    Arabellasgolf coursekeeps raking inawards

    The Arabella Golf Course in

    Kleinmond has been named

    among South Africas top three

    golf courses by the independent

    international golfing website

    Top 100 Golf Courses.

    The websites mission is to con-

    nect passionate golfers with the

    worlds greatest golf clubs.

    Last month the course was once

    again ranked as one of South Afri-

    cas Top 5 courses and Number 1 in

    the Western Cape in South African

    Golf Digests biennial andmuch an-

    ticipated list of the countrys best

    golf courses.

    Thegolf course ispartof the5-star

    Arabella Hotel and Spa (which

    forms part of the luxury African

    PrideHotels collection) andhas just

    undergone a R10 million upgrade

    that includes a redesign of 7 holes,

    and the installation of a state of the

    art irrigation system.

    Arabella Golf Course has moved

    How to leave your property for its

    new owners andwhat stays behind

    Moving out of your property is

    hard work, not to mention

    stressful.Therearea thousand

    andonearrangements tomake

    and things seldom go accord-

    ing to plan.

    When you find the property

    youaremoving into isnt in the

    condition you expected it, you

    have a sense-of-humour fail-

    ure. If only your seller had

    handed over their property to

    you in the same condition

    youd left yours...

    This is a problem often en-

    countered, and it takes away

    the pleasure and excitement a

    buyer should experience

    when they move into their

    new home.

    So justwhatareyourobligationsasaseller?

    Simplyput, thepropertymust behandedover

    in the condition the purchaser viewed it at

    the time of purchase, or better.

    That means the house needs to be cleaned,

    the garden neat with cut grass and a clean

    pool. The oven should be cleaned, and the

    bathrooms just as youd expect to find them

    if you moved into a house. Its really not cool

    to expect someone to bath in your grime.

    If somethingbrokeorgotdamagedsince the

    sale was concluded, it needs to be fixed. Your

    purchaser isexpecting toreceive theproperty

    he paid for, with its fixtures and fittings, in

    good working order. Imagine you buy a sec-

    ond-hand car and the windscreen has a crack

    across it that wasnt there when you signed

    for it.

    What may you remove from the property?

    Anything that is fixed to the property stays,

    unless its been specifically excluded like a

    DSTV dish.

    A double garage door will

    havetworemotesoneforeach

    car. The keys all the keys,

    need tobehandedover. If there

    is a built-in bar then it stays,

    as well as the bar stools (there

    is case law on this), unless the

    stools have been excluded in

    the contract. Pool cleaning

    equipment stays (and swap the

    newKreepywith the old one in

    the garage). The municipal

    rubbish bin also stayswith the

    property.

    Whathappensif theproperty

    wasrentedout, and the tenants

    dont leave the property in the

    condition it should be. Unfor-

    tunately, theseller isresponsi-

    ble to rectify these issues. As the landlord, he

    will have recourse to recover these costs from

    the tenant, but in the interim the seller needs

    to make good the property for the purchaser

    to take occupation.

    Oh, and by the way, its not OK to leave the

    junk you dont want. Its unbelievable what

    we see as agents sometimes. All the old junk

    just left there for the buyer to deal with. And

    rubbish too.

    Carpets should be professionally cleaned.

    Its not a law (unless its in the lease or sale

    agreement), but its goodetiquette.Especially

    if youve had pets.When pets leave a property

    the fleas hatch. Thats not OK if youre just

    moving in.

    In short ask yourself: if I was moving into

    this property, what would I expect? Moving

    into your new home is a thrilling experience.

    Keepyourhomecosywithoutbreaking thebank

    During the colder months households

    generally tend to use a lot more energy

    and resources trying to stay warm and

    there are often associated costs.

    Whether homeowners are hoping to ease

    some of their impact on the environment

    or just want to save some money, there are

    ways that they can reduce their energy us-

    age while still keeping the elements at bay,

    says Adrian Goslett, chief executive officer

    of RE/MAX of Southern Africa.

    He notes that, essentially, saving on ener-

    gymeans cuttingdownonelectricityusage.

