PrefaceYou know that, beyond your menu and service, the right ambiance can engage your customers and keep them coming back. Operable or retractable glass architecture represents one way to achieve this goal.

It’s not just a cool solution, however, but one that can pay for itself in short order.

Discover how to achieve both of these goals and see real-world success stories in the following pages.

Operable glass comes in many shapes and sizes and can fulfill various architectural applications. For the purpose of this document, “glass” can mean both glass and polycarbonate glazing materials.

You have probably seen retractable skylights or perhaps entire retractable roofs. What about operable windows or disappearing glass walls? There are even complete retractable enclosures.

In this eBook we’ll explore all of these applications and discover how they can enhance restaurants, bars, bistros, breweries and similar establishments.

1. Retractable Windows

Your experience likely verifies the research. According to numerous studies, restaurant goers typically prefer window seating. It’s the daylighting and its associated benefits. It’s our natural attraction to light and the outdoors. It’s the nice or interesting views.

Taking this affinity one step further, you can offer your guests a little more of the outdoor experience by installing retractable windows. The open-air feel while still enjoying the indoor comforts can positively enhance the guest experience significantly.

Retractable windows come in a few flavors. There are sliding and folding systems, as well as horizontal and vertical retracting systems.

Vertical sliding systems offer the greatest level of versatility with distinct advantages. Here’s why:

• Horizontal sliding panels consolidate at each end of the opening, thereby creating a significant view restriction. Only some window seat guests would have access to the open air. • Horizontal folding panels also consolidate at each end of the opening. Because of their design, they must use interior space or exterior space to store the folded panels. On the inside, they take up valuable guest space and can get in the way of normal activity. On the outside, they can become hazards for passersby.

Retractable Window

• Vertical folding systems are not employed in restaurant architecture. While the technology is cool, the panels always retract in the up position to get out of the way. This places large sheets of glass directly overhead in a horizontal plane. That can be unnerving, especially for seated guests. • Vertical sliding panels have become the retractable window of choice for restaurant applications. They can slide up and out of way or down to form an integrated safety railing.

With vertical retraction, you can even install an entire window wall. The product itself collects its panels in the down position to create a built-in safety railing or balustrade.

Options for retractable windows include integrated screens and shades.

LM Restaurants, Inc. manages a family of restaurants including Bluewater Waterfront Grill, Hops Supply Co. American Gastropub, Taverna Agora Greek Restaurant and Bar, Oceanic Oceanfront Dining, Eddie Romanelli’s, Henry’s and the star of this show…Carolina Ale House. The common denominator is a staff of employees who have passion for creating and serving amazing food in warm and welcoming places.

When it came time to renovate a 3-story building for their flagship location in Raleigh, North Carolina, President Lou Moshakos wanted an inspired design with lots of natural light, unobstructed views, and fresh air. He sought the help Frank Smith of Smith 2 Architecture + Design.

Chosen solutions included three motorized, operable components: skylights, window walls, and shades. The three combine to offer an open air experience year round while protecting guests from the sometimes harsh sun.

2. Retractable Walls & Doors

Glass walls have become a staple for the modern business office environment. They tend to convey an image of corporate modernity and prosperity. Yet, they have also found a place in the restaurant arena for different reasons.

An operable wall of glass can significantly enhance the guest experience. When closed, it acts as a transparent or translucent partition between portions of your floorplan. When open, it becomes a convenient passageway from one area or room to the next.

Thus, the glass wall performs as a very functional addition. From an emotional perspective, it also provides the general notion of openness making the space “feel” larger.

The “cool” factor for retractable glass walls comes into play as the walls are opened. This can be a manual or an automated, motorized procedure. Needless to say, the motorized approach increases the “that’s cool” reaction.

Retractable glass walls can be applied in two primary areas of restaurants: • An interior-to-interior divider • An interior-to-exterior divider

For the interior-to-interior glass wall, the primary advantage is the configurability of the space. Retractable glass walls are capable of being fully closed, fully open or partially open. Thus, they can open up new seating areas, isolate private parties, or contribute to noise abatement.

Interior-to-exterior glass walls are primarily used to create cool and convenient passageways to patio areas. One benefit of such systems is that they help to create an outdoor experience even for interior guests. Adding integrated screens and/or shades will keep interior guests comfortable.

These interior-to-exterior systems can also be used fully closed, fully open, or partially open. Thus, they can contribute to passive cooling to offset air conditioning costs. Likewise they can regulate for wind while still providing a partial outdoor experience.

Various technologies are available for operable glass walls, including sliding and folding panel systems.

