Santander:During 2011, the number of mortgageproducts available in the market hasincreased in the residential mortgage market.This trend will increase into 2012, with morelenders promising to enter the market such asSantander.

The Leeds Building Society: The Leeds Building Society has launched afee assisted two-year fixed rate buy-to-let dealavailable from 5.14 per cent. The productoffers a free standard valuation up to £335and free in-house legal services for standardre-mortgages. There is no completion fee anda booking fee of only £199. In addition, 10 percent capital repayments are allowed each yearwithout penalty and there is no higherlending charge.

David Roberts,of RobinsonsCharteredFinancialPlanners, said:“On theresidential side,we are nowseeing morelenders such asNationwideprepared to lendup to 90 per centand I see this as acontinuing trendinto 2012. In

2012 landlords may look at growing theirportfolios as the rental sector is seeing increasingdemands from tenants. Lenders have launchedfee assisted buy-to-let deals launchingcompetitive products including fee assistedproducts for those who may require help withupfront costs. These products would help thefirst-time landlord as well as the professionallandlord wishing to add to their portfolio.”

A Family Matter –Helping a disabled son

Our son is disabled, and we would like to buy a property forhim and his partner. My husband and I are in our 60’s. Wehave paid off our own mortgage and have built up savingsover the years and are both on good pensions, so we wouldbe able to purchase a small house outright. We want to putthis house in our own names and then charge our son a smallrent – what do you think of this plan?

I think you may need to rethink your strategy, as it has anumber of tax pitfalls. Firstly any rent you receive fromyour son will be taxable onto you and your husband, asbuy-to-let income. Secondly if the house is in your and yourhusband’s name it will be classified as an investmentproperty. What this means is that if the house is sold it willbe liable to Capital Gains Tax (CGT) on any increase in itsvalue. Finally the value of the house will remain in your ownnames and therefore be subject to Inheritance Tax (IHT),which may mean a 40% tax charge upon your deaths.

There are probably a number of better options forachieving your aims. The first may be an outright cash giftto your son to allow him to purchase the house in his ownname. This, as long as the gift is documented properly andis ‘without strings’, and assuming that your son continuesto live in the house as his main residence should solve theCGT and IHT issues. The main downside to this plan is thatan absolute gift of the money to allow the purchase of ahouse, may affect your son’s state disability benefits.

Another option would be to set up a trust for your son,controlled by trustees, who could be yourself and yourhusband plus others. As long as this is done correctly, itcould give your son the right to live in the house during hislifetime. The ultimate beneficiaries of the trust could be hispartner and/or children, or indeed other family members,but for the gift to be effective for IHT purposes this mustnot include you or your husband. Principle PrivateResidence relief from CGT would apply upon the sale of thehouse, as long as it had remained the main residence ofone of the beneficiaries of the trust (your son). This type ofplanning would certainly involve more detailed advice and,to be effective, professional assistance.

The area covered by TheCommercial District BID runsfrom The Strand to Pall Mall,Leeds Street through North JohnStreet to James Street and LordStreet. The Commercial DistrictPartnership will invest £3 millionover the next five years intoimproving the look, quality and

feel of the area whilst boostingtrading opportunities forbusinesses of all shapes and sizesoperating within it.

We used to live down by theMatchworks and we movedhere so we could be nearerto both sets of parents. Ourfour-year-old boy also startedschool at St Austin, which is justaround the corner, so we wantedto be near. I’ve always lived inthis area and I wanted him to goto the school I went to.

We’ve rented out ourproperty and we’rerenting this property sowe could move into thearea because thehouses are so expensive.One person owns all of thestreet, and they’re allupstairs anddownstairs. It’sbeen quite anexperience to rentand be a landlord,when I went touniversity I livedat home and Ibought a housenearly straightaway so I had neverrented before.

The house hasmany of theoriginal featuressuch as thepelmets. The lady wholived here before was herefor a long time, so the placebadly needed remodernising- she had pink walls withpurple carpets and orangelino in the kitchen.Although many landlordsdon’t like you changing thedecor, our landlord allowed usto paint everything, carpetthe floors, tile the bathroomand remodel the kitchen.

Ikea is my favourite shop forfurniture and is where all thebedroom furniture is from. Iquite like Next homewares aswell. The rocking chair is afamily heirloom, it belonged tomy dad’s grandmother; wereupholstered it but it’s alwaysbeen well looked after. On thewalls, we have a cross, whichcomes from St Patrick’sCathedral in New York, the

Turkish eye, whichis meant to bring

good luck and Iwill behanging thepictures of thechildren as

well.

We have the wooden floors in the front room andkitchen because everything is on one level so Ithought it might be better to differentiate the rooms.We toyed with the idea of getting Cars-themed carpet but

then the minute we get the carpet the boys wouldoutgrow it. So we’re keeping it neutral and

changing the theme through the beddingand the pictures according to whatthey like.

We’re hoping to stayhere for a long time.Our old house was a newbuild so it was all open

plan but I like thatseparateness torooms, which this

apartment has. Thekids love the new homeand like being nearer totheir nanas, and beingable to walk everywhere.

You’re playing the Philharmonic Hall at theend of December, Ken Dodd’s MerryChristmas Laughter Show, which you’vebeen doing for a long time. Tell us a littlemore. I've done the Philharmonic show everyyear for the past 20 years. We're going to havethe Diddy Men and elves, goblins, amagnificent magician and show girls, and ofcourse me. We've also got two lads from northWales who are doing some wonderful operaticarias. I do it because it makes people laugh andit brings in the New Year with a smile on theirface. I love playing Merseyside it has the bestaudience in the world. Liverpool is myhometown and there's nowhere I would ratherplay at Christmas - like they say, you go homefor Christmas. You recently had lunch with the Queenwhen she visited Liverpool, did you tell anyjokes? I met the Queen when she was here andhad lunch with her. I got to shake her hand butof course I couldn't tell her any jokes, she's theQueen! I also met Prince Phillip and he wasvery impressed that I had joined the GrandOrder of Water Rats (a fraternal organisation)because he's a member too, so we were having alaugh about the shows the order puts on. What is your secret in staying in show

business for so long? I'm still stage-struck! Ilove working in show business and slaving overhot audiences. At Christmas, most theatres havepantos so they don't do variety shows but thePhilharmonic is open for orchestras and music,so we have the show girls and Diddy Men. How did you get into comedy? I got intocomedy to make young ladies laugh. I servedmy apprenticeship all over Merseyside doingafter dinner shows; Merseyside is the bestaudience because they encourage talent. I tellpeople you have to be a comedian to live here!You were recently added to Blackpool’sown Walk of Fame, the Comedy Carpet. Tellus a little more. This is Blackpool’s latestattraction. Blackpool is the show businesscapital of the world, there are probably moretheatres there than anywhere else. My favouriteis The Grande, which is the most beautifultheatre I know. The Comedy Carpet is this‘carpet’ of granite and they've added comedian’snames and their catchphrases. So, mine is ‘howtickled I am!’ and it can never be rubbed off.What are your plans for the next year? I'm agigster so I'll be travelling all over Britain in thenext year doing the Happiness Tour. I made avow to play every live theatre in Britain andsince there’s new ones opening up all the timethere's always plenty of work, so the HappinessTour is never ending.