    Findingwaysofconservingelectricitywill

    lower the winter monthly expenses. This

    mayrequirean initialmarginal investment

    on the homeowners part in improving the

    homes energy efficiency, however the fi-

    nancialbenefitswill faroutweightheinitial

    cost in the long-term.

    Goslett provides homeowners with the

    following energy-saving tips:

    Make sure your home is properly

    insulated

    If homeowners are spending money to

    warm up their homes, the last thing they

    need is for the heat to be able to escape and

    be wasted. While windows that dont close

    properly are a problem that should be ad-

    dressed (because warm air rises) a large

    portion of the heat escapes through the ceil-

    ing. About 50% to 80% of the homes heat

    will dissipate through a poorly insulated

    ceiling. Proper insulation in the ceiling can

    reduce heat loss to just 3%, says Goslett.

    He notes that ceiling insulation should be

    the only insulation required considering

    our South African climate; however it is

    still vital to check whether there are other

    areas in the home that may require some

    attention.

    Use the sun

    The sun is a great source of

    free heat and should be the pri-

    mary focus of temperature con-

    trol in the home throughout the

    year.

    Goslett says that just keeping

    curtainsopenduringthedaycan

    bring a lot of heat into the home

    and thebestpart is that it doesnt

    cost a cent. He notes that closing

    the curtains or blinds when the

    sun goes downwill help keep the

    heat inside and maintain the

    warmth.

    Geyser regulation

    There is nothing better than a

    hot shower or bath during win-

    ter, but the geyser is themost en-

    ergy-hungry appliance in a

    home. The geyser is responsible

    for around 40% of a homes

    monthly electricity usage.

    Goslett says a simple but high-

    ly effective way of saving on

    costs is by turning the geyser off

    during the day when it is not

    needed. The geyser can be

    switched on for certain hours

    eachday toallow for it tobeheat-

    ed when necessary. Adding a

    geyser blanket will also help the

    geyser to retain the heat of the

    water for far longer so less heat-

    ing timeisrequired,headvises.

    If thehomeowner is prepared

    to invest in an automated thermostat, this

    could also reduce costs by digitally regulat-

    ing the temperature and controlling how

    long the geyser stays on for.

    He adds that alternative methods of heat-

    ingwater canbe explored suchas the instal-

    lation of solar panelling again

    thismaymeanan initial outlay,

    butwill save a lot ofmoney over

    time.

    Only heat the rooms in use

    According to Goslett a lot of

    energy iswastedonheatingare-

    as in the home that are not in

    use, such as guest rooms.

    Closedoors to rooms thatare

    not in use and redirect the heat

    and the flowof air to the regions

    of the home that require it. It is

    farquickerandeasier toheatup

    asmaller space, soenergyusage

    can be vastly reduced by focus-

    ing the heat in specific rooms,

    says Goslett.

    Add an extra layer

    Possibly the easiest way to

    stay warm without adding any

    expense or energy usage is by

    adding an extra layer of cloth-

    ing. Goslett says that instead of

    pulling out the heater or adjust-

    ing the homes heating,whynot

    put on a cosy winter jersey and

    some winter socks.

    A rug will add insulation to

    the floor and colourful throw

    blankets on the couch will help

    keep homeowners warm while

    adding to their decor.

    Also consider investing in

    winter bedding such as flannel

    sheetsandawarmcomforter for

    the bed before opting for an electric blanket

    during these cold winter nights.

    Energy-efficient light bulbs

    Most homeowners may have already

    changed the light bulbs in their houses to

    compact fluorescent light bulbs (CFL) or

    light-emitting diodes (LED) light bulbs if

    not then now is time to do it.

    Either of these options can reduce costs

    as they use at least 75% less energy than

    the traditional incandescent bulb and can

    last a lot longer.

    Certainenergy-efficient lightbulbshave

    beenknownto last as longas 35 times longer

    than a regular bulb. This will help home-

    owners save on energy costs as well as the

    costs of replacing bulbs more frequently.

