GENERAL NOTES

These notes cover the Architectural portion only. Any other specificationinformation required by any consultant or the builder, are to be obtained directly fromthe specific consultant, including, but not limited to Structural, Mechanical,Electrical, Fire Suppression, Geotechnical and Civil engineering (if applicable).Any specification information contained in this document covering other than theArchitectural portion is provided for your convenience only.

DIVISION 1 - GENERAL CONDITIONS AND REQUIREMENTS:

1. The work undertaken for this project will be completed in accordance with the British Columbia Building Code 2012 Edition, latest revisions, and the zoning and building bylaws of the place or location of the work. Obtain copies of the relative documents for your use and reference and keep on site for Contractors use and by Building Inspector and Consultants.

2. It is the responsibility of the Contractor or Owner to obtain and pay for all necessary building permits, and to assist or ensure that any sub-trades have the permits required by the local authority.

3. If not previously arranged for, the Owner or Contractor will engage and pay for a surveying firm to conduct a site survey to locate the property lines and to shoot topography of the site for the use of the contractor and the consultants. Use this survey as the basis by which to layout the building on the site. In the absence of a topographical survey, the layout of the building, including establishing floor elevations for the building and compliance to height restric- tions in the zoning bylaw, is the sole responsibility of the Contractor and/or owner. Preserve reference points and benchmarks for survey control points. Upon completion of foundations and major site work, prepare a certified survey plan.

4. If not under the direction of the Architect, the Owner and / or Contractor is to arrange for the design of the structural, mechanical and electrical portions of the project and the respective coordination of that design with the architectural portion of the work.

5. The form of agreement between the Owner and Contractor is entirely the responsibility of those two parties.

6. The following services will be provided at the site for the use of all trades, the Contractor and the Consultants:

a. potable water b. washroom facilities including temporary toilet c. electric power d. waste disposal containers and removal services e. fire protection in the form of 2, 5 pound ABC fire extinguishers f. first aid facilities and trained personnel to requirements of WCB g. hoarding and temporary heat as required by trades h. dewatering i. weather tight and or dust tight screens and enclosures

7. A geotechnical report is to be prepared for the site with copies sent to the Structural Engineer, the Architect, the Building Envelope Consultant (if applicable) and any other party requiring this information. A copy shall be kept on site for reference.

8. Prepare a construction schedule for the use and information of the Owner and Consultants. Update regularly, and at least monthly. Post a copy on site. Critical milestone or prescribed Field Reviews and inspections, which may be missed because of a lack of a schedule updating or adequate advance notification to the consultant, may result in work being removed for subsequent review at a cost to the Contractor or Sub-trade. Notify consultants of impending required field reviews in a timely manner so not as to impede project delivery schedule nor to miss field reviews required by the local authority or warranty provider such as to allow occupancy permits to be issued.

9. Ensure project cleanliness, and keep the site free of accumulation of waste products and debris. Remove daily. Do not allow burning on site of waste products and debris.

10. Maintain the temperature of a minimum of 10 degrees Celsius in all work areas unless indicated otherwise. Failure to do so may void the work or warrantees.

11. It is of utmost importance for the Contractor and Trades to familiarize themselves with all aspects of the work and to have a working knowledge of how the architectural, structural, mechanical, electrical and fire suppression components are integrated, and how different aspects of the work of these different disciplines affect each other. It is the sole responsibility of the general contractor to ensure this coordination is ongoing.

12. Provide samples, mock-ups, shop drawings, product data, diagrams, illustrations and brochures to the respective consultant in a timely manner for review and comment. Review drawings of all disciplines and read the respective sections of these and the specifications of other consultants to determine which shop drawings and mock-ups are required.

13. Workmanship shall be of the highest quality, executed by workers experienced and skilled in the respective duties for which they are employed.

14. When each phase of work is substantially complete, remove surplus materials and substantially clean the entire building and site.

15. Prior to takeover, demonstrate to the Owner and respective Consultant, the operation of each system, including instructions on operation, adjustment and maintenance procedures. Provide maintenance manuals.

DIVISION 2 - SITE WORK:

1. Clear the site of plant life and grass. Remove root systems of trees and shrubs. Protect any trees or shrubs to remain. Stockpile any topsoil or material to be reused later. Remove all debris from the site.

