BOVIS HOMES LIMITED TRADE SPECIFICATION FOR PLUMBING AND HEATING INTRODUCTION This trade specification must be read in conjunction with the Bovis Homes’ Contract Conditions, all drawings, specifications, any planning or environmental requirements and relevant sections of NHBC Standards. 1.0 GENERAL REQUIREMENTS 1.1 All Contractors are required to be Gas Safe registered and only those Gas Safe

Activity Briefings (DABs) with the Site Manager. Supervisors are required to visually inspect work areas prior to putting operatives to work. Contractors should be made aware of all Standard Operating Procedure’s (SOPS) and must comply with the requirements.

1.6 A Trade Self-Certification Checklist must be completed by the Contractor for

every plot and receipt of the same by the Employer is a prerequisite of final payment.

1.7 The Contractor will be required to assist with the completion of the Bovis

Production Quality Plot Log for each plot. 1.8 Any inadequate information must be highlighted to the Employer in writing. It

will be the Contractor’s responsibility to ensure that sufficient information is available to carry out the works to meet all technical, health and safety and programme requirements.

2.0 FACILITIES PROVIDED BY THE EMPLOYER

The following will be provided by the Employer:

2.1 Erected scaffold for access/working platforms and all necessary internal working

scaffold together with fall prevention system (birdcage/crashdeck) where applicable. Scaffolding must not be adapted by Contractors other than the approved Scaffolding Contractor.

2.2 Fork lift truck/driver assistance on a shared use basis with other trades. No

claims for standing time will be entertained. Unless otherwise stated at enquiry Bovis Homes will supply one fork lift and one driver only under the terms of the Contract.

2.3 Shared welfare facilities as per Bovis Homes’ Policy for Health, Safety and

Welfare. All other plant, equipment and tools shall be supplied by the Contractor, e.g. 110-volt or

lower power generating plant and fuel, transformers, all power tools, hand tools and consumables, sufficient to meet the requirements of the programme and the progress of the works. All electrical tools and equipment must be PAT tested. Additionally, seasonal hire of task lighting and heating equipment when necessary is the Contractor’s responsibility.

3.0 MATERIALS

All materials are to be supplied by the Plumbing and Heating Contractor and must be to British Standard manufacture. All plumbing, heating, sanitaryware and brassware materials are to be sourced from Bovis Homes’ specified merchant – Plumbing Trade Supplies (PTS).

3.1 SPECIFIED MATERIALS

The following specified materials are to be used.

3.1.1 Central heating boilers

3.1.1.1 Baxi Potterton Assure Combi for all 2, 3 and 4 bed house

types with a maximum of 2 wet rooms

3.1.1.2 Baxi Potterton Assure heat only boiler to all 5 and 6 bed

house types and those 4 bed house types having 3 wet rooms

3.1.2 Central heating controls and ancillaries These are to be as specified on the Baxi drawings including:

a) Zone Valves – Honeywell b) Programmable room thermostat – Danfoss 3.1.3 Unvented heated water storage (where applicable)

To be Heatrae Sadia Megaflo Eco pre-plumbed unvented water storage heater. Refer to working drawings. Note: All Megaflo cylinders are to be ERP compliant. To be installed by a competent installer in accordance with Building Regulations Part G3.

3.1.4 Radiators

These are to be Myson Premier HE round top radiators as scheduled and detailed on the heating layout. Myson CP Matchmate radiator valves with compatible PolyPlumb connection must be used. Radiators to be pre-finished. Radiator tail pipes to be installed as Standard Detail only Ref Sv 103 including Manthorpe radiator pipe guide and seal (see Clause 6.6.10)

Towel Warmers. These are to be Myson ‘Avonmore’ type sourced via PTS as follows (refer to working drawings for sizes): 2 and 3 bed house types: Bathroom – Radiator only Ensuite – Myson ‘Avonmore’ straight multi-rail towel warmer in white finish. 4, 5 and 6 bed house types: Bathroom and Ensuite – Myson ‘Avonmore’ straight multi-rail towel warmer in chrome finish. Domestic cold and heating pipework Domestic and heating pipework to be PolyPlumb proprietary plastic system from Polypipe, together with PolyPlumb self-adhesive identification foil tape. Note: under no circumstances must zinc chloride flux (Everflux) be used in conjunction with plastic pipework due to its aggressive corrosive properties. The suggested alternative is Fernox flux.