    He notes that while the energy-efficient

    bulbs omit the same amount of light as a

    regular bulb, they use less wattage to do so,

    whichmeans theydont get hot and can stay

    on for longer periods.

    For this reason, they are particularly ef-

    fective in area where lights are kept on for

    longer than three hours. Creating less heat

    also means that energy efficient bulbs re-

    duce the household pollutant output in the

    environment.

    Add moisture to the air

    During the winter months the air inside

    a home can often become dry.

    Goslett says that moist air not only feels

    warmer but also retains heat far better as

    well. Adding a humidifier to a room can

    help the occupants feel warmer and more

    comfortable during the colder months. A

    collection of house plants is also another

    way of increasing a homes humidity, with-

    out using any energy at all.

    The rising cost of electricity and world-

    wide depletion of resources hasmademany

    more homeowners conscience of energy

    efficiency.

    Goslett concludes that following these en-

    ergy-saving tips can assist homeowners to

    curb their monthly winter costs while also

    partially eliminating their homes impact

    on the environment.

    Supply, not demand is Stellenboschs biggest property sales challenge

    ThenumberofpropertiessoldinStel-

    lenbosch in the first five months of

    this year is only half of that sold for

    the same period in 2013, but the

    problem is a lackof stock rather than

    buyers.

    This is according to Chris Cilliers,

    principal of LewGeffen Sothebys In-

    ternational Realty in the Winelands,

    who says agents in the town are bat-

    tling to source enough stock to serv-

    ice the current demand.

    AccordingtoWesternCapeproper-

    ty sales aggregation website, Prop-

    stats, property valued at around

    R27million has changed hands in

    Stellenbosch proper since the begin-

    ning of the year. This excludes sales

    in the rural surrounds.

    In the same period last year, sales

    to thevalue of someR50millionwere

    concluded.

    Theaverageprice of theproperties

    sold has increased toR1,47million in

    thefirst fivemonthsofthisyear, from

    R1,35million for the same period in

    2013.

    While some properties have sold

    for around R20 000 per square metre

    (which is on a par with several Cape

    Townsuburbs)manypropertieshave

    sold for considerably less and the

    town still provides great value for in-

    vestors, says Cilliers.

    Lew Geffen, chairman of Lew Gef-

    fen Sothebys International Realty,

    says Stellenbosch is an excellent in-

    vestment location largely because of

    Stellenbosch University.

    There are more than 25 000 stu-

    dents inthisonesmall town,andonly

    a fraction of them get bunks in resi-

    dence. The rest have to find private

    accommodation, more than 95% of

    whichisrentedaccommodationrath-

    erthanparentsbuyingapartmentsas

    many tend to do in Cape Town.

    Parents often buy flats in close

    proximity to the University of Cape

    Town because they use them as holi-

    dayhomeswhen their children grad-

    uate, or theyplan tokeep them for re-

    tirement.

    The demographic is a little differ-

    ent inStellenbosch,whichmeans its

    an investors dream, says Geffen.

    Cilliers says in Stellenbosch one

    can buy a bachelor or small one-bed-

    room flat that can accommodate two

    students, for R450 000 and upwards.

    Bigger two or three-bedroom flats

    will sell for around R1million to

    R1,5 million, depending on their con-

    dition and proximity to the campus.

    Walking distance is, of course, prime

    investor real estate.

    The rentalmarket for luxuryhous-

    es is also exceptional in the town, be-

    cause several international corpora-

    tions are headquartered there.

    Most big multinationals rent

    propertiesfortheirinternationalsen-

    ior executives, who spend anything

    fromafewmonthstoacoupleofyears

    in South Africa at any one time.

    Itmeans theres a continually cir-

    culating, healthy-sized pool of inter-

    national clients needing secure, up-

    market accommodation.

    Our biggest problem in Stellen-

    bosch at the moment is a lack of sale

    stock, says Cilliers.

    Wed like to see the market far

    more fluid than it is now.

    The 2014 edition of Ford South

    Africas action-packed Ranger

    Odyssey is set to continue from

    where last years epic cross-con-

    tinent adventure left off.

