Myclientstaredatme,dumbfounded.Aftersharingherfeelingsoffrustrationwithherlifeandhowothershadpriority,Ihadasked:“Whatdoyouwant?”Realizationwasdawningthatinthemidstofcommitmentstoworkandfamily,herawarenessofhervalues,needs,anddreamshadslippedaway.

Awareness-consciousness-islikeaspotlightilluminatingobjects.Overthecourseofaday,andalifetime,weshineourspotlightinmanydifferentdirections.Asweconstantlyjugglethedemandsoflifeandmeetingtheexpectationsandneedsofothers,it’seasytolosesightofourownwellbeingandfunctioning.Whenwedon’tincludeourselvesinthespotlightofourawareness,ourvalues,desires,feelingsandneedsmaygounmet,oftentimesleavingusexperiencingnumbness,dissatisfaction,evensadness.

We’veseenashiftinthesalesofpropertiesinthe$1millionplusrange,andifyou’rethinkingofbuying,nowmaybeagoodtime.

Whatdrivesthehigh-endhomemarket?Aninterestingstudy1confirmedacommon-senseassumption:Whenthemarketgoesup,salesof$1millionplushomesfollow.Thestudytrackedthestockmarketfrom2009toapeakin2015andcorrelatedhigh-endhomesaleswiththatgrowth.Theresultshowsthatwhilesalesofhomespricedat$1millionormorehistoricallyhoveredaround1.2percentofthemarket,bythetimestockshittheirMay2015high,thosesalesnearlydoubledto2.2percentofthemarket.

What’shappenedsinceconfirmsthesefindings.InJuneofthisyear,theNationalAssociationofRealtorsreportedthatsalesofhomespricedat$1millionormorehadreached2.7percentofthemarketnationally.2That’sanincreaseof150percentoverthehistoricmarketshare!InSantaFe,thestatisticsareequallyimpressive.ThemostrecentdataIgatheredfromtheSantaFeAssociationofRealtorsshowsthatsalesofsinglefamilyhomesinSantaFe(CityandCounty)of$1millionormoreincreasedabout116percentinJuly2016comparedtoJuly2015.Atthesametime,thestockmarketbrokethroughtoanewhigh.

AnotherdevelopmentthathasinfluencedhomesalesrecentlyistheBrexitvoteearlierthissummer–thedecisionbyvotersintheUKtoleavetheEuropeanUnion.TheBrexitvoteinitiallysentshockwavesthroughthefinancialmarketsthatledtolowerhomeloaninterestrates.(MortgageratesaretiedtoUSTreasurynotes,andasinvestorsleftthestockmarkets,theymovedtheirfundstotheseless-volatileinvestments,leadingtolowerinterestrates.)Themarketshaverecovered,butinterestrateshavestayedlow–fornow.

I’vebeenwatchingrecentcommentsfrommembersofFederalReserveBoardofGovernors,andI’mhearingsentimentinfavorofarateincreasethisyear.NewYorkFedPresidentWilliamDudleywasquotedinmid-August3assayingthatthelabormarketisgettingtighterandtherearesignsofwagegainsstartingtoaccelerate,so“we’regettingclosertothatpointintimewhenitwillbeappropriatetoactuallyraiseshort-termratesagain.”AstrongerstatementcameearlierinthemonthfromSanFranciscoFedPresidentJohnWilliams4whowasaskeddirectlyiftheFed’smovetogradualrateincreasesshouldincludearatehikethisyear,andhesaid,“Inmyview,itdoes.”

RememberlastDecemberwhenFedChairJanetYellenledthedecisiontoraiseinterestratesby¼percent?TheDowwastradingbelow16,000inSeptember,followedbyanincreasetoabout17,800inNovember.TheratehiketookplaceonDecember16th.Stocksralliedbriefly,buttheyfellsteadilyinJanuary,endingbelow16,000inFebruaryandtherebylosingallthegainsfromtheDecemberratehike.Nowwehaveseenrecordclosesover18,500inJulyandAugust.5Witharatehikeintheoffingandtheuncertaintythatcomesinanelectionyear,thismaybeavolatiletimeforstocks.

Willmortgageinterestratesrisefromtheircurrent2yearlows?Willthestockmarketfallfromitsrecordhighs?Ican’tfindconsensusamongtheanalysts,butifyouareinthemarketforaluxuryproperty,thismaybethebesttimetobuy.
