What is an ESA? An assessment of real property. Accordance with provincial regulations, CSA Standard Z768-01 & Z769-
00. Supervised by a "Qualified Person" (QP) with no interest* in the property.
An ESA seeks to determine:
1. "Likelihood" of contamination on, in or under the property. 2. If necessary, identify "Location and Concentration" of contaminants.
Can be a Multi-Stage Process.
*new rule for July 2011.
Why order an ESA?Due Diligence Tool.Usually required by Lenders and Purchasers.Recognized and Standardized.Helps protect against Environmental and
Legal Liability.
Usually requested because a property is being sold or refinanced.
