adopt an agricultural and farmland protection plan in 1996 and, in 2004, adopted an Open Space plan.
“In the national, state and regional arenas,” said Lisa, “the Orange County Land Trust champions the preservation of open space and natural resources through public advocacy. We support and assist local municipalities and involved residents working to strike the right balance between protection and growth.” The OCLT is accredited by the Land Trust

I’m thrilled to let everyone know that, thanks to our Media Partners, we have unprecedented new opportunities to get the word out about the Chamber and our members.
These radio stations are providing the Chamber with thousands of dollars in air time, broadcasting our Public Service Announcements, featuring members and staff on morning drive time shows, and giving us our own programs on their stations:
Fox/WGNY Radio – is continuing its monthly broadcast of “Let’s Talk Orange County Chamber Business,” hosted by Bob DeFelice and myself.
WTBQ Radio – has given us a live, weekly program, currently titled “Orange Chamber Radio Network,” which airs from 12:00-1:00 p.m. every Friday.
Town Square Media – airs a 30-minute taped program once a month, during which I interview a Chamber member(s).
Radio Woodstock – taped and produced our first 30-second PSA of the year and provided it in a format that we shared with all our other radio partners.
Neversink Media Group, Thunder 102 and Watermark Communications will also air our PSAs, as well as provide air time as needed in their various markets.

When we think of networking at the Orange County Chamber, mixers, luncheons, breakfasts, committee meetings and business expositions usually come to mind. But a frequently overlooked aspect of networking within the Chamber is the connectivity the Chamber offers.

Networking is all new in 2015 at the Orange County Chamber of Commerce!
New York State Commercial Association of REALTORS® (NYSCAR) Hudson Valley Chapter is hosting its “2015 Annual Commercial Real Estate Conference” on April 1st and 2nd. The keynote speaker for the Conference is Jeremy Cyrier, Certified Commercial Investment Member (CCIM), Founder and President of MANSARD, and Founder of CreInvestEd, a commercial real estate training company.
Cyrier is one of Banker & Tradesman’s New Leaders of 2009, and one of 85 commercial real estate instructors for the CCIM Institute in Chicago. He currently teaches Financial Analysis and Market Analysis for Commercial Real Estate, and is the 2010 Recipient of the Susan B. Groeneveld Award of Excellence, which is awarded by the CCIM Institute. He also served as President of the New England CCIM Chapter in 2011.
The Real Estate Conference is divided into two days, day one featuring guest speaker, Cyrier, who will instruct the group on the “Financial Analysis Tools Needed for Commercial Real Estate” and key investment fundamentals, and the technology needed to apply these fundamentals to make informed decisions in the market. Day two, million dollar marketing and networking opportunities will feature the renowned cash board, moderated package presentations, marketing presentations and a haves/wants presentation. The marketing session is a fast-paced affair, where brokers present specific properties to the entire group.
The “2015 Annual Commercial Real Estate Conference” takes place at the Hyatt House, located at 100 Westage Business Center Drive, Fishkill, NY.