3.1.7 All above ground drainage and waste plumbing - to be Polypipe.

3.1.8 Sanitary and brassware – Ideal Standard as per schedule together with FULL Ideal Standard ancillaries, wastes, fittings, blending valves etc.

3.1.9 Shower enclosures – Ideal Standard as per schedule. 4.0 NON SPECIFIED MATERIALS

All other materials required to execute the works not specified by manufacturer/range as above or specified on the enclosed drawings should conform to relevant British Standards, NHBC requirements, local Water Company bylaws, National Water Council requirements, National Rivers Authority Regulations and requirements, local Gas Company regulations, Gas Safe registration and GSIUR 1998 requirements.

5.0 However, all materials for the entire Plumbing and Heating specification must be

sourced from PTS as per Bovis Homes’ Group Purchasing Agreement. 6.0 SCOPE OF WORKS

The following section provides an overall description of works to be undertaken by your trade and, as such, highlights extracts of standards, workmanship and practice for your attention, it cannot describe all of the detailed requirements of British Standards, EU Standards, NHBC Standards, manufacturer’s instructions, industry trade best practice and other legislative requirements which will be deemed to apply to your trade.

6.1 General requirements

You are required to supply and install the total plumbing and heating installation in accordance with the drawings and information provided, all workmanship and materials are to conform to the requirements of:

6.1.1 Local Gas Company.

6.1.2 Local Water Company.

6.1.3 National Water Company.

6.1.4 National Rivers Authority.

6.1.5 Gas Safe and GSIUR 1998.

6.1.6 Manufacturer’s instructions 6.1.7 NHBC. Notwithstanding the above we would draw your attention to the following work

stages and requirements of Bovis Homes, the following is not a definitive schedule of the works but is intended to highlight the main areas of inclusions.

6.2 Main water pressure

It is the responsibility of the Contractor to ascertain at the start of the contract the water mains pressure to the site and highlight to Bovis Homes any problems with

the design that this may incur. It may for example be necessary to fit pressure reducing valves. The Contractor will be held responsible for any problems during or after completion of the works if no notification in writing is received.

6.3 Leadwork

By roofing Contractor – no provision required.

6.4 Soil vent pipes and fittings (to be by Polypipe)

Erect all soil vent pipes as shown on drawings including: junctions, drain collars, discharge into tile vents, vermin cages, air admittance valves (if required), lagging to all pipes where passing through joists and habitable rooms, fire collars where soil and vent pipes pass through garages or apartment floors and ensure, where smaller diameter pipes enter large diameter soil pipes, that the correct push fit adaptor with the correct size internal boss to take the diameter of the waste pipe is fitted. Cap off until finally connected to prevent debris, waste and vermin entry. SVPs to be supported by proprietary clips max 1.0m centres and close to joints or changes in direction (e.g. bends or branches).

6.5 Rain water goods (to be by Polypipe)

Install half round deep flow guttering, downpipes and fittings to profile and colour identified on the Group General Specification and external finishing schedule. To be fitted as soon as roofing works are complete together with downpipes to prevent soaking of brickwork etc. Work only off scaffolds (no ladder work) and fit temporary plastic downpipe socks where necessary. All clips to be uniform on elevation, max 1.2m centres.

6.6 1st Fix/carcassing for domestic system and central heating circuits 6.6.1 Install all carcassing works as per the drawings and schedules

provided.

6.6.2 Pipework must, where possible, be laid parallel with the walls (i.e. no diagonal lines).

6.6.3 Note that permanent flooring will be laid to first floor as soon as joists are placed.

6.6.4 Plastic pipework is to be used throughout and suitably identified with self-adhesive identification tape as required by NHBC Standards.

