The peak Spring selling season has certainly provided reasons for both buyers and sellers to be excited. From a buyer’s perspective, there is an increased number of sales listings in all areas. Across the Canberra & Queanbeyan region sales listings are currently just short of 3,000. Sellers have also been buoyed by increased attendances at open homes and higher bidder registrations at auctions.
Most encouraging and a very positive sign of buyer confidence, despite the increase in stock levels we are able to report that over 20% of our available listings are under offer pending exchange of contracts. Key factors contributing to the increased buyer confidence appear to be low interest rates, improved Government sector confidence and demand due to seasonal population movements. There is also the traditional rush of buyers wanting to be settled in their new homes by Christmas resulting in lower days on market.
There is particular demand for mid-range family homes and entry level properties. Low interest rates are providing an excellent inducements for buyers to enter the market. Some excellent individual results have been achieved showing that quality marketing by a full service agency can yield excellent results for vendor clients. With increased confidence and stable market conditions there is an excellent opportunity for people wanting to make a move in 2015 to act now.
