How did you get into property? After leaving university I trained as an independent financialadvisor. I worked for a consultancy of independent financialadvisors before becoming a financial planning manager withHSBC bank. I’d always been interested in property and, whenthe opportunity arose to join a private developer, I leapt at thechance. At first I worked as the company’s developmentmanager, looking for alternative investment avenues, but I wanted to become more involved in property purchasing.I became the valuations manager before moving up to become director of purchasing.

How has your career progressed?In 2006 I joined Maritime Housing Association (The RegendaGroup) as part of their home ownership team, assisting currenthomeowners affected by the redevelopment plans in Liverpool.The Access scheme had just received funding to cover the muchlarger Housing Market Renewal Initiative Area. I applied forthe new role as access officer and have since expanded theproject with great successes along the way.

Why Liverpool?I definitely think it’s an exciting place to be, with the recentCapital of Culture and the positive changes you can now seetaking shape. Liverpool has that unique buzz like so manyother European cities.

Q. I hold six buy-to-let properties in my own name, lastyear they were tenanted all year and because of reducedinterest rates they made a good profit. I am also a partnerin a property partnership with 2 friends. The propertypartnership has only 2 properties which were empty lastyear so we made losses. Can I offset the losses from thepartnership against the profit from my own properties toreduce my tax bill?

A. The six properties you own yourself will generally constitute asingle rental business in HMRC’s view; that means that theincome and expenses can be pooled, so that profits on oneproperty will automatically offset losses from another.

The situation for an investor who owns some properties in his/herown name and others jointly is less straightforward. There are anumber of possible scenarios here. If an investor simply ownssome properties jointly, for example with a spouse, then thereshould not be a problem with aggregating the share of profit orloss from the jointly owned properties with the solely ownedproperties.

However for a partnership the position is potentially moreproblematic, as HMRC may take the view that the partnership isa separate business, which would mean that the losses from thepartnership cannot be used to reduce your tax bill this year.

Q. How do I decide whether this applies to me?

A. This will depend on the level of what HMRC call ‘the degreeof business organisation’ in the partnership.

If a partnership bank account is operated, annual accounts drawnup and a partnership tax return prepared then these factorswould all indicate that a separate business may exist, as wouldthe provision of significant additional services. If none of thesefactors exist you may be able to argue that no ‘partnership’ exists,and rather that the properties are just jointly owned.

This is also a situation which will affect all of the partners, so it isimportant that you discuss matters and that you all adopt thesame treatment.

As always good advice will be essential.

Q My elderly aunt passed away recently. During her lateryears she had suffered from Alzheimers. As a result shemoved into residential care and her property had to be soldas obviously this could no longer be maintained.

Her will, which was made 10 years ago, before the onset ofthe dementia, now reveals that the house (which of courseno longer exists) had been bequeathed to me. I have beentold that because the house was sold prior to my aunt’sdeath then I will not receive any benefit at all. Is thiscorrect?

A Usually when a testator or testatrix (a person making awill) makes a gift of a specific item (in this case a house),then the gift will lapse if it does not exist at the time ofdeath. However, there is a little known provision containedwithin mental health legislation making an allowance forthese special circumstances when a house has to be soldbecause of the will maker’s incapacity. In such a case, thelaw states that if the house has been converted into anotherform e.g. cash, then the original beneficiary can take thecash instead.

Of course, this depends upon whether the cash still existse.g. whether it had to be used to pay fees in a care homeetc. Therefore, it would ultimately really depend uponwhether your aunt had any debts or fees to dischargeduring (and perhaps after) her lifetime and if so, whethershe had other finances/assets at her disposal with which topay the same. Your Solicitor should be able to adviseaccordingly as to this.

Tell us about the property...It used to belong to an elderlylady who had died. There wasquite a lot of work requiredand it needed re-wiring and re-plastering. I just saw a lot of potential in it and relishedthe challenge.

What’s the layout?As you enter there’s a smallhallway with stairs, a loungethrough to the kitchen with a small dining area, thebathroom and a large storagespace through to the garden.Upstairs there are twobedrooms and a box room.

What have you done in the garden?When we moved in it was all over-grown. We’ve put indecking and borders, hangingbaskets and flowersand we’ve justhad Indiansandstoneinstalled.