6.6.5 Polypipe instructions and recommendations must be complied with.

6.6.6 Allow for clipping plastic pipe runs to the joist system and/or fix suitable bearers to provide support. Clipping should be done every metre as a minimum.

6.6.7 Pipework exiting the boiler must be in copper for a minimum of 2m.

6.6.8 All radiator feeds shall be in plastic.

6.6.9 Ensure that central heating pipes drop either side of the window

reveals to a manthorpe pipe sleeve positioned centrally behind the radiator, minimum distance between reveal and central heating drop to be 300mm all as Standard Details for drop zones. Pipes must run direct to radiator valves and be fully supported to avoid any sagging.

6.6.10 Use Manthorpe GRS in walls that are plastered or plasterboard. GRS-FF in locations that are tiled (bathrooms/en-suites). Both to be fully sealed with mastic by Contractor.

6.6.11 Every effort must be made to limit exposed pipework and to keep plumbing within the floor void.

6.6.12 Provide extended capped off feed above position of hair rinse

attachment for future addition of shower over bath at high level on same wall.

6.6.13 Pipework to pedestal basins must be concealed within Pedestal as per

Standard Detail Sv 115. 6.6.14 Shower trays to be low profile and installed and bedded directly on to

chipwood floor in houses as per Standard Detail Sv 125. Floor void beneath shower to be filled with insulation quilt (by Drylining Contractor). Apartments and some room in roof housetypes are required to be raised as per Standard Detail Sv 125.

6.6.15 Exposed pipework to bathrooms, en-suites, WCs, cloaks etc to be fixed to enable the Carpenters and Dryliners to “box in” at an early stage. These pipes, where possible, are to be fixed at a first fix stage to enable this boxing in and capped/taped off.

6.6.16 Pipework to be connected to incoming service main, provided by others. Fit stop valve and drain off and extend service pipe to kitchen sink.

6.6.17 With the Megaflo SystemFit unvented water cylinder a discharge pipe in metal must be installed terminating at ground level with a safety cage all in accordance with Building Regulations Part G3 or alternatively fit suitable Polypipe valve and discharge direct to SVP subject to pipework being suitably rated. See Standard Detail Sv 116.

6.6.18 All waste systems to be Polypipe. 6.7 Gas carcass

The entire gas installation must be undertaken by a Gas Safe Registered Engineer appropriately trained for Natural or LPG as appropriate.

Install black mild steel gas carcass in accordance with Gas Authority requirements, including testing as later described to gas meter and extended to gas boiler including supplies to hob (ends at these points to be capped) in accordance with standard details, prior to ground floor oversite or screeding. The Contractor shall liaise with the Groundwork Contractor for the installation of the gas carcass within the ground floor structure. The Contractor shall lay the gas services within the EPS insulation overlayer. Note: Gas carcass must not be placed within the concrete structural topping to the floor. Gas pipes behind dry lined walls should be clearly marked to enable Dryliner to identify the need to completely cover with a plaster dab. Gas pipes to the hob are to be terminated with a suitable isolation valve behind an adjoining unit. Allow for the fixing of semi concealed gas meter boxes (supplied by the Employer) by plugging and screwing. All gas regulator cock valves to be installed.

6.8 Design and sizing of gas carcassing

You are required to design and size the gas carcass in accordance with GSIUR 1998 and Gas Safe design guides and calculations. Details of the gas burning appliances are available from the regional commercial departments and may be bespoke to each individual house type on each particular site. These may include hob installation, powerflue, gas flue convector, low level lintel model or Spanish basket etc. The boiler requirement is specified on the heating layout drawings. Adequate allowance must be made for ensuring the design and installation is appropriate for the gas supply (Natural Gas or LPG etc). Testing of the carcass under operational usage is dealt with later in the specification.