Originally founded as the Builders Association of the Hudson Valley in 1952, the HVBRA was formed when a small group of businessmen involved in the construction industry decided to meet and share their knowledge and experiences.
The BAHV was incorporated in the mid-1960s and has grown from that handful of leaders to an association of nearly 300 builder and associate members representing thousands of industry professionals throughout the Hudson Valley and Westchester.
Being advocates for ownership, the association purchased an 1,100 SF building in Newburgh in 1989 that was totally renovated through the generosity and talents of BAHV members and served as the organization’s headquarters for 15 years.
As the association grew and the Board wanted to expand services and educational opportunities for members, the office in Newburgh was sold to help finance the purchase of a 4,000 SF building in New Windsor. Again, the existing building needed a total makeover, which was a challenge accepted by BAHV leadership and members. The renovation, which included a 2,000 SF addition housing conference/training rooms was completed in 2005. The generous support of many HVBRA members is visible throughout the building.
In 2014 the newly renamed Hudson Valley Builders and Remodelers Association became the only regional association in North America to enjoy an affiliation with both the National Association of Home Builders (NAHB) and the National Association of the Remodeling Industry (NARI).
Community service is a vital part of the HVBRA’s mission. The organization’s members – builders, remodelers, developers and associates – volunteer with local fire departments, ambulance corps, church, school and youth athletic groups. Over the years, the association has participated in scores of community service efforts: building handicap ramps, gazebos for daycare centers, storage garages to house bicycles, and much more. For several years, HVBRA has hosted a Habitat for Humanity Builder Blitz – resulting in two houses being built in just five days.
HVBRA Executive Officer Scott Wohl serves on the Orange Chamber’s Board of Directors and also co-chairs the Chamber’s Government Affairs Committee. Much like the Orange Chamber, legislative advocacy is a major focus for the HVBRA. Their Government Affairs Program ensures that their members are continuously updated on changes in state, county and local regulations, as well as upcoming proposals for zoning, land use and planning proposals in each local municipality of their six-county region. HVBRA staff and volunteers are continually engaged in community councils and are regular panel participants in regional planning and issues forums.
The HVBRA believes that: home ownership can and should be within reach of every American family; homes should be well-designed, well-constructed and well-located in attractive communities with educational, recreational, religious and shopping facilities accessible to all.

A Word from our YPs
Hello! I’m Nick Nappo and I’m the Marketing Director for Myles Wealth Management in Florida. Since January 1, however, I’m the new Co-Chair of the Orange County Chamber Young Professionals. Along with Kristin Tamburo, the other Co-Chair of the YPs, we’re one of the most active committees within the Chamber, and for good reason - we always have a bunch of great activities going on. And as we head out of a successful 2014, 2015 promises to be no exception.
The Young Professionals are a group of young people ages 21-40 who work for members of the Orange County Chamber of Commerce and meet to discuss ways in which they can contribute to the business community in Orange County by connecting with its members, sharing their talents and expertise with other businesspeople and contributing to other organizations that seek to improve the quality of life in the area.
Our group is centered around three core principles: networking, community service and professional development. If you’ve been involved with the Chamber for some time, it shouldn’t be news that the Young Professionals’ mixers, which happen four or five times a year, are some of the most highly-attended networking events the Chamber offers. Attendance at our mixers usually falls between 100 and175 people, and sometimes can be greater than 200. The first mixer I went to a couple years ago was a YP mixer at Torches in Newburgh. The place was so packed, I could barely move! But that’s what the Young Professionals are all about. We want to form relationships with as many people as possible who work with us in the business community, and see how we can help each other in our professional lives. In turn, that’s what makes a YP mixer such a hot event - constant networking, great food and drink, and just a great time overall.
The mixers also provide a sense of the professional development aspect of our group. Not to sound too cliché, but as young people are the future of this country, it’s important for us to consistently enhance our work experiences with opportunities for growth. An element of this philosophy we instituted last year was dedicating a portion of our monthly meetings to a guest speaker who would talk about a given topic on business. So far at our meetings, we’ve discussed networking tips, ideas for sales generation and integrated marketing. This year we’re already looking to include speakers who will talk about personal branding, social media law, community involvement and other topics to be announced. We always advertise our speakers to the Chamber community, so if you’d like to learn more about whatever the topic is for that month, feel free to stop by!
Our third principle is community service. A few years ago, we purchased a stretch of Route 17K in front of the Chamber building in Montgomery as part of the Adopt-a-Highway program. At least two days a year, you’ll find YPs on the side of the highway, picking up garbage (and other interesting artifacts). We’ve also completed and will complete community service projects with organizations such as Habitat for Humanity, Food Bank of the Hudson Valley, Safe Homes of Orange County and the Orange County Youth Bureau. We’ll look to partner with other established community organizations over the next year in order to not only increase our visibility around the region, but more important, to give back to the communities in which we work and live.