2. Identify any lines, datum's, or levels and protect. Identify and flag any known underground utilities.

3. Identify existing work to be removed or relocated and salvage material to be reused. Demolish any existing work required so as to accommodate the new work identified in these drawings. Co-ordination of this demolition with respect to structural, mechanical and electrical disciplines is the responsibility of the general contractor and / or owner. Excavate subsoil required to accommodate building foundations by digging or blasting as may be required. Protect adjacent properties. Remove any unustable or unsuitable material from the site. Stockpile material to be reused. Excavate to WCB standards.

4. Cut all trenches wide enough for utilities and to allow for inspection. Backfill trenches with materials to the satisfaction of the local authority or respective mechanical, electrical or civil engineering consultant. Compact as required.

5. Applicable geotechnical tests and analysis of materials to be in accordance with

mechanical, electrical or civil engineering consultant. Compact as required.

6. Provide positive drainage away from building to approval of local authority, Architect, Civil Engineer or others having jurisdiction, and as site conditions may dictate. Provide concrete or rock retaining walls (designed by others) as may be required.

7. Provide rigid perforated PVC pipe at the building perimeter, at the footing level and at other levels if so directed by Geotechnical Engineer and BEP. Pipe size to be minimum of 4" diameter. Set pipe in drain rock and provide water pervious, polyester filter cloth over the pipe. Mechanically join pipe ends. Cover pipe with minimum of 16" of graded drain rock to specifications of geo-technical engineer. Lay pipe to minimum gradient of 1%, and connect to collection pits, dry wells or storm drainage system.

8. Asphalt concrete paving to be to minimum standards of local authority, including: subgrade thickness and compaction, aggregates for binder and topping courses, primers, tack and seal coats. Install any extruded asphalt curbs to minimum 6-inch height at the edges of parking lots, and areas to receive hard or soft landscaping if shown on plans. Place binder course and surface course in separate lifts. Test compaction and record results. Slope asphalt to drains designed and located by Civil Engineering consultant.

9. Conform to BCSLA standards, and local requirements. Provide guy wires, fertilizer and weed control as required. Use nursery stock for new material. Provide two-year warranty on all planting material.

DIVISION 6 - CARPENTRY / WOOD AND PLASTIC:

1. Refer to structural drawings and specifications for glue laminated, rough sawn timber, timber-strand, or other structural beam and column members, including brackets and bearing conditions, when structural drawings are required.

2. Trusses to be engineered and sealed by a registered engineer licensed to practice in BC. Truss shop drawings are to be submitted to the architect for review.

3. See structural drawings and / or BCBC 2012 for specifics relating to stud materials, grades and spacing, thickness of plywood and other sheet material, nailing patterns, hold down clips, bracing and blocking and shear wall construction. Review location of solid blocking to support plywood edges in heavy snow load locations to prevent blocking of required air movement.

4. It is the responsibility of the Contractor to ensure that the interfaces of the structural components to architectural, mechanical and electrical components are identified and coordinated.

5. All lumber to be graded to NLGA - 91 or later. Moisture content not to exceed 19% for all lumber materials and not to exceed 15% for kiln dried joists. Consultant may take moisture tests. Plywood grading agency: CSA 0151-M1978. Wood treatment to CSA 080-M89.

6. Wood joists shall be species grade A - SPF No. 2 or better unless noted otherwise on structural drawings. Use No.1 where shown on structural drawings, and SPF No.2 grade or better, s4s or as otherwise shown on structural drawings. All material to be graded to NLGA standards and shall be stamped with a grade mark.

7. Wood studs for bearing walls and solid wood posts to be species Grade A SPF No.1 s4s and No. 2 or better as noted and located on structural drawings. Top and bottom plates to be No. 1 or No. 2 as indicated and located on structural drawings. All load-bearing walls to have double top plate unless noted otherwise. Openings in load-bearing walls are to have 2 ply 2x10 lintels, unless noted otherwise.

DIVISION 3 - CONCRETE - (NON-STRUCTURAL):

1. All concrete both structural and non-structural to be formed and placed as indicated on the structural drawings, if structural drawings are required.

2. All aggregate to conform to Part 9.3.1.4 of the BCBC.

3. Premixed concrete supplied by local suppliers shall be supplied to the site within 1 hour of obtaining the batch load. All concrete shall be 3000 psi (20 mpa) at 28 days having a slump of not more than 3 inches and with a maximum aggregate size of 3/4 inch.