And thekitchen?We’ve just had that donetoo. I don’t like high gloss, so it’s cream units withchrome handles, oak work top, grey slateflooring and grey tilearound the border of theunits and one feature wall. The dining area used to be a pantry before we knocked the wall out and fitted it withBoConcept interiors.

Now I’m notonly looking after Merseyside,but also the Fylde Coast inLancashire. We’re managing acompletely diverse range ofservices, including front-linehousing, tenancy supportservices, regeneration activityand sheltered and supportedhousing. What’s been your careerpath?I started with housingassociations in 1984 after sortof falling into it by mistake.

My first job was working on ahousing estate as a landscapegardener earning about £23.After that I got a job with thelocal housing office collectingthe rent. From then it’s been asteady climb to my currentrole. I’ve worked in all areas tothe point where I’mregeneration director.Academic theory wasn’t for mebut I’ve always had a “can do”attitude towards working life.What are the dailychallenges you face asregional director?The big challenge for us ismaking sure we make adifference to people’s lives inLiverpool. With that come a lotof difficulties. We’re makingsure we can deliver first classservices and can get our teamout onto the street rather thanworking behind desks. Do you enjoy the role?I love it. This is the best jobI’ve had. The big reason is theopportunity to work in a bigcity which has been in myheart since I was about 10.Even though I’m from PrestonI’ve always been a bigLiverpool fan and I’ll alwaysremember watching the 1974

cup final as a youngster. I’vegot obvious affection for thecity and I’ve always chosenLiverpool for nights-out aheadof Manchester.What are some of theinitiatives you’ve beenparticularly proud of sinceyou’ve been in Merseyside?The regeneration services, inparticular a service calledYouth Voice. It gives youngpeople a vehicle where they canhave a voice and debate issuesthat affect them. I have aparticular affinity for youngerpeople and I’ve found thatproject really rewarding.Another service is the Access toHome Ownership scheme.That helps people who want tobuy properties in theregeneration areas of Liverpooland we’ve had a dedicated teamover a number of yearsproviding a fantastic service toget them into other homes andproperties.

Which policies are youlooking forward toimplementing in the future?Our future initiatives will beabout developingneighbourhood managementservices and working withpartners to make sure we havea real strong focus onimproving the lives of peoplein neighbourhoods. There areaction plans within the city tomake a difference and there areexciting times. I think we canmake a real difference topeople’s lives.

What are your interestsoutside of work?I’ve got five kids between theages of 16 and 23. They’reobviously a big part of my life,although sometimes I feel likea bit of a walking speed bank!Football is one of my majorpassions and I’ve beencoaching a local football teamfor the last five years. It’s niceto think I’ve had an impressionon their lives. My other passionis holidays and I’m lookingforward to heading off to theAlgarve with my wife soon.

I’ve promised my teenage son that I would redecoratehis room for doing really well in his exams, but he hasno idea how he wants the room to look and I haven’teither! Can you give us some suggestions?

I would recommend that you first divide the room intoseparate areas as getting the plan right is essential.Teenage rooms work well divided into three separatesections for different lifestyle needs. The first areashould be for sleeping so, if the space is available, I would advise investing in a double bed. The next areacould be a study section, and the third section can thenbe an area for relaxing, perhaps with room for books, aTV and games consoles. For this area, it’s important thatyou have enough plug sockets to avoid trailing extensionleads, which can be dangerous. For the colour scheme I would choose bold and striking tones and, if you arelooking at wallpapering, Harlequin has a great barcodeeffect paper that would suit all ages.

When Debbie Taylor,director of Whitegates’ WaltonVale branch and the auctionsbusiness, joins me for lunchwe’re both spoilt for choice.Head chef Dave, rememberedby restaurant-goers from histime at L’Alouette, is certainlystill on form and Debbiechooses The Orchard ducksalad, served with a poachedegg, while I opt for the vegetableand stilton pancake, whichcomes in a rich cheese sauce.