A review of the costs and benefits of open space protection conducted by State Comptroller Thomas DiNapoli’s office found that open space supports industries that generate billions of dollars in economic activity annually. Open space protection can be financially beneficial to local governments by reducing costs for infrastructure and programs. “Well-planned open space protection need not conflict with other vital needs such as economic development, municipal fiscal health and affordable housing,” the report noted.
Open space makes a community more desirable to live in. The property tax base remains strong through smart growth. According to Active Living Research, the sale price of a home within 1,500 feet of a natural forest area increases $10,648. The cost required for services for open space lands is 29 cents per dollar of the revenue generated.
State Parks Commissioner Harvey said, “New York State parks and public lands remain essential pieces in the building of communities. These lands serve as important economic drivers for the state and local communities. New York’s abundance of parks and open spaces are reason enough alone for families and business to relocate to New York.”
Lisa added, every year, New Yorkers spend $33.8 billion on outdoor recreation: gear, vehicles, travel-related expenses and more. This creates jobs, supports communities, generates tax revenue and helps drive the economy. More than $12.4 billion is spent in wages and salaries and $2.8 billion is brought in through state and local tax revenue.
In terms of agriculture in Orange County, “It is encouraging to note that between 2007 and 2012, there was a 2.5% increase in the number of farms and a 9% increase in the number of acres being farmed,” said Lisa, “indicating that the agricultural sector is stronger and growing. Farming contributed $100.7 million in cash receipts and over 2,200 employees in the county. In addition to being the backbone of the region’s $800 million agricultural economy,” she said, “agritourism is critical to the region’s $4.2 billion tourism industry.” Examples of agritourism include:

All in all, Lisa said, “Orange County is unique in that it provides a quality of life offering both the rural character and the access to cultural and economic opportunities in the surrounding region.” Conservation is, indeed, good business.
The Hudson Valley Land Trust recently partnered with American Farmland Trust and 15 other organizations to launch HV Farmlink Network, a unique site designed to connect farmers and landowners to strengthen opportunities for agriculture in the Hudson Valley.
“Protecting working farmland for the future is dependent on hard-working individuals accessing working farmland now,” said Orange County Land Trust Executive Director Jim Delaune. “We cannot afford to lose these lands because next generation farmers could not connect with owners of farmland. This promising new resource will connect both parties toward a common goal and a shared vision which ultimately keeps farmland in production.”
The Hudson Valley Farmlink Network strengthens opportunities for agriculture and farmland conservation in the Hudson Valley by connecting farmers and non-farming owners of agricultural land, and helping farm families transfer their farms to the next generation. The Network features the new Hudson Valley Farmland Finder website, www.hudsonvalleyfarmlandfinder.org, which offers listings of farmers looking for land and farmland owners seeking to lease or sell their land for agriculture.
With roughly 30 percent of Hudson Valley farmland managed by farmers age 65 and older, a significant amount of farmland must be transferred to the next generation of farmers or lost forever to real estate development. “Since the early 1980s, New York has lost half a million acres of farmland to real estate development,” said David Haight, New York State Director for AFT. “That’s the equivalent of 4,500 farms. Many farm families struggle with the difficult process of transferring the farm from one generation to the next and see no alternative but to sell their farms to developers. At the same time, one of the biggest challenges facing Hudson Valley farmers, especially beginning farmers, is finding farmland.”
The Hudson Valley Farmlink Network has received primary funding from the Doris Duke Charitable Foundation. Funding has also been provided by the Environmental Protection Fund and the New York State Conservation Partnership Program in collaboration with the Land Trust Alliance and the New York State Department of Environmental Conservation.
American Farmland Trust is the only national conservation organization dedicated to protecting farmland, promoting sound farming practices and keeping farmers on the land. The Classic 10K, presented by Crystal Run Healthcare and supported by the Orange County Chamber, Orange County Executive and Legislature, is turning 35 years old on the first weekend of June, 2015 and the Classic’s Management Team invites you to take part as a runner, walker, volunteer, sponsor and advocate.
Proceeds will benefit several local charities: Orange Regional Medical Center Foundation, the Middletown Warming Station, Guild of Saint Margaret Soup Kitchen, No Kid Goes Hungry through the Lion’s Club, the Too Good for Violence program through the Middletown Police Department, the Stuff the Bus with school supplies for the needy, youth programs and many more.
The Classic began in 1981. It featured a world famous duel between two of the all-time great distance runners, Middletown’s own Frank Shorter and Bill Rodgers, who were still in top form after their amazing performances in the 1970s. Frank Shorter won the 1972 Olympic Marathon in Munich. His entire race was filmed live by ABC. The filming was a first in Olympic history. To this day, Frank’s victory in Munich is widely credited as the moment that launched the modern road racing boom. Frank is often referred to as the Father of Modern Road Racing.
Today that road racing boom has morphed into many endurance competition types, like the Marathon, the Half Marathon, Triathlon, obstacle racing, relay racing and the ever-popular 5K. The list goes on. In fact, fundraising through endurance event participation has far surpassed golf as the number one way to raise funds for charity in the world.
The Classic venue is world class. Middletown High School’s sparkling new track facility is the perfect home for the Classic. It is one of only 15 tracks in all of North America that is IAAF certified. The Classic 10K is the most competitive event in the Hudson Valley, each year boasting very fast performances and featuring some of the best runners in the world.
The two-day Classic will feature kid’s races for ages 12 & under from 9:00-11:00 a.m. on Saturday, June 6. Following the kid’s track events will be the Bob Beamon Long Jump Challenge, featuring Olympic record-holder Bob Beamon in person. Also occurring on Saturday will be the first ever Classic Mile. The Classic has joined a global movement to “Bring Back the Mile” as the standard of performance measurement in distance running. Sunday, June 7 is “Classic Sunday.” It begins at 7:45 a.m. with the Rowley 5K. Immediately following is the world famous Classic 10K. Both events finish in front of excited crowds on the Middletown track.
The Classic 10K is referred to by many in the world running community as “Frank Shorter’s Hometown Race.” It really is, as Frank comes home to Middletown to run with the locals, and inspire us with his stories every year. In fact, the historic 10K racecourse through Middletown is Frank’s boyhood training loop. It is also the course he ran when he returned to Middletown

