Welcome to the July edition.

The last four weeks has transitioned us into the typically quieter months of winter in Canberra, with purchasers’ unwillingness to venture out in the cold to look through homes either too early or late. In saying this, our scheduled open homes have been extremely successful, with no shortage of buyers embracing the cold days and inspecting our available homes.

Stock levels have been the factor that has experienced the most dramatic change, falling for the third consecutive month, this month by a further 11.2%. This however is by no means a negative for home sellers, with limited stock and plenty of buyers still in the market, fueled by healthy interest rates and the additional Mr Fluffy home owners looking to relocate.

With this all in mind, it is important to take stock of how close we are to the approaching Spring/Summer selling season. Although conditions are very positive for a sale now, if you are planning to market a property towards the Spring, in actual weeks (factoring in both the planning of a campaign and the average days homes are taking to sell), it may be a good time to think about initial preparations. HOW TO PICK A WINNING RENTAL PROPERTY

• Think twice about buying in a market you are unfamiliar with.• Look in areas where capital growth is expected.• Have an experienced property manager provide you with a rental appraisal

prior to committing to a property.• Look in areas where the rental income is high compared to the property

value.• Research changes to the local area that may affect pricing such as future

development (good or bad).• Look for properties which have low maintenance common areas and garden

HOW TO ATTRACT THE BEST QUALITY TENANT • Engage an experienced property manager to work on your behalf with

access to the Australian tenancy database (PICA). Which is a national tenancy default database.

• Professionallly produced photography is essential. • Make sure the property is in good condition with no outstanding repairs.• Most tenants are looking for a property which is low maintenance, the

less work they are required to do the better.• The property has adequate heating and cooling.• More and more tenants are being energy conscious, so keep in mind to

install quality windows furnishings.• Consider fresh paint and carpet.• Simple cosmetic changes such as tapware, light fittings and door handles

will help modernise an older property and attract a higher number of inspections.

MAKE SURE YOU ARE COMPLETELY INSURED

As a landlord while you don’t need to pay for personal home contents insurance, you will need to organise building and public liability insurance. If you buy a unit, building insurance could be covered under your strata premium. (Check this with your Body Corporate age . This protects you if your tenant maliciously damages the property or chooses to stop paying rent. Reminder: Most relatable expenses to your rental property may be tax deductible (including agent’s fees).

THE BUDGETWHAT CHANGES CAN AFFECT THE RESIDENTIAL MARKET IN CANBERRA?

• Residential rates will be increasing by an average of 9 per cent per house hold or approximately $150pa.

• The Act Government will also be making significant changes to land tax. Unit and apartment owners will be the worst hit with a significant increase, however those with a unimproved land value over $350,000 will receive a reduction in land tax.

• There will also be further cuts in stamp duty. For example, the buyer of a $500,000 home will save approximately $5900 compared with those purchased in 2012-13.

• The First Home Owners Grant to be phased down from $12,500 to $7000.