4. All items to be imbedded into concrete shall be accurately located and held in place while concrete is being poured, finished and set. Set all reinforcing to requirements of structural engineer; place on high chairs (stones not acceptable). All reinforcing to be of intermediate grade steel. Provide 6-mil poly under concrete lapped, taped and edges are to be sealed with sealant at the foundation walls.

5. All slabs shall be power float and trowelled to a smooth and uniform surface unless noted otherwise. Where drains are required by Mechanical, the slabs are to be sloped as required to area drains. Grind smooth all rough surfaces, and fill all depressions with acrylic polymer base patching grout to a smooth and uniform surface.

6. All control joints shall be sawn while the concrete is not yet cured. Control joints to be not less than 1/8 inch wide and not less than 3/4 inch deep. All joints to be straight, and to divide slabs into areas not more than 250 sq.ft. All sawn joints to be cleaned and ready for hardener or caulking.

7. All concrete placed in hot weather or under freezing conditions shall be done to CAN-A23-MMT. Contractor to provide testing and test results to Architect and Structural Engineer.

8. See structural drawings and specifications for structural concrete, formwork and reinforcing, if structural drawings are required.

9. Concrete work placed in temperatures over 20°C and low humidity shall be kept moist to prevent accelerated drying.

10. Concrete used in crawl spaces to be placed on 6 mil poly vapor barrier to a thickness of not less than 2 inches or as indicated on drawings. Concrete to be 2500 psi.

11. Provide colored or clear sealer where indicated on drawings and in accordance with manufacturer's recommendations. Coordinate with Owner.

12. Provide stamped or patterned concrete where indicated on drawings and in accordance with manufacturer's recommendations.

8. All plywood roof and wall sheathing to be softwood plywood, sanded and unsanded, 3/4", 5/8" or 1/2" as noted on drawings. Plywood to CSA 0151-M1978. OSB is not an approved equal.

9. All fasteners to be hot dipped galvanized for exterior, high humidity and treated wood locations, plain finish elsewhere. All connectors of type recommended for specific application, including joist hangers as specified in structural specifications.

10. Anchors are to be expansion shields and lag bolt type for anchorage to solid masonry or concrete. Use bolts or ballistic fasteners for anchorage to steel.

11. Sill gasket is to be 6mm (1/4") thick, plate width, closed cell polyethylene foam from continuous rolls.

12. Wood preservative to CAN/ CSA -080-M89 standard, surface application, coloured, copper napthinate or 5% pentachlorophenol solution, water repellant preservative.

13. Install all framing materials, sheathing, blocking, curbs, sleepers, and shims in accordance with good practice and the BCBC 2012.

DIVISION 6A: FINISH CARPENTRY:

1. All manufactured woodwork products shall be to the standards as set out by the Architectural Woodwork Manufacturers Association of Canada.

2. All cabinets, counter tops and shelving shall be in compliance with CAN3-A278-M82.

3. The millwork supplier shall be responsible for the delivery of all necessary millwork and for scheduling the installation with the Contractor. Unless detailed on the architectural drawings, the design, layout and details is the responsibility of the Owner or Contractor. Cut all openings in millwork for equipment and fittings of other trades. Ensure final product is clean and complete. Ensure all doors, drawers and hardware is in proper working order. Millwork and countertops shall be straight, level and plumb and be securely fastened in place. Coordinate wall blocking with the Contractor.

4. Finish carpentry details, including but not limited to casings and trim, baseboards, shelving, etc. are to be as directed by the Owner or Contractor. Ensure final product is straight, level and plumb and is securely fastened in place.

5. In the case of the millwork and/or finish carpentry being detailed by the Architect, provide shop drawings for review by Architect, Owner or Contractor before ordering materials and manufacturing. Errors resulting from the failure to do so, will be the responsibility of the Contractor and Sub-trade.

DIVISION 7- THERMAL AND MOISTURE PROTECTION:

1. Provide bituminous damproofing or waterproof membrane to concrete foundation walls, as directed by Architect and/or B.E.P. Refer to geo-technical report for recommendations.