    This years competition is nowof-

    ficially open to the public, and will

    see 20 brave contestants embarking

    onthetripofa lifetime.Afterarigor-

    ous selection process, the top con-

    tenders will be chosen to tackle the

    extreme challenge of Kaokoland in

    northern Namibia in a fleet of

    mighty Ford Rangers during Sep-

    tember.

    The Ranger Odyssey gives con-

    testants the chance to experience

    the adventure of a lifetime, ex-

    plains Ford Marketing Manager

    Gavin Golightly. The Ranger is

    built Ford tough, and through this

    competitionwe aim to bring togeth-

    er a group of ordinary people with

    an adventurous spirit to experience

    the best Africa has to offer.

    Lastyear, 10 finalists experienced

    a truly life-changing 22-day trip en-

    compassing six countries and 8 000

    km through rugged Africa. They

    pushed themselves and the vehicles

    to the limit as they experienced the

    majesty of Mount Kilimanjaro and

    theMaasai people ofKenya, the awe

    inspiring Ngorongoro Crater with

    its abundant wildlife, and Baga-

    moyo, Tanzania, the source of East

    Africas slave trade.

    This was followed by the beauty

    of Zambia, the breath-taking Mak-

    gadikgadi Pans and Northern Tuli

    Game Reserve in Botswana, along

    with the far northern stretches of

    the Kruger National Park and

    southern Mozambique before re-

    turning to South Africa.

    Although only one personwalked

    away as overall winner for the 2013

    event, each one of the contestants

    emerged with new-found self-re-

    spect, inspiration and the desire to

    explore more of the great African

    continent. That the mighty Ford

    Ranger was the hero of the Odyssey

    was, of course, beyond dispute.

    However, long before the 2014 fi-

    nalists head off to the far north of

    Namibia, the process kicks off with

    a call to action in July duringwhich

    aspirant adventurers are invited to

    submitanonlineentryviatheRang-

    er Odyssey website (www.rangero-

    dyssey.com). The campaign is sup-

    ported by adverts on radio and tele-

    vision, as well as in print and social

    media. Entries close on 20 July.

    Once the entry has been regis-

    tered on the website, the applicants

    will beasked tovisit their localFord

    dealership and take a selfie with

    the Odyssey-edition Ford Ranger

    and post it on the website to qualify

    to be selected as part of the final 20.

    Ford South Africa has produced

    120 Special Edition Odyssey Rang-

    ers at its Silverton Assembly Plant

    in Pretoria for distribution to the

    dealer network in the build-up to

    this high-profile competition.

    Although the distinctive Odyssey

    Rangersareexpectedtoattractplen-

    ty of attention on Ford showroom

    floors across the country, the candi-

    dates will be hoping that they at-

    tract the attention of the selection

    panel andare among the 40whowill

    be chosen to attend the Ranger Od-

    yssey Boot Camp from 22 to 24 Au-

    gust.

    This intensive training and as-

    sessment session takes place over

    three days at De Rust Outdoor near

    Hartbeespoort Dam, home to Fords

    official off-road driving academy.

    All of the candidates will be trained

    and evaluated on the essential as-

    pects of 4x4 driving, navigation,

    team work, physical and mental

    stamina as well as camp craft.

    Ultimately just20contestantswill

    be chosen for themain event,which

    takesplace intheremoteKaokoland

    from 7 to 19 September.

    The roughly 2 500 km route en-

    compasses some of Namibias most

    spectacularandarduousterrain, in-

    cludingthenotoriousVanZylsPass

    and the famous Purros Loop, re-

    nowned for its desert elephants.

    Unlike last year where the con-

    testants competed on an individual

    basis, for the 2014 Ranger Odyssey

    they will be paired up in teams of

    two.

    The 10 teams will be evaluated

    and scored throughout the trip by

    the judges.

    Aside from it being a genuinely

    life-altering adventure, the contest-

    ants will also be vying for the main

    prize.

    Eachmemberofthewinningteam

    will get to drive an Odyssey Ranger

    for a year andwill receiveR5 000 for

    fuel per month.
