OVERVIEW

The “Restaurace Přehrada” (“dam” restaurant) is located on a prime spot directly on the lake of Vranov nad Dyjí. With its 515 m2, it was completely renovated between 1997 and 1998 according to Western standards. Today it offers space for up to 250 guests, and additionally accommodates spaces for nice cream stands, beverage stands as well as Greek Gyros stands, all directly on the lake promenade.

Besides a spacious restaurant interior (for up to 80 places) with a regulars’ table and separate meeting room (around 30 places), the Restaurace Přehrada further hosts tables on the promenade-facing terrace (around 70 places), as well as the sea-facing terrace (around 70 places).

The kitchen, cooling rooms and storage rooms where refitted with latest technology and standards. The kitchen itself was fully imported from Germany. Restrooms are clean and well taken care of. The property has its own water supply thanks to a well, in addition to a wastewater system.

The office, which also controls the interiors music system, has a direct access to the restaurant. The tenant apartment, as well as the guest rooms and personnel rooms are accessible via a separate entrance.

The predestinated location of the property, as well as the planned infrastructure measures on the lake (resuming of the shipping traffic, extension of the leisure facilities, construction of a hotel, etc) and appropriate advertising and marketing measures, offer a promising investment opportunity.

LOCATION

By car, the journey to Vranov nad Dyjí takes around 200 km from Prague, 90 km from Brno, 260 km from Ostrava, 190 km from Bratislava, 100 km from Vienna, and around 380 km from Budapest. The closest airports are Brno, Bratislava or Vienna.

HISTORY

The existence of the restaurant dates back to the very time when the dam of Vranov was constructed - the largest water reservoir on the Thaya river. The dam (292 m wide and 60 m high) was a Swiss project and lasted from 1930 to 1933. At that time, it was the largest dam in the Czech Republic with an overall length of the lake of over 30 km, reaching up to Podhradí nad Dyjí.

The Restaurace Přehrada was the first restaurant on the Vranov dam. During the period of construction, the restaurant thus served as a favorite location for the workers, and later as a base for the sailing club.

Due to its solid building foundation, its unique location on the lake, the equipment and fitting according to Western standards, the exquisite hygenic facilities, as well as the modern and authentic interiors, the Restaurace Přehrada outbeats any other gastronomic business on the promenade.

The restaurant business is tailored to a full-day operation, i.e. for breakfast and brunch, lunch, as well as dinner. In the summer season of 2017, a full-day use for a total of 120 days is planned. With the planned infrastructure measures, especially the boat traffic, a dramatic increase in tourism is expected. Within 3-4 years, a yearly use of 200 days is estimated.

Based on this information, the turnover development can well be calculated, and thus the resulting yield.

With the acknowledgement of the future development of the tourism industry, as well as the assumption of the application of proper marketing and advertising, the following turnover can be expected.

The extension and renovation of the attic to house more guest rooms and renting them out, can additionally enhance the turnover potential.
