     A PRIL’S MEDIAN HOMES SALES PRICE FOR  

    THE A LBUQUERQUE METRO REGION 

    HAS GROWN steadily year over year. The median detached home

    price in April 2013 was $168,000, it rose to$185,000 last month. This also representsa 4.64 percent increase in the median salesprice over April 2015.

    The average sales price of detachedhomes also improved over the past few years. April 2016’s average sales price of$217,616 is a 3.74 percent improvement overthe same period in 2015, and is well abovethe $196,321 detached home average price

    of April 2011.This April’s 930 detached homes sold is

    a 10.19 percent jump compared to the sameperiod in 2015. At the same time, pendingsales grew 2.63 percent compared to April2015 – totaling 1,211 homes under contractby the month’s end.

    The $200,000 to $249,999 range remains thestrongest home price point, but April markeda notable increase in homes sold in the higherprice range of $250,000 to $399,999.

     As the entire market area continues

    to experience gradual improvements,the Northeast Heights and much of the Westside remain the hot neighborhoods forhomes sales. Ladera Heights, Far NortheastHeights, and Los Lunas are the neighbor-hoods that heated up the most compared tolast month.

     As sales increased, the housing marketinventory in Central New Mexico continuedto decline and April’s housing market in- ventory dropped to only 3,275 active listings.This represents a 17.15 percent decreasecompared to April 2015.

    “The steady growth in the median home

    price reflects a healthy housing market,”said Jon Schnoor, 2016 President of theGreater Albuquerque Association of REAL-TORS®. He added, “The $20,000 rise inmedian home price over just three years isgood news, not just to sellers, but to localhomeowners as well.”

    THERE  ARE MANY  DECISIONS BUSINESS 

    OWNERS FACE and few have as wide ranging impact as whetherto own or lease their real estate.

     A general rule of thumb (and math)indicates that if the business will be in thesame location for seven years or more,then buying is generally a more cost effec-tive solution than leasing.

    Buying is going to cost more upfrontcompared to leasing. It is a strategic busi-ness decision to tie up money to financea purchase and obtain a mortgage. Thebusiness owner must also answer thequestion of whether the business wouldbe better off purchasing real estate or would that money be better spent ifthey invested it in growing the businessinstead? Business owners should alsoconsider factors like the possibility thatthey could outgrow the space and needto move in the next few years.

    Upfront, buying costs more thanleasing typically due to the down pay-ment which can range anywhere from tenpercent to twenty-five percent of the pur-

    chase price. There is an opportunity cost tothis down payment as these funds are nolonger available to invest to grow the busi-ness. Upfront costs for leasing generallyrequire a much smaller investment in thenature of a security deposit.

    There are many similarities in overalloccupancy cost for a business in both thebuy and lease scenarios. In a purchase,costs will be associated with mort-gage principal and interest, insurance,maintenance, taxes and utilities. In alease, there are similar cost componentsbut the structure varies. Depending onthe form of the lease, cost componentsrange from rent, insurance, mainte-nance, taxes and utilities to a structure with just gross rent. There are many variations in between. If you purchasea property, most often business owners will have responsibility for the mainte-nance of the property and all the costsassociated with the maintenance.

    If both options of purchasing or leas-ing are available for a particular location,a detailed analysis can be performedthat shows the overall before and aftertax costs of purchasing compared to thebefore and after tax costs of leasing.

     With regard to tax savings, purchas-ing real estate allows the business ownerto deduct the mortgage interest expens-es, costs for maintenance and non-cashexpenses like depreciation. Leasinggenerally allows the business owner todeduct all the leasing costs. Business

    HEN THE ECONOMY  HIT THE 

    SKIDS IN 2008 , it delivered abody blow to many indus-tries, not the least of which

     was home building.In particular, the high-end custom

    home market doubled over in agony, driv-ing many builders from the industry.

    Throw in an ongoing issue withthe state’s gross receipts tax collectorsbrought on by a default of a client, andBetty Blea has had a rough go of it.

    But the National Association of Cus-tom Home Builders’ 2012 Home Builderof the Year refused to bow to the pres-sures of a dwindling market and govern-mental heavy-handedness to continue topersevere.

    She’s had to change the way she doesbusiness, shuttering her Homes by Mariecompany to go work for Mesa VerdeHomes with Marie.

     And Blea has gone back to her root sby building in subdivisions for otherdevelopers.

    She’s even had to scale back the size ofthe homes as the market continues to befrugal when it comes to large homes.

    That, however, does not mean Blea hasskimped one bit on how she builds herhomes.

    “I’m still Marie. I mean I’m Betty,but Homes by Betty just wasn’t going to work, so I’m still Marie,” she said.

     A native of El Paso, Blea is no strangerto hard work. She started working as abank teller and before she was through,held the position of vice president.

    The banking industry, however, waschanging and she didn’t like the futurelandscape. And building intrigued hermore than 25 years ago when she workedthe financials with Scott Grady of RayLeeHomes on the first Lobo House – a projectin which the proceeds are donated to theUniversity of New Mexico’s athletic pro-gram to benefit student-athletes.

    “I figured if I was going to work that

    hard, I might as well work for myself,”Blea said.

    So shortly thereafter, she quit thebanking biz and took her show on theroad to Eldorado outside of Santa Fe,helping build a number of the homes.

    “I was too well known here in Albu-querque,” Blea said of her decision to gonorth. “I wanted to go somewhere freshand new where nobody knew me.”

     With two youngster s, however, it wasn’t too l ong before th at becamefairly tedious.

    “Sometimes I was going to Santa Fe,driving back down and then going backagain,” Blea recalled. “It was tough.”

    It was also a tremendous learningexperience.

    “I learned everything the hard way,”she said. “I learned you have to be onthe job every day. And you really have toknow your subs and get great ones. Mysubcontractors are my secret. My subs are what made me.”

    Many of them remain with her fromher very early days in the business.

     After completing her learning curveat Eldorado with 25 homes, Blea sether sights back on Albuquerque, team-ing with two other builders to do theMathews Meadows subdivision off of RioGrande.

    That, too, was a learning experienceas it was such a different situation thanEldorado.

    “I learned how to build on a small lot,”she said. “Building on a tight, city lot is a whole different world than building on an