6.9 Second fix 6.9.1 Central heating

Complete central heating system to pre-final stage including boiler, controls, pump, hot water cylinder, diverting valves, radiators, pushfit plastic pipe radiator connections, thermostatic radiator valves where required, towel warmer (where specified) plastic collars fitted to pipes passing through walls, floors, etc. All electrical connections will be made by the Electrician. Provide the Site Manager with 2 radiator keys for each plot. The programmer is to be sited under the boiler.

6.9.2 Domestic plumbing

Complete domestic installation to pre-final stage including all sanitaryware, sinks, taps, mixers, wastes and fittings.

6.9.3 Sanitaryware a) All as general specification. b) Isolation valve to bath/shower mixer for double ended bath to

be provided immediately behind bath panel. The connection to the bath/shower mixer is to be made prior to the installation of the bath and connected to the isolation valves via braided flexible hoses. See Standard Detail Sv 126.

6.9.4 Showers (Ideal Standard)

Supply and fit showers as General Specification. (Mastic sealant by others).

6.9.5 Ball-o-fix type isolation valves

To be fitted in accessible locations to all sanitaryware fittings/water outlets.

6.10 Mechanical ventilation

All mechanical extraction including ducting to be installed by others.

6.11 Electrical work in connection with heating installation

All electrical connections to be carried out by the Electrical Contractor. The Plumbing and Heating Contractor will be responsible for supplying all components.

6.12 Insulation of pipework etc

All primary circulation pipework for heating and hot water circuits to be lagged for their entire length and any pipework in the loft to be double insulated with pre-formed lagging including any valves. All pipework to be entirely lagged in airing cupboard. Part L 2013 sites lag pipework fully between boiler and Hot Water Cylinder. All joints in pipework are to be well lagged and taped.

6.13 White goods

The installation of white goods will be undertaken by others. Gas hobs will be installed into the worktop by others but connection to the gas supply by the Plumbing Contractor.

Allow for leaving all necessary hot/cold/gas supplies to suit. The Plumbing contractor shall ensure that the heat shield has been fitted (by others) between the hob and the kitchen unit below prior to connecting the hob to the gas supply. The Plumbing Contractor shall provide a Gas Safe Declaration of Safety Certificate to verify the correct installation of the gas hob in accordance with the manufacturer’s installation guide and Gas Safe regulations. Receipt of the same by the Employer is a prerequisite to payment.

6.14 Finals

Execute final fixing to include:

6.14.1 Install toilet seats. 6.14.2 Install plugs and chains, bath shower mixer, etc. 6.14.3 Install shower door/enclosure and hoses, sliding rail, etc (where

specified). 6.14.4 Supply only bath panels/shower tray panels to Carpenter for fixing. 6.14.5 Install sink top/taps. 6.14.6 Complete all wastes installation. 6.14.7 Fill systems. 6.14.8 Fully test, commission, adjust and balance systems. 6.14.9 Label all valves using printed labels. 6.14.10 Infill panel above boiler by others. 6.14.11 The heating system shall be treated with MC3+ Magnaclean cleaner

(Adey Innovations Ltd) and the system dosed with MC1+ Magnaclean inhibitor (Adey Chemicals Ltd) in accordance with the manufacturers recommendations. Note: Confirmation of cleaning and inhibitor dosing is to be made on the ‘Benchmark’ certificate completed by the Contractor.

6.14.12 The Contractor shall adopt an appropriate gas isolation procedure to

meet the requirements of GSIUR:1998 which is to be maintained in place until the boiler is commissioned.

6.15 Extras List

The following items are to be priced: 6.15.1 Outside tap. Note: On show-home fit outside tap as Standard. 6.16 General miscellaneous items 6.16.1 Builders Work

Carry out all builders work in connection with your trade, specifically forming holes in joists, chasing of blockwork and core drilling through walls together with mastic or other sealing. Please remember that joists will be “pre-decked”. All holes and chases formed are to be adequately sized and must be no more than 5mm larger than the service, i.e. 110mm max for a 100mm diameter pipe, for air tightness requirements. Any holes larger will be assessed and made good with specialist sealing, the cost of which will be borne by the Contractor.

