• Fabric wrapped acoustical panels to fit within panels of trim pattern
• Calculations for the dining area without new wall shows a 25% to 30% sound reduction
• We are working with vendor to confirm more accurate targets for our application.

Operations Plan During Renovation
• The Tara Kitchen will stay open during dining room renovations, allowing us to maintain some level of food services to the membership, dependent upon DHEC regulation, safety and construction needs.
• The 19th hole will remain open.
• We will offer sandwiches, limited hot food items, soups and salads.
• We will use the Recreation Center kitchen and operations whenever possible, when not interfering with other daily activities (luncheons, dinners, in-house functions).
• Whenever possible, we will use the Monticello facility without interfering with their daily operations.
• Offer dinners and events, when weather permits, outside of Tara. BBQs themes, etc.

Cost:
• Project budget: $250,000
Timeline:
• Pending board approval at January Board Meeting, renovation will begin early February 2013
• Completion target for late March 2013

• Current Tara Dining Room is dated
• SLV must put forth a great first-impression to visiting perspective new residents.
• Perception of “old and dated” will not appeal to the younger group of baby boomers.
• Tara does not compete well with other communities new retirees are previewing.
• The main dining room is largely under-utilized
• Maintaining operations in the current 19th Hole is very inefficient
• The 19th Hole is on many occasions crowded resulting in lower food service sales and unsatisfactory dining experience.
• Tara’s current configuration does not facilitate smaller group event usage – by either SLV members or outside organizations.
Tara Clubhouse RenovationMajor Focus of Changes:
• Renovated dining room will be used for all dining venues
• A new bar and adjacent wait station will provide for more effective service to diners as well as allowing better over site of wait staff.
• Shorter order delivery routes allowing more staff on floor to serve customers.
• Having a larger area with a bar in one end provides separation between typical golfer 19th Hole activities and allows non-golfer member dining at the same time.
• A new cart turn-a-round will provide golfers with quick convenient access for bar service when making the turn.
• Dining room will be brighter and more open with removal of drapes, chandeliers, and reduced columns. New paint, carpet and tile to provide a modern, updated appearance.
• Refresh 19th Hole with new carpet to accommodate over-flow events, separate small functions such as card games, meetings, and normal member services when main dining room is used for special events.

Major Focus of Changes Continued:
• Entry to Tara Clubhouse to be refreshed to provide better first-impressions – New porch ceiling – New lobby tile.
• Constant activity in the dining room provides perception of vibrant, friendly community.
• New furniture will be installed to improve member and event seating arrangements, reduce maintenance and setup costs, and enhance ambiance.
• Seating expected to accommodate approx. 120 depending on event and layout.
