A laundry room is accessible from the bedroom corridor landing with rear stairs back down to the ground floor.

LOWER GROUND FLOOR

The delight of the lower ground floor is the seamless transition between the inside and the outside, panoramic sliding windows gliding back to link the two. The architecture of the interior conjoins with the architecture of the landscape.

The major visual axis that leads you down from the kitchen continues through the building and then on between the swimming pool and the seating area via steps down to the lawns and then the seascape beyond.

The bar relates entirely to the swimming pool and in the daytime gives a welcome shady place to view or supervise the activity in the pools, superbly equipped in exotic timbers, flamed Italian black slate and glass. In the daytime individual buildings can be discerned on the French coast. The bar includes every facility.(At night the illuminated pool gives a stunning backdrop.)

The changing room includes a magnificent deluge shower, cloakroom and sauna, with walls hand painted by Henry Van de Vivjer.

The cinema is at the rear of the main den which includes ample space for a snooker table and other recreations.

EXTERNALLY

The garage block incorporates garaging for three cars and gardener's store. Above which, and accessed by an external staircase, is the guest (or staff) suite comprising a large living area with panoramic views, storage and bathroom. The space is plumbed for a kitchen which could be readily fitted.

Accessed from the pool terraces is a detached gymnasium or study space, secluded but with dramatic views to sea.

THE ENTRANCE COURT

The gates of Carteret House are formed in ‘massif’ Burgundy oak and are currently naturalising – or pickling in the salt air – becoming a beautiful silver grey.

Fabricated by one of France’s foremost ‘Charpentier’ these jointed and pegged timbers are entirely hand cut and built including ‘Jewel’ stop chamfers in which the makers chisel marks can still be seen. The gates are flanked with granite capped piers topped with classic copper lanterns.

The parking court is entirely enclosed, and designed to conceal, not revealing the views and affording privacy to the grounds. Laid with granite sets, the courtyard offers ample parking and gives access to the garaging, stores and concealed service areas.

The service areas are indicative of the quality of build and finish, being paved in granite and finished with galvanised steel treillage for added privacy and naturally soften the walls' capping.

Flanked by twin reflecting or Koi pools, granite steps lead up to the main Italian slate–clad portico. The main entrance door was designed in tandem with the gates but is polished to reveal the ‘tiger striping’ in the oak.

A major axis runs from the main entrance door to the substantial pedestrian gate to the woodland beyond, a secondary axis runs from the gate to the service area through the portico to the gate to the private grounds beyond.

THE POOL TERRACES

Three tiered pools include a generous and bespoke hot spa, a warm, shallow paddling/relaxing pool and the main swimming pool – an infinity pool with a dramatic black slate water fall beyond.

The paddling pool is separately heated a few degrees warmer than the more energetic, swimming pool.

A major feature of the pool terraces is a large sunken seating area designed to incorporate all–weather furniture.

The terraces are all interlinked with pathways and steps and include barbecue and dining decks.

The terraces are complemented by low maintenance borders, which include large granite boulders, exotic planting and ivy lawns arranged to protect the spaces without ever precluding or diminishing the views.

Planted in late 2010, the planting is made up of mature specimens suitable to the sea air and sunshine and including a summer flowering ‘sea’ of Blue Geraniums.

Wide granite steps link the ground and lower ground terraces leading down to the lawns beyond.

The ground floor terraces are protected by a structural glass handrail, canted to reduce reflection, with a marine grade polished steel handrail.

Panels of hardwood decking are contained within bush hammered granite paving, classically laid in the Italianate manner.

Lighting is discreet, without glare, and without apparent source ensuring safety and comfort whilst making the best of the night sky and the lights of France.

The Terraces are wired for sound and data sources linked directly to the I.T. room.

THE GARDEN ROOM

Whether used for a gymnasium or as a quiet retreat the undulating terraced lawns and rocky outcrop planting dramatically frame the views from this garden room.

The lawns soften the transition from the architectural formality of the pool terraces to the partially wooded and rugged hillside down to the sea.

Extensive planting of Thorny Rosa Rugosa forms an impenetrable barrier of dark pink roses in the summer and massive hips in the winter.

The main ‘cotil’ is planted with Blue Hydrangea accented with Phormiums, huge grasses, Acanthus Mollis and Aralia.

The grounds will reach maturity during summer 2011.

JERSEY

COASTLINE

Rugged cliffs sheltering wide sandy bays of Gulf Stream warmed and crystal clear water surround the island.

Beaches vary from sandy coves to the vast sweeping bay of St Ouen’s, beloved of surfers and walkers. St Brelades Bay is the family bay, facing south, the warm shallow waters play host to sunbathers, bathers and the gentler water sports.

From the great rock pools of La Rocque and Green Island to the silken sand of the Royal Bay of Grouville, Jersey has an immense variety of shoreline.

Harbours in St Helier, St Aubin, Gorey and Rozel offer various levels of berthing and facility. Whether serious yachtsmen or fair–weather sailor, boat owners have easy access not only to the Jersey coastline, but also the other Channel Islands and the Normandy and Brittany coasts and beyond to Britain’s south coast.

COUNTRYSIDE

Wooded valleys crisscross the island opening out into water meadows, home to wildfowl and the infamous Jersey cows.

Organisations including The National Trust for Jersey, the Men of the Trees, Jersey Heritage and the Société preserve and protect the rural heritage and the uniquely vernacular granite farms and mills.

The lanes of Jersey are beautifully maintained with a biannual ‘Branchage’ enforced at Parish level to ensure the neat trimming back after the wildflowers have set seed for the next season.

Intertwining Green Lanes are restricted to 15mph where priority is given to pedestrians and cyclists.

The fields of Jersey are well maintained, annually covered knee–deep in ‘Vraic’ – seaweed gathered from the beaches and used as a natural and freely available fertilizer. The first crop each year is the infamous Jersey Royal.

SPORT

As well as unsurpassed watersports Jersey has every conceivable sporting facility to offer.

There are six golf courses to choose from, three being coastal links with varying and dramatic views to France, Sark and Guernsey.

Other world class facilities include squash, badminton, indoor and outdoor tennis, football and cricket, gymnasia, bowling and boules.

SHOPPING

While the ubiquitous UK High Street brands are well represented, Jersey shopping also includes specialist local shops creating a unique Jersey feel to the retail experience.

The great deluxe Houses of France and abroad are well represented in the department stores of King Street and local but internationally renowned jewellers abound.

Farm shops are expanding from home–grown produce to daily imported French products.

EATING OUT

With more restaurants per capita than London and a well–travelled and sophisticated palate, Jersey restaurants are as diverse as those in any European capital.

From beach cafés to Michelin starred restaurants, the variety is tremendous. Most use locally grown seasonal ingredients and many offer freshly landed fish and seafood.

LOYAL TO THE CROWN

Jersey has a population which fluctuates around 89,000 governed by The States Assembly.

Although Jersey has historical ties to Britain, with a constitutional relationship well established over 900 years, it is not part of the UK nor the political aspects of the European Community.

TAX & BUSINESS

The island enjoys almost full employment, no public debt and a low tax regime. This underpins the promotion of Jersey as one of the world's leading offshore finance centres increasing the appeal to high net worth individuals.

The island has an income tax rate of 20 pence in the pound for residents and there is no Capital Gains, Estate or Inheritance duty. UK VAT is not applicable in Jersey.

Individuals seeking to move to Jersey need to apply for a residential licence.

QUALIFYING TO RESIDE