6.16.2 Testing a) Central heating system

Sign and complete in its entirety a copy of the installation, commissioning and service record log book (benchmark) for the central heating system i.e. boiler and its controls and hand to the Site Manager. Any failure to complete the details which causes the Employer problems in handing over the unit, causing him loss and/or expense will be the responsibility of the Contractor. Please note: a full heat test should be carried out at completion of decoration stage. The Contractor shall allow for temporarily filling the heating/hot and cold water system to enable the testing of installations where the mains water connection is not available.

b) Megaflo cylinder

Sign and complete in its entirety, a copy of the installation, commissioning and service record log book (benchmark) for the Megaflo cylinder and its controls and hand to the Site Manager. Any failure to complete the details which causes the Employer problems in handing over the unit, causing him loss and/or expense, will be the responsibility of the Contractor.

c) Central heating and plumbing pressure testing

To ensure integrity of all joints the entire pipework system must be carefully pressure tested on completion of the carcassing to a minimum of 18 bar and the certificate presented to the Site Manager for each plot before any payment will be made (Plumbing Test certificate blank is attached). Only competent plumbing operatives shall perform pressure testing and shall

ensure that all other trade personnel are excluded from immediate area’s where pressure testing is being performed.

d) Gas Flue test to Chimney (where applicable)

Carry out a smoke test on the flue at completion stage. Sign a test certificate and give to the Site Manager. (Bricklayer to test at completion of masonry work).

e) Gas carcassing/installation test

Upon completion a Gas Safe/GSIUR 1998 certificate should be presented to the Site Manager. (Certificate blank attached).

f) General

In addition to all normal testing of central heating and plumbing systems the following tests are highlighted: i) Test waste and S.V.P. upon installation and connection of sanitaryware prior to boxing in. ii) Test tap heads for debris. iii) Test all rainwater goods for leaks.

g) Gas Certifications

All works undertaken by gas safe registered installer. You are required to submit the registration to Gas Safe and request that Gas Safe raise the certificate in the name of ‘Bovis Homes’ stating development name, plot number, and postal number. You will request that Gas Safe send the certificates to appropriate Bovis Homes’ Regional Office for the attention of the Regional Customer Care Manager/Director. You are requested to liaise with the Regional Office for the progressing, recording and receipt of the certificates issued by Gas Safe. Landlords gas safety certificate (where required) to be provided by the Contractor to include gas hob.

Please note: FINAL PAYMENT WILL NOT BE MADE/AUTHORISED BY THE

SITE MANAGER UNTIL THE CERTIFICATES/DOCUMENTS HAVE BEEN RECEIVED.

6.16.3 Making good

Make good all after your trade.

7.0 PROTECTION OF THE WORKS 7.1 The Contractor shall protect all works in accordance with Bovis Homes’ Site Materials Protection Policy Rev A.

8.0 WASTE MANAGEMENT 8.1 GENERAL

The control of waste is not only a key issue for Bovis Homes but also for all our Contractors. Together we need to minimise waste production and reduce the expense of disposing of any waste materials that we produce. We would draw your attention to the section on site tidiness contained in the Contract Conditions, in particular frequency of clearing and cleaning. All work areas are to be left clean and any waste/rubbish placed into mini skips on a daily basis. This includes debris caused by drilling joists/chases in walls, etc. In particular all pallets delivered by suppliers containing plumbing and heating materials must be collated, put aside and arrangements made for the Pallet Collection Contractor to collect as work proceeds. On no account may pallets be disposed of in the Employer’s skips. Plastic, cardboard, paper and other such waste should be deposited into orange mini skips (LMW Waste). Mastic tubes and other containers classified as hazardous should be deposited in the Hazardous Container located in the compound. The Contractor will be contra charged for waste not disposed of in the correct manner, including consequential costs.

