W HEN MAKING DECISIONS RELATED
TO PREPARING AND SELLING YOUR
PROPERTY , it is vital to calculate your carrying costs. Carrying costs are allof the expenses you incur when you ownproperty; examples include mortgagepayments, property taxes, insurancepayments, utilities, HOA/Condo fees,home maintenance and repairs.
Calculate each monthly expense andadd them together. If you are finding ittoo burdensome to pull together all thenumbers, figure 1% of listing price as themonthly price tag to own a house.
Remember unforeseen expenses – or what I call budget busters. Although wedo not know what the future brings, un-foreseen expenses are typically large andalways unwanted.
Keep the total number front and cen-ter – etch it into your mind because carry-ing costs affect your equity. Consider howmuch your house is costing you from thetime you think about selling until it sells.In other words, what are you losing eachmonth by owning your home?
When you seek professional adviceon what you could do with your houseto attract buyers, consider your monthlyexpenses. Translate the professional’s feeinto the equivalent amount of time incarrying costs.
For example, if your house will listfor $200,000, estimated carrying costsare $2,000 per month. A quote for expertadvice of $1,500 converts to three weeksof carrying costs.

He was a punter for the Universityof New Mexico before starting his company.
His two sons, Jeff and Tim Grady, each
played baseball for the Lobos in the early 2000s.His daughter, Tammy Grady Thornton played volleyball and softball.
The three Grady siblings took over thecompany in 2009 and they credit sports withplaying a big role in the family as well as inthe company.

“We’ve always been Lobos for sure,” Jeffsaid. “We grew up Lobos and we’ve always beenLobos. That was kind of a given. But as a whole,sports played such a huge part in our lives. From
our dad, his legacy, his abilities, the things heaccomplished in athletics and then all the waythrough us and my sister, Tammy.”
Jeff Grady explains that for the family as a whole, “a big reason that we are as successful as we are is because of our athletic backgrounds.”
When it came to choosing where to play,
there really wasn’t much discussion, said TimGrady, a third baseman. “It was definitely veryenticing to go play at UNM because Jeff wasthere and because of the history,” he said. “Icouldn’t think of anything better than playingcollege ball with Jeff and at my dad’s alma mater.
That was definitely a key factor, wanting to goplay with Jeff and we also had a cousin, JoshMader, shortstop. It was really cool to be ableto look to my left and see my cousin and lookbehind the plate and see my brother. That wasreally cool.”

“We’ve focused on the fact that thereare a lot of things about the business thathold true. You don’t need to reinventthe wheel. Just because we’re involved,doesn’t mean we need to change the waythe income statement looks. I think it’sbeen a nice blend of the two. Maybe alittle bit of the new, a little bit of the fresh,but the culture and the practice associated with a now-40-year-old company are verymuch intact,” he said.
When the second generation first tookover, there was a bit of a transition period,
Tim Grady recalled, simply in explainingthe new ownership situation.
“Tammy had an unbelievably hardtime trying to remarket us as the new gen-eration,” he said. “Not because RayLee wasn’t already marketable, but becauseRayLee/Vantage was such a big name atthe time. Trying to let the public know that we were off on our own now, that it was just us three; I remember her saying that was a challenge for her.”
It was also a bit of a challenge for thesiblings to figure out how to put their owntouch on the business. They seem to havehit on the right formula by re-engaging theluxury home end of the business, adding arealty aspect to resell buyers’ homes and getthem into new ones, as well as the creationof RayLee remodel to upgrade houses theirfather built with new, modern features.
The new generation has also contin-ued an old tradition and is continuouslystriving to make it better. RayLee is cur-rently on its sixteenth Lobos House, theproceeds of which benefit UNM fifth-yearscholarship fund. And it will very soonbegin building its fourth Apple House, which aids the Albuquerque PublicSchools Foundation.
