LOCATION

DESCRIPTION / ACCESS
The northern portion of the site is undeveloped and grass covered. The southern portion is surfaced and previously used by the council for open storage.
The main access to the site is provided off the dual carriageway Dargan Road and there is an additional access from Dargan Crescent via a Right of Way over Council land.

LEASE TERMS
The site is available by way of a 125 year lease from Belfast City Council subject to an annual rent reviewable every 5 years. The prospective tenant will firstly be required to complete an Agreement for Lease followed by a Licence to develop the site and the lease will be granted on completion of the works. A copy of the Heads of Terms are available from the agent. The Council will not impose unreasonable restrictions on use or alienation and there are currently no service charges.

Offers are invited in the region of £30,000 per acre.
PLANNING
The site is currently zoned within the Belfast Harbour area in Belfast Metropolitan Area Plan as “existing employment” and is within a mixed use area comprising industry, warehousing, offices and restaurants.
Council approval of the proposed use will be required.
GROUND CONDITION
The Dargan Road is a former landfill site and prospective tenants must satisfy themselves as to the ground conditions and suitability for development. A licence may be granted to facilitate ground investiga-tions. Prospective tenants should also be aware that some areas of the estate can be subject to seepage of landfill gas and it may be necessary to incorporate adequate gas control measures in the design of the proposed development. The Council will need to be satisfied that these issues have been properly addressed.