2. Bituminous damproofing to be according to CGSB 37-GP-16M. asphalt primers to CGSB 37-GP-9M, manufactured by Elsro or equivalent. Asphaltic sealing compound to be plastic cutback asphalt cement. Apply mastic to seal all penetrations, small cracks, joints and honeycombs. Install two plies of 12-inch wide torch-on roofing membrane over all vertical control joints or cold joints in foundation walls separating backfill from either vehicles or habitable space before installing primer and damproofing.

3. Prime surfaces according to manufacturer's recommendations. Apply bitumen with roller or spray, and cover entire area with two heavy coats. Apply two additional coats to vertical corners. Seal items projecting through damproofing with mastic.

4. Pay special attention to any pipes or sleeves penetrating concrete walls into habitable areas. Apply Volclay Waterstop-RX or similar around pipes and / or seal openings with expanding metallic or bentonite types of grout before applying the waterproofing or damproofing and backfilling. Fabrikem also manufactures similar products.

5. All under slab vapour barrier shall be 6-mil polyethylene sheet, conforming to CAN/CSGB-51.34M. All under slab vapour barriers shall be laid with all laps not less than 6" (150mm). All openings shall be sealed to utility lines, trenches, and other services. All ruptures shall be patched with the patch at least 6" (150mm) larger in each direction than the rupture and held in place with sealant. Poly shall be sealed at foundation walls with sealant.

6. All exterior fasteners shall be hot dipped galvanized.

7. Two layers of 30 minute building paper is to be used under all exterior wall cladding, regardless of type, and installed in a shingled fashion. The building paper must be installed to all exterior building surfaces. Use the half lap method. Wrap all building paper around corners a minimum of 12 inches. Vertical laps must be sealed with a compatible asphaltic sealant. One ply of 60 minute building paper is not an approved equal. Sloppy installation and poorly lapped corners will not be accepted and must be corrected before siding may be installed.

8. Approved primers are to be used with all "peel and stick" and self-adhesive products.

9. Bottom framing plates in contact with concrete shall be pressure treated lumber (with manually treated cut ends) or a foam gasket shall be provided under the plates and be of the correct size to match the lumber dimensions. (i.e.: a 4 inch wide gasket will not be approved under a 2x6 wall plate.)

10. All framing and exterior materials (including exterior wall sheathing) must be less than 19% moisture content prior to installation of insulation and air / vapour barrier. The consultant may perform random moisture tests of the rough framing prior to the insulation installations.

11. All exterior electrical outlet penetrations through the wall sheathing shall be caulked to the building paper with mastic. All surface mounted light pans shall be installed with a flashing paper behind the pan prior to installation. Provide an approved finished kit or trim to all of the penetrations. See details on drawings.

12. Seal all exterior hose bibs, gas outlets to the building paper with a bead of sealant. Provide an approved trim kit or finish it where appropriate.

13. All sidewall vents (for dryers and bath fans etc.,) shall be back caulked to flashing paper before installing on the wall surface. Ensure vent design is of proper depth for exterior finish materials. All sidewall vent pipes are to be insulated and must have all pipe joints tape sealed.

14. Adhere one piece of "peel and stick" (c/w primer) to the top vent flange and

14. Adhere one piece of "peel and stick" (c/w primer) to the top vent flange and flashing paper behind. All of the surrounding field paper shall then be placed over the top and side vent flanges. Do not place building paper over the bottom flange. Provide drip cap flashings over all vents, c/w end dams. Provide metal flashing over the vent and carry past minimum of 1 inch on each side. All flashings to have end dams. Caulk all vents to the siding.

15. All through wall flashings to have back leg of minimum of 4" or greater depending on the detail and situation. Flashings with less than 4" back leg will be rejected. All horizontal laps in flashings shall be 6" minimum, and back caulked. All corner laps shall be back caulked. A through wall flashing is required above and below all building trim bands and window trim boards. Saddle flashings over balcony or parapet walls must use an "S" lock joint.

16. You are instructed to forbid the drywall trade to cut around window openings and wall outlets with a "Dremil" type tool. This most often cuts through the vapour / air barrier and voids its effectiveness. Evidence of this will result in the drywall being removed and the air / vapour barrier being replaced at the expense of the drywall installer. Pre-cut drywall sheets to fit with a knife for application around windows and exterior plugs and doors.

