T he Reserve Bank of Australia (RBA) is keep-ing home loan customers in the winner’s circle
by maintaining offi cial interest rates at an all-time record low, says mortgage broker network 1300HomeLoan.
1300HomeLoan Managing Director John Kolenda said the RBA kept a tight rein on interest rate movements on Melbourne Cup day for the third successive year and left its cash rate at 2.5 per cent.
Mr Kolenda said offi cial rates have stayed at the record low level since August last year and this has given consumers some confi -

dence as they continue to battle a patchy economic track.
“The RBA’s interest rate strategy has been a winner for consum-ers and it has helped maintain stability in challenging economic times,” Mr Kolenda said.
“Consumers crave stability in a domestic economy where the unemployment rate remains on the rise and the retail sector continues to be patchy in the lead up to Christmas.”
Mr Kolenda said offi cial interest rates were likely to stay on hold for the foreseeable future.
“We may see rates kept at the current level until the middle of 2015,” he said.
“Economic conditions would need to improve considerably before any rate increase. If the RBA’s next move is up we hope they don’t fi re the starter’s gun too early because any premature increase is likely to have an adverse impact on consumer sentiment.
“We have consistently warned about the potential detrimental impact of the RBA lifting its cash rate prematurely in response to factors such as house prices, which are in a two speed market dominated by Sydney and Melbourne.”
Local residents have welcomed the rate decision.

Despite a spike in Asian holi-daymakers visiting Fiji, Mr Yared confi rms the local hospitality sector is not resting on its laurels.
“Plans are afoot to provide improved shopping experiences and other hospitality options that will attract a bigger slice of the growing Chinese tourism market,” he said.

Ms Parrella added there were a number of measures landlords could put in place to protect their rental properties this festive season.
“When it comes to protecting your rental property, security
should be front of mind,” Ms Parrella said.
“Install deadlocks on external doors and fi t security screens to accessible windows to deter unwanted guests from breaking in.”
She also suggests making the property look “lived in”.
“If a tenant is going away over Christmas, consider ways to create the impression the property is being lived in,” Ms Parrella said.
“Hiring a gardener to regularly maintain the exterior of the property is one way to avoid signs that the property is unoc-cupied, such as long grass, excess leaves covering pathways and overgrown foliage.
“If a rental property isn’t tenanted, landlords should also consider telling a trusted neigh-bour that the property is vacant while a suitable tenant is found.

If you’re looking for a cost eff ec-tive way to cool the home a port-able fan is a great option. They help to circulate air and provide a cool breeze on those hot summer days. Ceiling fans are also a good permanent option and can be customised with a light source and remote control.

costly to run so look for the most energy effi cient one to ensure the electricity bills are kept to a minimum.

Are you at home? A good trick is to make any potential thief think you may be at home. Don’t close your curtains during the day, as this could suggest your home is empty with nobody inside. You should even consider using automatic time switches.
Be consistent! If you have a garage, put the car inside. If you leave it in the driveway all the time, it’ll be obvious to a potential thief when you are or aren’t home.
