Proposal of Residential AreaDesigning a condominiumBy Lee Jia Min ( 0324126 )
Project description After selecting the site, I planned to propose a condominium that can fit in 70m x 50m ( 3500m2 ) located at Jalan Semenyih Kajang Selangor. Condominium is designed to enhance the usage of land. Its designed for people who cant afford larger spaces and high cost housing such as 2-storey terrace/link house, Semi-detached and Bungalow. Besides, condominium is popular among the younger generation, especially professionals. They like the conveniences, security features and facilities provided.
Project ConceptThe concept of this building construction is an overall 9-storey condominium. It has 2 levels of underground parking. The Ground floor will has a multipurpose hall and the gym room will be built on the sixth floor that can let people the see the view of the surrounding area. Besides, the swimming pool will be built on the top of the condo is to reduce the usage of land and save spaces. The consideration of this concept is to provide sufficient yet comfortable living spaces for the residents.
What is Condominium? Acondominium, frequently shortened tocondo, is the form ofhousing tenureand otherreal propertywhere a specified part of a piece of real estate (usually of anapartmenthouse) is individually owned. Use of land access to common facilities in the piece such as hallways, heating system, elevators, and exterior areas are executed under legal rights associated with the individual ownership. These rights are controlled by the association of owners that jointly represent ownership of the whole piece.
Rationale of BuildingThe reasons of constructing in this piece of land:
(a ) Lacking of condominium in Semenyih This helps to attract more people to live in this area as not everyone have the ability to buy a high cost housing such as terrace/link house, Semi-Detached and Bungalow. So, condominium is becoming a good choice for them because it cost lesser than other terrace/link house and also has sufficient living spaces.
(b) Great location Located nearby commercial, recreation and education area. Besides, government buildings and facilities such as petrol station, hospital and bank is also around the area. It make convenient for people who live in this area. There is also a Kajang Seremban Hwy that easy for people travel from one place to another place.
(c) High accessibility The selected site is located at the roadside name Jalan Semenyih. Therefore, it make convenient for residents to go somewhere easily.
Benefits to the ClientThe proposal of constructing a condominium can bring pros to the clients and buyers. Condo offers facilities, maintenance services and the management of the condo ensures the clients to satisfy with their living experiences.
(a) 24 hours SecurityCondo offer gated entries, security professionals, CCTV and intercom services for residents. If you live alone, or security is a concern for you, this can be a major perk. In addition, youre living in close proximity with many other people; in an emergency, youll have plenty of people to turn to for help.
(b) Amenities Condo communities offer residents amenities that are out of reach for the average homeowner such as swimming pool, gymnasium room and multi-purpose hall.
(c ) Maintenance The management of condo provides complete maintenance service, ranging from leaky pipe, plugged toilet to circuit shortage. This is to ensure all the residents have relaxing and enjoyable living experiences.
(d) Affordability Condo is often priced lower than landed houses such as terrace/link house.
Benefits to the Surrounding CommunityThe construction of the condo will help to enhance the economics of the area.
Impacts to the Client There are always some impacts to the clients in the construction industry.
(a) Cleanliness of the surrounding Some irresponsible residents will pollute the area by littering rubbish or spitting especially the youth do not throw the rubbish properly because they are unaware of the environment surrounding them.
Impacts to the Surrounding Community There are always impacts to the surrounding other than altering the landscape form.
(a) Increase the traffic problemsThe amount of vehicle that passing through that area will increase, that make worst of the traffic around that area. The neighbourhood may feel inconvenient as they have to face the traffic problems by wasting time in traffic jam.

The swimming pool is placed at the top of the condo to enhance the view of the surrounding area. There will also have some gathering area beside the swimming pool for the residents to gather at the same time can enjoy the night view.

Provide safety to the residents and reduce the crime rate.

Provide a green area for residents to relax and gather. A place for residents to take a walk especially old people.