17. All exterior doors are to be set into 2 continuous beads of urethane sealant (to run up the side jambs 4 inches) prior to installing the doors. Door frame brick moulds shall also be back caulked. On exterior balconies, carry deck membrane up and over door support sill.

18. Provide a poly. vapour barrier to the inside of the insulation behind the rim joist, and adhere to the underside of the floor deck and to the top of the wall plate with acoustic caulking or similar. An alternate method is to use rigid foam insulation and caulk the joints between the floor sheathing, joists and the top wall plate. The use of closed cell spray foam insulation is the preferred method, in that it provides an inherent vapour seal.

19. Spray foam polyurethane insulation shall be installed in accordance with the requirements of CAN/ULC - S705-2 "Thermal Insulation - Spray Applied Rigid Polyurethane Foam, Medium Density, Installer's Responsibilities - Specification."

20. Thermal Insulation shall be installed so that there is a uniform insulating value over the entire face of the insulated area and shall be applied to the full width and length between furring and framing. Thermal insulation is to comply with the standards listed in the B.C.B.C. 2012, in section 9.25.2.2.

21. All wood trim & fascia boards to be back primed. Provide drip flashings c/w end dams over all gable and louver vents.

22. Provide a prefinished metal flashing up behind the siding finish, and down over and onto the top of a sloped stone coping at the top of the stone veneer. Provide prefinished metal flashing above and below the wooden bands above stone in required locations.

23. All belly bands, barge boards or similar horizontal trim boards are to have flashing both above and below. No exceptions. It is recommended that the siding of all buildings which terminate at 8 inches or more above grade.

24. All roofing work to be performed by qualified roofing contractors who are RCABC certified or who are capable of quality work, which will be able to achieve a RCABC five year guarantee. You are instructed to engage a RCABC approved roofing inspection service to perform inspections during roofing installation. Forward reports to the Owner. Copy all reports to the BEP and Architect. This is mandatory.

25. Where applicable, use diverter flashings at the bottom of all sloped roof and vertical wall intersections.

26. Provide adequate amounts of flashing paper (or roof felts) behind all roof-to -wall flashing intersections.

27. Provide screened vents in the form of gable vents, roof top cupolas, ridge vents or other alternatives suitable to the geographical location of improved and increased roof cavity ventilation. Exceed BCBC requirements by 100%.

28. Shingle underlayment is required under all shingles. No exceptions. Use material recommended by roofing consultant. Carry this underlayment up all vertical walls above and intersecting with the main roof plane and slopes. Provide solid eave protection at all roof edges. Carry underlayment up all walls, cupolas, framed chimneys etc., a minimum of 16 inches. Provide manufacturers information sheets on membrane and shingles.

29. Provide flashings and details to RCABC standards (RGC Roofing Practices Manual) with respect to plumbing vents and any exhaust ducts penetrating the roof membrane / surfaces. Similarly so with all parapet construction and flashings.

30. Provide mechanical ventilation in the form of fans in the attics and or roof top cupolas to increase ventilation where natural ventilation may be inhibited due to framing or other reasons. Review with BEP, Architect and Warranty Provider representative.

31. Nail bottom edges of all roof vents and mechanical vent flashings to eliminate uplift. Provide caulking at all exposed nail heads.

32. Review roofing installation procedures with roofing consultant for intersections of roof 'crickets' and all vertical walls above the main roof line. Provide roof crickets behind all vertical elements intersecting the roof plane to divert water.

DIVISION 08 - OPENINGS

1. Sliding doors to conform to CAN/CGSB-82.1-M.

2. Confirm rough opening sizes with door and window supplier.

3. Doors and windows are to be installed plumb and level. Ensure all hardware is in proper working order. Provide insulating foam sealant at all windows and exterior doors.

4. Windows shall conform to CAN/CSA-A440. It is mandatory that all windows have air, vapour and wind resistance ratings of a minimum of A3, B3 and C3-5, as tested in accordance with CSA-A-440-98. These windows provide a higher quality than those of A1, B1 and C1. Provide manufacturers product information on windows and details of frame sections. Non-conforming windows will be rejected.

5. Windows, doors, tubular daylighting devices and unit skylights are to conform to NAFS AAMA/WDMA/CSA 101/I.S.2/A440-08 and The Canadian Supplement A440S1-09 and are to be min. Class R - PG20 - positive design pressure 960Pa.