8.1.8 Emergency call out numbers

The Contractor must provide a 24-hour emergency call out service as a facility for our purchasers during the NHBC guarantee period. Advise two sets of numbers prior to the commencement of your works.

8.1.9 Certification of gas fitters

All gas fitting operatives are required to have a current Gas Safe Register Certificate/Card suitably endorsed for the works being carried out as appropriate (i.e. Natural Gas/LPG). The plumber must present his card to the Site Manager.

8.1.10 Winter draining

Drain down and re-charge the plumbing system during the winter as instructed to stock plots.

8.1.11 Refixing sanitaryware

Refix sanitaryware after the wall and floor tiling has been completed. Inform the Site Manager of any damage to the sanitaryware.

8.2 Hardwater areas

The Contractor shall ascertain the water hardness in the supply to site. Where the hardness content is over 200ppm, then a Magnascale Scale Reducer supplied by Adey Innovations Ltd (01242 546700) shall be fitted where a combi boiler is installed. Failure to do this and subsequent failure of the system will remain the liability of the Contractor.

BOVIS HOMES’ WARRANTY CONDITIONS for PLUMBING AND HEATING General conditions When components or products are specified or nominated by Bovis Homes, where possible, a back-up manufacturer’s warranty will be arranged. Notwithstanding this, the direct contractual responsibility will be with the Contractor. Furthermore, it will be the Contractor’s responsibility to recover any costs that they may incur in fulfilling their warranty obligations in respect of faulty goods or materials from their suppliers whether specified or not by Bovis Homes. Bovis Homes will not accept any liability for such costs. To assist you in meeting your obligations, spare parts/’hospital kits’ are available from the manufacturers via the following contacts: Baxi/Potterton, Megaflo Robin Gibbs Tel: 07436 533785 Business Development Manager Warranty procedures Emergencies outside office hours A 24 hour emergency call out service is to be provided as a facility for our customers during the warranty period. Two alternative telephone numbers must be provided to ensure contact is available at all times should an emergency occur outside of office hours. These numbers will be given to NPA who we have contracted to provide a 24 hour call handling and emergency repair arrangement service. It is therefore, very important that if any changes are made to your emergency numbers during the warranty period that we are notified immediately. If NPA are unable to obtain a response for any emergency from the original installer within 30 minutes, they will call out an alternative Contractor. In these circumstances Bovis Homes reserve the right to contra-charge you with the full cost of providing the home owner with an alternative repairer, including the NPA fee.

Remedial work request

The Customer Care Department will issue you with all relevant details including work to be carried out, purchaser’s name, address and contact details. On receipt of the request the homeowner is to be contacted within the timescale below and a convenient appointment should be arranged. If the homeowner has not been contacted within the specified time frame, Bovis Homes will assume that you are unable to complete the work within three days (as per the Contract Conditions). Bovis Homes reserve the right to undertake the works and recover associated costs, including administration fees from monies owed or any retentions held without further notification to yourselves.

Upon completion of the works, the remedial works request signed by the homeowner is to be faxed back to the Customer Care Department. If the work carried out is chargeable to Bovis Homes a copy of the works request should be attached to the appropriate invoice with an explanation.

You are to fully indemnify Bovis Homes against any loss or damage to the property caused due to faulty materials, workmanship or component failure. Bovis Homes reserves the right to recover such costs including administration fees from monies owed or any retentions held without further notification to yourselves.

Personnel requirements

Any persons carrying out works should:-

1. Be polite and courteous. 2. Be capable of undertaking the works. 3. Use complete discretion particularly in respect of any works undertaken by others or materials

installed. 4. Be appropriately attired. 5. Observe due care and attention to purchasers’ belongings. 6. Take any necessary steps to avoid damage to furnishings. 7. Adhere to current Health and Safety requirements. 8. Clear all debris and mess associated with the works. 9. Ensure the purchaser or representative signs the work sheet. 10. Carry out works specified to NHBC standards, manufacturer’s recommendations and Gas

Safe/GSIUR 1998 regulations where applicable.