Horizontal sliding and folding systems have been used in this arena. Vertical sliding systems are newer and offer distinct advantages. That is, they virtually disappear as they retract to create the passageway. They can also integrate both shades and screen whereas the horizontal sliding and folding systems cannot typically do both.

Cooper’s Hawk Winery & Restaurant

A development known as Liberty Center in Liberty Township, Ohio was being designed as a “bold commercial experience with a community-oriented feel.” For one restaurant project there, real estate developer, Steiner + Associates, sought to add a “dynamic” component that would breed customer interaction and engagement to the location.

In the meantime, Chicago-based Cooper’s Hawk Winery & Restaurant was seeking a home for their 24th location. Each location for this upscale casual dining restaurant offers a full-service bar, winery with private barrel-aging room, Napa-style tasting room, and artisanal retail market. Their signature menu provides a selection of dishes designed to pair perfectly with their own Cooper’s Hawk wines, made in their private winery. The most unique feature of Cooper’s Hawk Winery and Restaurants is that each location displays its own exclusive décor and feel.

The dynamic component added to the Liberty center location was a retractable glass wall. The product separates the bar area from the outdoor patio. Because it acts as door system with panels retracting up and out of the way, the glass wall creates a convenient passageway to and from the covered patio area. It has certainly fulfilled its purpose by engaging customers.

Retractable skylights and retractable roofs are very similar and product manufacturers sometimes use the terms interchangeably. For our purposes here, we will distinguish between the two as follows:

• Retractable skylights operate by opening and closing individual or groups of glass panels. • Retractable roofs operate by opening and closing entire sections of glass panels AND their framing members.

For restaurant and entertainment venues, skylights can have a significant impact on both property value and the ambiance.

Interestingly, skylights have been around for some time. In Ancient Roman architecture, open skylights (as in open air) were used for both practical and artistic purposes. Closed skylights emerged in the Industrial Revolution as some glazing capabilities became available. The term “roof window” emerged from this time period. Closer to our time, we migrated from fixed skylights to operable ones that were manually opened.

Retractable skylights are appropriate for single story and top-story venues. They may be used on enclosed patio areas or within the primary space.

They provide guests with the open air experience and can protect from weather while still providing the views.

Natural daylighting is another huge benefit associated with skylights. In essence, they provide a window seat to everyone within the covered area. And nightlife can particularly be enhanced with the open-air exposure made possible by retractable skylights.

Whether they are opened during daytime or evening hours, they always tend to captivate guests.

Chapel Grill, Skyline Terrace

Just on the outskirts of Providence, Rhode Island, nestled in the historic hilltop village of Cranston sits a 120 year old stone chapel. Built in 1891 as part of Rhode Island’s Sockanosset School for Boys, even the young attendants of the school sacrificed their energy and time to aid in the development of this scenic structure. The place exudes character and history as if every stone, brick, and piece of wood was hewn, mortared, or laid by hand.

It features everything a historic stone chapel in New England should, along with an unexpected element. The chapel is a historic jewel as well as the home of one Rhode Island’s finest dining establishments. The Cathedral Bar and Chapel Grille feature culinary art that matches its surroundings in beauty and ambiance.

It’s not exactly the type of place you’d expect to find retractable skylights and folding glass walls but they are there. Great care was taken to blend these modern elements into the historical site. But thanks to these elements, patrons can enjoy an exquisitely prepared meal in an open-air ambiance as well as views of the scenic Providence skyline.

Legal Harborside

For Legal Seafoods, Inc. their Legal Harborside location on the Boston waterfront is considered a flagship property among their three dozen restaurants.

The 20.000 square foot facility occupies three floors and through its architecture and lighting, offers the appearance of a cruise ship at dock. The first floor of the seafood mecca pays tribute to casual seafood, raw oyster bar, and an old-school harborside fish market. The second floor caters to more intimate fine dining for business meetings or private parties. But the third floor, a four-season rooftop lounge overlooking the Boston Harbor, is as responsible for Legal Harborside’s rave reviews as the food itself.

Here on the third floor, guests can experience spectacular harbor views and occupy the rooftop space year round. This promenade deck, surrounded by folding glass doors and windows, and topped by a 30’ by 60’ motorized skylight that opens at the touch of a button, is a sight to behold. Sixty feet of folding windows over a structural glass wall (railing) on one end allows for a breathtaking panoramic view overlooking the Seaport District. Solar-control glazing on the retractable skylight means that even when the walls and doors are closed, patrons won’t feel like they are sitting in a greenhouse under summer sun.

