Asset Insight Manager is an integrated system that provides real insights into every aspect of asset performance. Its comprehensive tools manage and link all facilities performance, risks, life cycle planning and maintenance regimes as well as real-time condition monitoring.

The whole operating context of your buildings, systems, rooms, cabinets and infrastructure management

are seamlessly linked to provide meaningful data on your assets performance. This enables you to make informed decisions on the maintenance, re-engineering and capital investment that is required to run your facilities to optimum performance.

Key Features

Visualise performance

The advanced reporting dashboard provides full visibility of all your buildings, systems and assets on a range of performance metrics of your choice. The dashboard allows you to quickly identify problem areas so that corrective action can be taken. Condition manager alarms, rack space utilisation, risk mitigation and rack power utilisation are just some of the metrics that can be measured through the dashboard. The dashboard is customised to only show the metrics that are most critical to your business.

Detect risk and points of failure

The reliability block diagrams mark and plot each individual system and asset in a building. It measures the power and cooling capacity and demand of each asset, storing it within the system. This information is used to detect single point of failure (SPOF) locations using a traffi c light key, so your engineers can easily identify and resolve issues before they impact your business.

Optimise space

Use our comprehensive room planner to map out cabinets in each data centre and record heat, load, temperature, air velocity and other metrics of your choice. It allows you to drill down into the cabinets to view the server positions in each rack. Colour coding is used to show high currents that could be a sign of failure. Data Centre Managers can use this data to mitigate risks, spread loads within cabinets and optimise space.

Full asset management

This feature pulls together and stores asset details and attributes in a central database for sophisticated asset management. The system holds all asset details including the manufacturer’s name, commissioning date, warranty expiry date, service due date, condition and even a photo. It links seamlessly with condition monitoring to show active and historic alarms. A full asset life cycle timeline is available for you to view key milestones of each individual asset in a visual format.

Infrastructure management

Thermal images of each cabinet are shown on the system and are used to detect changes in temperature so your engineers receive a warning before a failure occurs.

Live monitoring

The vibration, temperature and acoustics of all assets are monitored in real time. Readings are transmitted to your engineers, alerting them of any deviation from normal operating parameters, thus increasing response times and preventing asset failure.

Personalised dashboards

Our system integration ability has enabled us to link data feeds from BMS systems and energy management systems to provide a consolidated performance dashboard which can be personalised for each user based on their responsibilities and key drivers.

Risk mitigation

Quickly identify threats across your buildings, systems, rooms, cabinets and equipment using sophisticated heat maps and risk registers which are stored for each asset. It enables you to create a mitigation method for each risk by choosing from a list of corrective actions or by adding your own.

Scenarios for all possible failures are created and mitigation actions put in place to ensure engineers can identify and resolve asset failures before they impact and disrupt your business. The system makes it easy for you to identify assets that are most likely to be affected by failure so corrective action can be taken. Use the information to create and plan maintenance events for

each asset, allowing you to schedule planned and reactive maintenance for all buildings and assets. If a failure does occur the heap maps will enable you to easily identify which assets have been affected by it, so corrective action can be taken immediately and no time is wasted.

Our Failure Modes Effect Analysis (FMEA) templates will derive quality maintenance instructions for your FM/Engineering teams to complete. Should you need assistance in the engineering studies we can also provide our solution including our expert critical engineering consultants who will facilitate gathering of data and workshops.

Life cycle

Plan asset replacements and budgets in advance using the systems insights into asset life expectancy based on age, cost and performance. This enables you to make informed decisions on asset replacement, so assets that are likely to fail and cause problems are replaced before they disrupt your business. Use the system to plan when assets will be replaced and to calculate how much will be spent yearly on each building, system and asset, so accurate budgets can be put in place.

Assets life expectancy will recalculate automatically when an alarm or change in performance is detected.

Mobile application

Your engineers will be able to manage assets and review asset performance on the go at any time. Asset details can be imported/edited, alarm histories and risk registers reviewed and edited immediately without the need to fi nd a PC. They will even be able to receive alarm notifi cations directly to their smart phones, signifi cantly reducing the time it takes to acknowledge alarms, preventing unnecessary escalation.