Whitegates Auctions has beengoing from strength to strengthsince its inception just over 12months ago and the new venueis expected to make the businesseven more of a success. Based atthe Walton Vale branch of theWhitegates franchise, Debbieand her team bring a combinedwealth of experience, coveringsales and lets to the board acrossAnfield, Fazakerley, WaltonVale, Bootle, Aintree, Seaforthand Kirkdale. An accomplishedbusinesswoman, property is arelatively recent avenue forDebbie: “I was alwaysinterested in property and havebeen building up my ownproperty portfolio since myearly twenties. I’ve always runmy own businesses in a number

of industries, but I really gotinto estate agency about fiveyears ago – and that’s becomemy passion. Our branch is amarket leader; we have strongcompetitors in the city centre,but we’re aiming high.” AnARLA and NAEA registeredfirm, Debbie is also a qualifieddomestic energy assessor, ableto provide vital information tovendors and buyers on theirproperties.

At The Orchard, the newmenu and set-up has also made-over a recipe for success into anideal business meeting-place,with two courses from therestaurant’ express lunch menuoffered for £10.95. Withdesserts including Pimms jelly,set with summer fruits, andEnglish strawberry tarts, TheOrchard lives up to its nameform fruity and traditional fare.

At Whitegates Auctions,plans are already underway forthe next lots of sales under thehammer on 17 September, at1pm. Interest is running high,and the Whitegates team iscurrently taking instructionsfrom vendors on the residentiallots on offer.

Magners comedy nights arefast becoming a staple of the

entertainment at The Orchard,as are acoustic nights, in theold spice mill on BlundellStreet. If Forno on Duke Street willbe one of the eateries engagingin the Liverpool Food andDrink Festival in Septemberand for traditional Italiancuisine the city’s diners needlook no further. The popularcity centre venue meets therequirements of a genuine tasteof Italy and warrants itsburgeoning reputation. Withno disrespect to the youngBritish wait-on staff that arethe bedrock of the restaurantindustry, I always find itpromising to encounterexperienced Italian service, ifnothing else but to add a senseof authenticity to the occasion.The staff at Il Forno do notdisappoint and are happy toelaborate on the extensivemenu and advise on thecarefully crafted wine list. Toaccompany the feast to followwe selected a DomaineMontrose Cabarnet Syrah, asoft fruity red from theLanguedoc region of France.Like the starters this did notdisappoint. I chose the penneall’arrabbiata – a spicy dish ofpenne with tomatoes, garlic,chilli, basil and olive oil withthe optional and most welcomeaccompaniment of Italiansausage. My partner selected

from the weekly specials menuwith a choice of aubergine andmozzarella layered in tomatosauce. Both dishes were craftedwith simplicity and flavourand made for handsomeportions as we absorbed ourinviting surroundings. Thesubtle blend of interior stylesin Il Forno are reminiscent ofthe designs of Charles RennieMackintosh, with a delightfulcacophony of fun andsophistication so fitting for anItalian venue. The display ofproduce as you enter puts youin mind of a west Londondelicatessen and serves as areminder of the freshingredients on offer. Themixture of seatingarrangements lends itself to anarray of occasions, with thecurved seating area around thegiant sculptured head stonepizza oven a charming focalpoint. My choice of maincourse was entrecote di manzoalla griglia, a grilled sirloinsteak in a balsamic dressinggarnished with rocket andparmesan shavings and servedwith chunky Il Forno fries.This dish leant itself to moresubtle tones, offering contrastwith the pasta dish. Mypartner again selected from the

appetising choice of specialswith creamy risotto withasparagus and porcinimushrooms and once more thepolicy of carefully selecting thefreshest ingredients was inevidence with this tastyhelping. With little room tomanoeuvre, we were eventuallyenticed to the desert menu bythe attentive staff, safe in theknowledge that our genuineItalian experience would beincomplete without sampling arich Italian sweet. I opted forthe vanilla ice cream withchocolate shavings and Bailey’sIrish Cream, a bold and lavishindulgence, while my partnerenjoyed the Macedonia difrutta, a generous salad ofseasonal fresh fruit. Nowbordering on the hedonistic,we could not resist a sample ofIl Forno’s extensive cocktailmenu, with the Bellini andRossini proving deliciousaccompaniments to desert. Thejoyous atmosphere andcomprehensive offering that’sbeen created at the DukeStreet venue simply leaves youseeking more of the same. The filmis set in an alternate reality inwhich lying doesn’t exist. Withevery spoken word assumed astruth, this offers Gervais’scharacter Mark the edge over

everyone else as he lies his wayto fame and fortune. Theromantic twist, which is usuallytreated with care in Gervais’sproductions, is that he is notable to lie his way into the heartof the woman he loves.