If retractable skylights create the “wow” factor, retractable roofs magnify that factor. Here an entire roof, or section thereof, retracts to expose your customers to the open air.

Like retractable skylights, retractable roofs are appropriate for single story or top-story installations. Where conventional roofs are, well, just that, retractable roofs always invite customer interaction and engagement.

Retractable roofs are almost always automated through motorized control. This only adds to the customer engagement.

When rain or snow or cold weather conditions hit, the closed retractable roof still performs by providing views and daylighting. Rain or shine, the space covered by a retractable roof is often referenced as a “sunroom.”

Retractable roofs also enhance the architectural and visual appeal of your facility. This factor can serve to engage potential customers, leading them to become customers.

For single-story applications, retractable roofs are often used in patio areas. Here, the retractable roof is typically designed in lean-to fashion with one or more sides of the roofing framing affixed to the building.

Dominick’s Steakhouse

Boleo

Boleo is a restaurant, bar, and lounge located on the rooftop of one of Chicago’s newest hotels, the Kimpton Gray. This 293-room hotel was born from a renovation project. The building began its life in the early 20th century as a New York Life Insurance Building.

Architectural giant, Gensler and interior design firm, Beleco managed to maintain the historic charm of the facility while offering plenty of modern design elements. The Gray takes its name from the original Georgia Gray marble which has been elegantly restored.

Boleo sits atop the Gray and brings a splash of authentic South American cuisine while showcasing a breathtaking, retractable glass roof. The 4,000-square-foot space has a seating capacity of approximately 150. The retractable roof covers an area of 36 feet by 46 feet.

Sienna Mercato

In the rejuvenated downtown of Pittsburgh, is an independent, three-in-one restaurant known as the Sienna Mercato. It offers a simplistic, trendy, industrial-chic ambiance of exposed brick walls and ceiling beams, concrete floors, and garage doors that create an open space of fresh air dining on multiple floors.

Inspired by the New York Meatball Shop, the first floor of the new multi-level eatery is known as the Emporio, and the place is well on its way to earning the title of The Pittsburgh Meatball Joint. On the second floor, Mezzo Wine and Charcuterie offers a less-bar-more-sit-down dining experience with woodfired pizzas, artisanal cheeses and creative pastas gracing the menu.

Then, there is the third floor. When Il Tetto (it’s nickname is the “Rooftop Beer Garden”) opened up, it simply stole the show. Pittsburgh Magazine lauded it as “reminiscent of a historical train station, featuring an arched ceiling constructed of glass panels that retract to create an open-air space.”

Izakaya Den

In the land-locked heart of Denver, sits an unexpected hub for premier seafood and sake among other treats. Locals and tourists alike congregate for flown-in, fresh-daily seafood at the Sushi Den or a creative array of global cuisine at the Izakaya Den.

The Sushi Den has been a landmark for years. When real estate just beside the Sushi Den became available, the Kizaki brothers (owners) saw their chance to move to their secondary startup, the Izakaya Den. (Izakaya means “small plates.”) It had been across the street but would now be housed beside the Sushi Den. But true design integration was needed.

Enter Roth Sheppard Architects and Jordy Construction to create a beautiful glass-walled two-storied Izakaya Den which now interlocks with the original Sushi Den. One of the brightest features of the newly built Izakaya structure, is the retractable roof covering part of the dining area and bar on the second floor. Weather permitting, after riding the glass elevator to the second floor, diners can enjoy their small plates and cocktails in the open Colorado air.

American Junkie (now “Fremont”)

When designing a trendy new restaurant and nightclub for young, hip professionals in the heart of Chicago, any architect worth their weight knows they need to tap into some serious, off-the-charts “WOW” factor to draw in the crowds. The new American Junkie Restaurant and Night Club had to be “cutting edge,” and focus on the company’s theme of “paying tribute to all things American.”

What better way to celebrate Americana than by contributing to the nightlife of this chic and cultural hub known as the River North District by offering an open-air dance floor that would feature crystal clear skyline views of one of the most celebrated cities in the nation? That was the serious “WOW” factor the architects had in mind when they specified a 36’ x 31’ retractable roof feature.

With the Windy City’s reputation for lake-effect weather, open-air dance floors in nightclubs with skyline views can be a tricky terrain. Important requirements included specifying that the material would need to be crystal clear so the view from the rooftop enclosure was not obstructed when the roof was closed. Also, the frame would have to be custom painted to match the club’s décor. And, the entire structure would have to be easily operated by busy night club staff.