immediately after winning in Munich. At that time, first-ever Orange County Executive Lou Mills had Frank picked up at Kennedy Airport and brought to Middletown for a celebration of his victory. Many local runners ran with Frank on what is now the Classic 10K course, as he ran his “victory lap” through Middletown.
The two days of Classic running, walking and fitness for the whole family is completed with a top-notch Community Health Expo and Food Event and, of course, great music. The Expo is one of the best opportunities of the year for non-

Working with local, regional and national marketers over the years, my #1 take-away has always been “Nothing changes if nothing changes.” And in the last couple of years, in local media, EVERYTHING has changed. In 2013, Internet advertising revenue received the largest share of advertising dollars -- 24.4% of all advertising dollars -- surpassing broadcast TV, the long reigning king.
You’re thinking, “What does that mean to me? I’m just a local guy trying to stay competitive, hire a few employees, keep my customers coming back and pay my bills.” It means that if you haven’t changed how you market your business recently, you need to seriously look at your best customers and insure that your product and message are integrated into how they use media, before your competitor does. We listen to radio on our phones. We watch TV on our tablets. We get our news, sports and weather on multiple portable devices.
If they see or hear your ad, even see your sign, can you be found on the Internet? Having a website is vital. Not only is it your 24-hour salesperson, but those without one are not taken seriously. Google has new criteria for searches. Hidden key words actually hurt more than help and many search engines don’t support Flash Video anymore. If you haven’t updated your website in the past three years, it needs to be a 2015 priority. It’s worth every penny and it’s not as expensive or laborious as you may think.
Next question: can I view your website easily when looking at it on a smaller screen like a tablet or smart phone? Seventy percent of websites are not optimized for smaller screens. We’re an impatient society. If I have to pinch and scroll on my phone to find your phone number, I’m going to the next option. You’ve done all the hard work. They wanted to do business with you and you just handed that lead off to someone else. Please don’t.
Social media needs to be taken seriously. Facebook, Yelp and Twitter have made and destroyed many recently. One bad review, one questionable photo out of context can close your doors immediately. Make sure you have a way to monitor what’s said about you, your key staff and your business on line. It’s work,

but it beats the alternative.
