THE STORYThe owners of this property made the difficult decision to sell this property over rebuilding. All

factors were considered given their personal scenario, and the owners came to the realisation that for them, the best way was to sell and start afresh and move on with their lives.

Concerns of ProfiteeringWith the additional costs of specialist demolition on top of the standard charges and also

mediation of the site, there is unlikely to be extra value gained given the situation.

DemolitionFixed quotes for demolition have been challenging to source, with potential hidden costs for removal of contaminated soil. For a standard demolition, pricing generally only requires waste removal, however with asbestos & loose asbestos filled homes these demolitions may require

further steps for separation of matter. The owners have found that working to a budget impossible, without easily accessible fixed quotes.

Sell now or wait?Some owners are holding off to see what the Government announces as far as a support package for Mr Fluffy home owners. The owners of this home chose to get in first, with

concerns that when (and if) a compensation package is announced there will be an influx of Mr Fluffy properties on the market. The move and timing was made clearer for these owners,

as another home suitable to their needs was secured.

DisclosureDuring each inspection throughout the campaign, every group visiting the site or

enquiring about the property was made fully aware that this home was a Mr Fluffy, and provided with all information necessary to make a decision on whether or not they were willing

to access the property.

Did we have hesitations selling a Mr Fluffy home?As this is a very sensitive situation for most Mr Fluffy owners, we were very mindful of

marketing what is considered in most cases a ‘knockdown’, demolishing homes that in most cases hold years of personal memories.

Of particular interest this month, two Mr Fluffy Loose Fill Asbestos homes were successfully marketed and sold through our office, one by Private Treaty - the other by Auction. As you can imagine, the media took a keen interest in these cases with interviews taking place with all three parties buyer, seller and agent. Other agencies have also been looking on with keen interest at the success of these campaigns keen to pass on any relevant information to other interested members of the community. If you are a seller considering your options the sell your Mr Fluffy home, it is important to speak to an agency who has had experience with marketing these homes and also one willing to provide you with all the options available so you can make an informed decision whether or not to sell or stay.