Union Bar & Grill; Union Rooftop

Well-known Minneapolis area restaurateur, Kam Talebi, was seeing potential in a dilapidated, old, had-been bookstore. His vision would become The Union Bar & Grill and Union Rooftop—two dining experiences that are some of the best that Minneapolis has to offer.

This exciting destination sits around the block from Target Field, at the heart of this beloved midwestern city. The street-level Bar & Grill features top quality burgers, sandwiches, wings, and other American fare. But up on the rooftop is where the real magic awaits.

It’s no easy feat to create a year-round indoor/outdoor patio dining experience on the roof of a historical building in the heart of this incredible city. The 12-paneled, free-standing, retractable roof houses the bar and plenty of dining space for patrons. For added comfort, it’s complete with heaters for those really cold Minneapolis days. The retractable roof is open whenever feasible, and closes at night when the temperature starts to cool. At the touch of a button, it takes under five minutes to open or close the motorized structure. Accordion-style folding doors seal off the inside dining room from the elements. When it’s open, they fold around the side of the building and out of the way.

The terms, retractable roofs and retractable enclosures are often used to describe the same structure. This is acceptable, as there is little difference in the ways these two components of operable glass architecture function. Once more, we’ll make a distinction for the purposes of this document.

Retractable roofs are often affixed atop an existing structure which could be of conventional construction. Retractable Enclosures, on the other hand, always consist of the structure and roof.

For restaurants and similar entertainment venues, retractable enclosures can be used in both freestanding and lean-to configurations. Both types can be used to encapsulate patio areas or to extend the dining floor to the “outdoors.”

These dramatic structures can retract from the middle toward each end or can move all sections toward a single end. Operation can be manual or motorized. This decision is primarily dependent on both budget and enclosure size. Even large enclosures, however, are capable of manual retraction due to such innovations as lightweight framing approaches and low-friction tracking.

Typically, manufacturers will design their enclosures on a few or more engineered systems. These choices will determine the profile design of the structure. Therefore, you may choose the style that best complements the remainder of your architecture or defines the style you wish to create.

The J. Parker, Chicago, IL

Sitting atop the 13th floor of Hotel Lincoln in Chicago is a rooftop bar known as The J. Parker. As visitors sip on their favorite beverages, they can take in some of the most spectacular views of the city including Lincoln Park, Lake Michigan, and some of the city skyline.

For a time, however, the use of this space was limited to warmer weather. But the management team behind the J. Parker, the Boka Restaurant Group desired to make the space a go-to destination year round. They turned to RATIO, an international design firm, for a solution.

That solution became an easy-to-operate retractable enclosure with folding glass doors on one end. Referred to by some as a “skydome”, J. Parker’s retractable roof spans a seating area of 150 seats with its 45’ wide and 35’ long structure.

Boka now realizes revenue from year-round usage for this valuable space.

I|O Godfrey

The Godfrey Hotel in Chicago is the latest contender in the race for the biggest and brightest retractable roof attraction with their I|O Godfrey “roofscape.” Boasting of elegance and glamour, the fourth-floor, 15,000 square-foot event space is Chicago’s largest indoor/outdoor lounge. Features include a video wall, water elements, a fire pit, and the quintessential Chicago skyline view.

In 2012, the Oxford Capital Group acquired a half-finished skeletal construction site that had been sitting in foreclosure-limbo for 4 years. They saw an opportunity, seized it, and ran with their interior designers all the way to the top position of most anticipated hotels in Chicago. The building is Chicago’s first staggered steel truss building, vaguely reminiscent of some of the iconic area bridges. The cubist design is sleek, modern and definitely uniquely recognizable where it sits only blocks from attractions such as Navy Pier, The Magnificent Mile, and Millennium Park.

Dogfish Head Alehouse

This trendsetting brand (http://dogfishalehouse.com/) has three locations in Virginia and Maryland. These locations are co-branded with the Dogfish Head Brewery, a microbrewery known for its craft brewed ales.

For their Gaithersburg, Maryland location, the self-proclaimed “kooky and wacky” folks of Dogfish Head Alehouse wanted to enclose their patio “beer garden.” Their goals included the following: • Maximize clear-sky opening during good weather • Retain the existing half wall for privacy, safety and security of the patio area • Incorporate HVAC as required by local building codes

The chosen result was a unique, operable, semi-round enclosure. The project involved building on a custom stainless steel plate and reinforcing the half wall so the enclosure would be adequately supported and operate smoothly. A self contained heating and A/C unit was installed. The additional square footage also required the addition of more parking spaces.
